The Cocoonr agency is offering this charming, air-conditioned house for rent in Pradons, less than 500 metres from the River Ardèche. It features a swimming pool, has a floor area of 145 m² and can accommodate up to 10 guests.

It comprises a main house with a 25 m² living room, fitted kitchen, three bedrooms, shower room (with shower) and an outbuilding (gîte) with a living room, fitted kitchen, bedroom and shower room. There is a garden of around 500 m². Wifi included, we're waiting for you!

The accommodation is in two parts:

Main house (115 m²):
Ground floor:
- 25 m² living room with TV, sofas and dining area
- A fully-equipped kitchen with electric kettle, oven, microwave, toaster, dishwasher, hob, etc.
- Bedroom 1: with queen-size bed (160x200)
- Bathroom with shower
- Separate WC

First floor:
- Bedroom 2: with a queen-size bed (160x200) and two single beds
- Bedroom 3: with a queen-size bed (160x200)

The outbuilding (gîte, 30 m²):
- Living room with double sofa bed (sleeps two) and dining area
- A fully-equipped kitchen with electric kettle, oven, microwave, toaster, dishwasher, hob, etc.
- Bedroom 4: with mezzanine double bed (140x190)
- A shower room with shower and WC

For even greater comfort, the owners provide the following additional facilities: barbecue, washing machine, cot, plancha.

Outside:
- A swimming pool (private, unheated) measuring 8m x 4m, secured by an alarm and a cover, open from 15 April to 15 October.
- A lovely 500 m² garden planted with trees and enclosed.
- A main south-facing terrace of 70 m² with furniture and the gîte's terrace of 20 m², to make the most of the fine weather.

The house is ideally located in Pradons, in very pleasant surroundings. You will be close to all the essential shops, as well as boutiques, restaurants, bars, a market, etc.

Other notes:
- The fireplace is in working order; firewood is charged at an additional cost
- Pets are not permitted in the accommodation
- Bed linen and towels are not included but can be provided on request at an additional cost (to be arranged and paid for with our partner on site). The prices quoted are for guidance only and are subject to change by our partner
- The washing machine is located in the workshop, not far from the swimming pool
- Parents are responsible for supervising children whilst swimming. Opening dates are not binding and are subject to favourable weather conditions
- End-of-stay cleaning includes preparing the accommodation for future guests. Please leave it in a reasonably clean condition and clean any kitchen appliances after use
- The gîte is fitted with a security system. A camera is installed on the front of the house. This device will be deactivated during your stay.
