A quiet one-bedroom suite above our garage, 9 minutes from downtown Franklin and about 10 from Cool Springs. It sleeps four on a queen bed and a double sofa bed. You'll have 698 Mbps Wi-Fi, a 65-inch Roku TV, a walk-in shower and a kitchenette for coffee and easy meals. Keypad entry and two free parking spaces make arrival simple, and we live on site if you need anything.
We're Jason and Mindy, and this is our home. The suite above our garage is set up just for guests and kept separate from our living space, with its own two-zone heat and air. Guests mention how clean and quiet it is again and again.

THE SPACE
The bedroom
A queen bed with room-darkening curtains, a reading chair and a walk-in closet with plenty of hangers and shelf space. Extra pillows and blankets are provided, and there's an iron for work clothes.
The living area
The sofa pulls out to a double bed, best for kids or one adult and snug for two adults. There's a 65-inch smart TV with Roku guest mode, so you can sign in to your own streaming apps, plus books and an acoustic guitar if you play. The dining table seats four and doubles as a desk.
The kitchenette
Set up for coffee, breakfast and takeout rather than full cooking. You'll find a mini fridge, microwave, toaster oven, Keurig with coffee, dishes, silverware and wine glasses. There's no stove, full-size oven or dishwasher, so if cooking full meals matters on your trip, our Columbia cottage or a larger home will suit you better.
The bathroom
A walk-in shower with fresh towels, shampoo, conditioner, body soap and a hair dryer.
Working remotely
The Wi-Fi tests at 698 Mbps, fast enough for video calls and large uploads. The dining table makes a comfortable desk, and the suite is quiet during the day.
Traveling with a little one
A Pack 'n Play with sheets is always in the suite.
Staying comfortable
A two-zone ductless mini-split heats and cools the suite year-round, with its own wall thermostat in the bedroom and another in the living area, so you can sleep cool while the living room stays warm. There's also a ceiling fan and portable fans if you like extra air or white noise at night.
GUEST ACCESS
The whole suite is yours. You'll come in through a keypad door into our garage, marked with a Nashville Suite sign and lit at night, and 14 steps lead from the garage up to your door. We use that garage door too, so please don't go past the sign marking our private area inside. You can arrive any time between 3 and 10 p.m. without waiting on us. We'll send exact directions, entrance photos, your code and the rest of your arrival steps before you arrive. If you'll be arriving after 10, that's fine. Just make sure you have your check-in instructions and code before you head our way.
Two free spots marked with Rental Parking signs are set aside for you in the gravel lot. If they're taken, use any open spot there. The lot can't take RVs, moving trucks or trailers. Our house, the private area of the garage and all fenced areas are for our family. You're welcome to use the picnic table in front of the gravel parking lot.
YOUR HOSTS
We live in the main house, so help is close by, but we'll give you your space. Message us through the app any time and we'll answer quickly during waking hours. We've lived in Franklin for more than 20 years, so if you want a dinner recommendation, a good coffee shop or something fun for the kids, just ask. PLEASE READ BEFORE YOU BOOK
The suite is 14 steps up from the garage and there's no ground-floor option. If anyone in your group has trouble with stairs, message us and we'll send photos.
The suite sleeps four: two on the queen and two on the double sofa bed. Four adults will fit, but it's snug, so it works best for two adults or a family with kids.
This is our home, so you may see our family coming and going. Ring cameras record video and audio outside our house at its four corners, on the white shed and at both doorbells. There are no cameras inside the suite.
Our two Cavalier King Charles Spaniels live in the main house and have their own fenced area.
Our lawn service comes weekly in mowing season, usually Tuesday through Thursday. Pest control is exterior only, and no service provider will enter the suite during your stay.
No pets and no smoking or vaping inside, with a $250 fee for either. We check for smoke and odor after every stay.
No parties. Quiet hours are 10 p.m. to 8 a.m.
Stays of a month or longer are welcome.
THE NEIGHBORHOOD
You're in a quiet residential neighborhood a short drive from both historic downtown Franklin and Cool Springs, so you get easy access to everything without the noise of downtown.
Downtown Franklin is 9 minutes away, with Main Street's shops and restaurants, the Franklin Theatre, Pinkerton Park and GRAY'S on Main. History lovers can spend a full day between the Carter House, the Lotz House and Carnton, all within 13 minutes. The Factory at Franklin, with restaurants, shops, live music and a Saturday morning farmers market, is 10 minutes away.
For families, SOAR Adventure Tower is 3 minutes away and Extreme Escape Games is 10. Arrington Vineyards is 15 minutes out for a relaxed afternoon, and Cool Springs puts shopping and dining close by.
Franklin hosts big weekends throughout the year, including the Main Street Festival in the spring and Dickens of a Christmas in December, plus concerts at FirstBank Amphitheater. Book early for those dates. Downtown Nashville is 22 minutes away when you want a night on Broadway, and you'll come back to a quiet neighborhood when it's over.
GETTING AROUND
You'll want a car or a rideshare. The suite is in a residential neighborhood, and shops and restaurants aren't within walking distance. Uber and Lyft are easy to get here. Downtown Franklin is 9 minutes away, Cool Springs about 10, downtown Nashville 22 and the Nashville airport 25, all without traffic.

There's no cable. The 65-inch TV runs Roku in guest mode, so you can sign in to Netflix, Hulu, YouTube TV or whatever you use at home, and your login is cleared when you leave.
Is coffee provided?
Yes. There's a Keurig with coffee to get your morning started.
Is there a washer and dryer?
Not in the suite, but there's a laundromat nearby. If you're staying a week or longer, message us and we'll point you to the closest one.
How far is the airport?
About 25 minutes by car without traffic. Uber and Lyft both serve the airport and our neighborhood.
Can we stay for a month?
Yes. Longer stays are welcome, and the walk-in closet, iron and fast Wi-Fi make them easy.
Can we bring a pet?
We're sorry, but no pets are allowed. Our own dogs live in the main house.
Where do the hosts live?
In the main house on the same property. You'll have your own space, and we're close if you need anything.
Is there anywhere else on the property for a bigger group?
Yes. We also host a tiny house on the same property, with its own fenced yard, deck and grill. It sleeps four and is listed separately.
