Lomas Mariposa Condominiums are located on 42nd Street between the famous 5th Avenue with its eclectic mix of restaurants, shops and bars, and the white sandy beaches of the Mayan Riviera. Penthouse Mariposa 103 has 2 large bedrooms, 2 bathrooms (one main and one ensuite), a large living room / dining room, a full kitchen & a laundry room.

Start your morning with a delicious fresh cup of coffee in the morning breeze of our rooftop terrace and enjoy the sounds of Playa del Carmen. Enjoy a home made breakfast of fresh eggs, bacon and fresh orange juice. Or give yourself some time off and enjoy your breakfast at one of the many restaurants on Fifth Avenue. One of our favourite places for breakfast is Cueva del Cango (Monkey Cave) where you are served freshly made juices, fresh eggs (any style) and many other healthy choices. Cueva del Cango is 2 short blocks from Lomas Mariposa.

After a late breakfast, walk to the soft white sandy beaches of the Mayan Riviera and relax to the sound of the waves lapping on the sandy beaches. Read your favourite book while watching morning joggers and midday walkers. Enjoy the scenery. Walk along the long beaches in the warm waters of the Caribbean. The beaches are usually crowded going South but virtually empty going North.

Stroll back to the condo and cool off in the freshwater pool located in the center courtyard. Enjoy your favorite cocktail, fresh salsa & chips on the roof top deck and enjoy the remainder of the day in the diminishing heat of the sun, sipping a refreshing Margarita.

If you love to cook, we have a full kitchen with many amenities. Or you can stroll along 5th Avenue where you will find many restaurants with various offerings from Argentinian Parilla (grilled steak) & Italian dishes to Lebanese & Thai food. Don't forget to walk up and down the side streets where you may find a hidden gems such as Piola on Calle 38.

After a lovely dinner, enjoy an evening stroll on 5th Avenue. Splurge on a Haagen-Dazs ice cream or a Starbucks capuccino. Stroll back to Lomas Mariposa for a gentle and relaxing back rub, sipping your favorite wine and enjoy your dreams of the Mayan Riviera.

Close to everything but far away from the noise. Great property. Close to a great beach. Mattresses were adequate but not the best. Our host was exceptional and very attentive to our needs and questions. We would definitely return!!!. The pool is small and not heated . We did not care as we are ocean people and only went in the pool once. However I will say if you are looking to use a pool daily the deck chairs and surrounding deck is not anything to write home about. Thanks for the great stay, we will be back!

Family vacation success

Wonderful condo to stay in! The communication with the hosts was timely and very helpful! The check in & out process was extremely easy and they even left a whole binder of restaurant and shopping recommendations, various transportation options and a few common Spanish phrases. Would definitely recommend and would definitely stay again! Thanks for a wonderful stay!

Great location and the best hosts

Joe and Eric are such great hosts. This was our first visit to Mexico and they made sure that we were as comformtable as possible. We look Eric's service from travel from airport to condo which was among the best decisions. He helped us understand the area and plan the visit much better. Joe was also in constant contact before and during the visit. We felt comfortable with the whole visit because of both of them. There is some construction work going on in front of the apartment - hence please plan for it after morning time. The location is just right distance from 5th ave - hence the nights were quiet and peaceful.

Perfect location

The condo is located just off of 5th Ave near the start of the long pedestrian friendly, what I call restaurant row. My stay in the condo was just what i expected, comfortable and quiet complex with a small basic pool in the middle court yard. There are two chairs you can sit and watch the kids. So nice to be on the 3rd floor, with cross breezes and I had no need of air conditioning. We also have the roof top where Joe has a table umbrella and chairs to enjoy, either for day or evening. I walked to the beach via the Reef all inclusive and enjoyed the beaches to the north, even walking to coco beach and rented beach chairs for the day. A great cenote for the kids to swim and the bay on that end is wonderful. Already booked for next year! Thanks Joe and Volker

Great space, great location!

This condo was perfect for our Playa del Carmen trip. In addition to the two bedrooms there are two bathrooms, which was great for the three of us. It is very spacious, has a nice layout and had all we needed in the kitchen for making some meals there. The condo is just off of 5th Ave, which was great and yet we couldn’t hear anything once we turned the AC on for the night, despite all the noise outside. And it was just a few quick blocks to the beach (not on the beach, in case the photo gave you that impression). They even have beach chairs you can use. We didn’t but we thought that was a nice thing to offer! Eric was super responsive to our (many!) questions and needs, including responding right away when my maps app took us to the wrong location. And check in/out was super easy. Some extras that were nice: two safes we could use when leaving the condo, a TV we could sign into Netflix the night we didn’t feel like staying out late, hangers for clothes, washing machine and drying lines. We also found the price to be really reasonable for the great location and amenities. Would stay there again if we return!

First, the positives: the location was great, it is half a block walk in a safe area to the main shopping, food, etc. The condo was large, and had good bones. The negatives: it is not beach front, you may be able to view a sliver of the beach from the roof (not a pleasant area to visit). Construction woke us up at 8:00 am the first day and 6:00 am the second day. There was no getting away from the noise even with all the windows and doors firmly closed. The unit could have been cleaned better. I went through and wiped surfaces down that were grimy. The floors needed to be extensively cleaned. The laundry is actually an old washer that worked fine. No dryer but drying racks are available (this was fine with me). My main complaint about the laundry area was that it was cluttered, dirty and had cockroaches. The mattresses grossed me out the most. I always check for bedbugs and in doing so saw what a disgusting state both mattresses were in. The gross stains made me want to vomit. I could barely sleep.

