The studio is located on the first floor of a quietly situated holiday home directly on the water and offers a thoughtful room layout for two people on approx. 16 m². The bright living and sleeping area is furnished with a cosy double bed, a dining table for two people and a wardrobe. An air conditioning system ensures pleasant temperatures; a fan is also available upon request.



The small, functional kitchen is equipped with a 2-plate hob, fridge with freezer compartment, filter coffee machine, kettle and toaster - perfect for preparing small meals. The modern bathroom features a shower, toilet, bidet, washbasin and hairdryer.



A real highlight is the private balcony with sea view - here you can enjoy a relaxed breakfast or let the day end with a glass of wine. The well-maintained Mediterranean garden with a sunbathing lawn and barbecue area also invites you to linger.



For boat enthusiasts, the accommodation is particularly attractive: A private boat dock (up to 6 metres) is located directly in front of the house and can be used on request. A small motorboat is also available for daily rental. A sun-protected parking space on the enclosed property is included.



To the popular family beach "Children's Paradise with a gently sloping sandy and gravelly area, it is only about 200 metres – also ideal for holidays with smaller children. Supermarket, bakery, cafés, restaurants and other shops are also within short walking distance (approx. 200–800 metres). The old town of Zadar can be reached in just a few minutes by car – perfect for day trips, sightseeing or evening walks along the famous Sea Organ.
