Located just ten homes from the sand and boardwalk, this 3BR/2BA ground floor residence offers easy access to some of Newport Beach’s best oceanfront recreation, from surf-friendly waves to gentle shorelines ideal for families. Spacious, clean, and filled with natural light, this home provides a comfortable and welcoming setting for a classic beach getaway.
LIVING & DINING AREAS: The living and dining area features a sofa and small loveseat, a smart TV with streaming capabilities, and French doors that open to the front patio. A dining table with seating for six anchors the space. Please note the fireplace has been permanently disabled.
BEDROOMS: - Primary Bedroom: King bed, streaming TV, en-suite bathroom with step-in shower, and direct access to an exterior walkway - Bedroom 2: Queen bed, streaming TV - Bedroom 3: Full bed with twin trundle, streaming TV
BATHROOMS: - Bathroom 1: En-suite bathroom with step-in shower - Bathroom 2: Hallway bathroom with tub/shower combo
OUTDOOR SPACES: The front patio includes an outdoor dining table with seating for six to eight, a market umbrella, and a propane gas BBQ grill, creating a great space for outdoor meals and relaxation.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes both large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared laundry facilities are located in the garage and are available for guest use. Guests must provide their own laundry supplies.
Parking: One parking space is provided in the shared double garage, suitable for small to mid-size vehicles and accessed via the rear alley. Additional neighborhood parking, both metered and unmetered, is also available.
Pets: Dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

It was modern and clean and had plenty of space.
Also loved how close the house was to the grocery store and restaurants.

Great Newport Vacation
My family had a wonderful few days in Newport! The location of this home was central to so many great restaraunts and shops! The beach is stunning in this location! We walked everywhere... We also were able to bring our dog and she was very comfortable here!

most amazing vacation
We just had the most amazing vacation renting a home through Beachview Realty. The property was extremely clean, amenities were just as described, and the customer service was top notch. We had some minor issues and they responded immediately and went above and beyond to make our vacation enjoyable. We will absolutely be using them again for our next beach vacation!
We really enjoyed our stay. The place was nice but it could use a nice paint job in the main area of the house. The pictures show it bright and white, but of course over time it is not. Fireplace is all chipped and paint pealing. The house was nice and clean the only complaint is that the floor was covered in sand which is expected at the beach, but it had a lot we had to clean. Everything else was great. Excellent location and very nice size rooms.

Excellent location. Property management quickly responded to concerns. We had some wifi/tv issues which was resolved. Suggest replacing carpet with hard surface because pets allowed. We had a pet.

Communication with management was excellent! Extremely responsive and very helpful. Home was well maintained, clean, and comfortable. Location was perfect ... so close to the beach, shopping, restaurants, and grocery store. The only drawbacks while we were there was Wi-fi was spotty and the tenants above us were quite loud. Both of those issues were minor and situational compared to the overall positives of this vacation home! When brining family with us, we would definitely stay here again!

Great beach house!
Great beach house! Great location - so close to the boardwalk, ocean, and lots of great restaurants and shops! It was so great to be walking distance to so many places! The price per night and the fees were lower but the house and location were better (and bigger house - one more BR and BA) than the last beach house we rented thru a more popular short term rental site. Beachview even has there own site for bikes, baby gear and other stuff. It was so easy to reserve a pack and play and high chair that were ready and waiting for us. I would definitely recommend going thru this realty company! No complaints at all!
House was so close to the beach, only a block away. No main streets to cross. It was a great walkable location. We were able to walk to restaurants, coffee shops, surf shops and grocery store etc
House itself was very nice. Only thing I would change would be removing carpet in Living room and replace with tile or engineered flooring. Hard to keep the sand out. We brought a towel to step on and wipe feet coming in from patio.

Good service, great location, home needs some improvement
I had an issue with the Wifi going out right after I checked in. Unfortunately for me, the wifi router was in the above unit, so I wasn't able to reset it myself. The company, Beachview, was very responsive and contacted the tenants of the other unit, but my work meeting was over by the time I got service again.
I did like the the ease of getting in contact with the company when there was an issue, and they were very friendly and responsive on the phone. The location of the unit was fantastic, and there was plenty of space for our family of 6 and pet. There are, however, some areas to improve with the unit itself. The carpet is stained and looks very dirty; it needs replacing immediately. Additionally, the bathrooms have been updated nicely, but incompletely. There are no handles on the cupboard doors, so they are very hard to open. There is also room to have towel bars installed - as of our stay, there were only one or two hooks for the towels, and to dry adequately, towels really need a bar.