Great location! Great space!

The building is really well situated—an easy walk to the beach and 5th Avenue, but far enough away from the crowd when needed. We loved having the pool to hang out in when the sun was too hot! The unit was great—it’s spacious and really well laid out, clean, super comfortable, and had everything we needed. Joe was super responsive whenever we emailed with a question. It was a great home away from home!

It is only half a block from 5th Avenue but it is far enough that you do not hear any noise from this busy avenue filled with restaurants and shops. It is also close to the beautiful sandy beach. Great condo is a great location

We really enjoyed our stay at Lomas Mariposa. The condo is clean and spacious. It is only a short walk to the beach and less than 100 meters (about 100 yards) from 5th Avenue which is a pedestrian street filled with shops and restaurants. The owner responding promptly to our emails and the property manager is friendly and fluent in English. We will definitely recommend this condo to our family and friends.

Nice & roomy condo with a great location

We made our reservation only a few weeks before our arrival date but everything went smoothly. The owner responded to our inquiries very promptly and provided us with lots of useful information about the condo and about Playa del Carmen. Volker, the property manager is fluent in English, German and Spanish and he welcomed us to the condo. It is clean and spacious with 2 large bathrooms with walk-in showers same as shown in the photos. The condo is located close to 5th Avenue but far enough from to be very quiet. We will definitely recommend this condo and we hope to return soon.

Beautiful, clean and peaceful

We loved everything about it from the quiet location to the short distance to the main tourist areas. Couldn't ask for a better place. The only thing that needs a HUGE update are the mattresses. In both rooms they are so solid that it literally hurt our bodies to sleep. I've always prided myself as someone who could sleep anywhere but the ground would have been softer. I tried putting a king size and a double sized mattress cover folded up under my sheet for some sort of relief but it still didn't work. I have a bruise forming on my hip from trying to sleep on my side. Please, please, please look into either new mattresses or mattress pads for both rooms. That will be the only thing that will keep us from returning. Other then that it was one of the best experiences of our traveling lives.

Roomy Condo, Great Location!

We just returned from a week at Loma Mariposa condo #103. There is plenty of space and a beautiful pool in the courtyard. This condo is only 1/2 block from 5th Ave on the northern edge of 5th. There are so many restaurants and shops to visit so close by. In the other direction, it is an easy 3 block walk to the beach. We rented lounge chairs/umbrella at Encanto Beach Club, but the condo does have chairs and an umbrella if you wanted to take them to the beach. The rooftop terrace was nice for hanging out wet clothes (condo has a washer but no dryer). There is a slight ocean view from the rooftop deck through a gap between other buildings. The best part of this condo is the price and the location....very reasonable. Lots of privacy and clean. Owner Jeff and property manager Volker made our stay effortless with great communication and lots of info about the property and the area. Everyone was so friendly. I would highly recommend this condo for 2-4 adults (sofas in living room were large, so could accommodate 2 children also). Note: this condo is on the third floor with no elevator, but we got used to the walk up very quickly. We felt very safe in this neighborhood.

Wonderful Condo, Wonderful Location!

The Condo met the expectations of the advertisements and pictures on the website. The owners' service was excellent. They provided us 8 pages of information, including contact information for a driver to and from the airport! There is a natural foods store and coffee shop (Ah Cacao) right around the corner. We walked to the beach and used the swimming pool daily. If you go, you must eat at Los Aguachiles! We will definitely return!

Great condo

My husband, ten-month-old son and I definitely enjoyed our stay in this condo! The location is fantastic, a stone's throw from 5th avenue with all the great restaurants, and just a few blocks from the beach. Joe (the owner) and Volker (property manager) were both very attentive and helpful. They made our trip a breeze. The complex is small and secure with parking available if you choose to rent a car. It has a nice little pool which is a great place to cool off after walking home from the beach or lunch. The condo is very spacious, well equipped, and clean. It is on the third floor which I didn't realize until we arrived, but this is actually a perk as there are no noisy upstairs neighbors and it is a quick flight of stairs up to the roof top terrace.

Perfect location, excelent value!

We enjoyed very much our staying. The place is clean and well maintained. The management was very helpful and responsive. Walking distance to the Coca beach which is fabulous by any standard. You can also drive there and park the car near the entrance for free with no problem. Steps to the 5th Ave. to stroll at night. Hope to come back the next year again. Highly recommend to anyone looking for a vacation in this wonderful and very safe area of Mexico.

Playa del Carmen has miles of beautiful white sandy beaches and a large selection of restaurants from all over the world. Shopping in Playa del Carmen is great. It is also close to Cancun which has a large international airport with lots of flights from major cities in North America and Europe. Playa del Carmen has year round warm weather and friendly people. It is located close to historical/archaeological sites such as Coba (which has the tallest pyramid in the Yucatan peninsula) and Tulum and close to ecological parks such as Xcaret and Xelha. Downtown Cancun is only just over an hour North by bus and Cozumel is only a 30 minute ferry ride from Playa del Carmen. Playa del Carmen has lots of activities for all ages.

Lomas Mariposa Condominiums are located close to the white sandy beaches of the Mayan Riviera where you can relax under a palapa, have a massage, snorkel, scuba dive or parasail. You can also rent a Sea Doo and ride the waves. We are also close to the famous 5th Avenue where you can dine and shop to your heart's content.
