Great location near the Big House! Great amenities and the house had the creaky-floor old house charm with the modern updates. We enjoyed hanging out in the game room and on the deck in the evenings after we grillled out! Our group of 4 guys on a business trip had plenty of space to relax and work.
The size of the home is ample for a large group. We were 12 people and fit comfortably. The living room was spacious. It would be good to know ahead of time which rooms are on which floors for rhe the elderly members of the family because of stairs. The location for graduation was perfect.
Parking easy. Entry easy. Fun game room and love the 2 washer dryers. Wish the description including all the stairs. Elderly parent had a hard time since the full baths were either upstairs. Or in basement.
Property had plenty of room for all of us (7 guests). Covered deck outside was a great place to relax after golfing and there were multiple courses within 20 minutes.

Comfortable and spacious stay in the heart of Ann Arbor.
Our group of six adult friends stayed at this property for a trip that was a combination of work and fun, and the place was perfect. It stayed cool despite the warm July weather, and there were more than enough bedrooms and bathrooms to accommodate all of us.
Great VRBO. This property was in a great location and was renovated nicely with no issues on property at all. We enjoyed some great weather so we were able to go on walks and runs around the neighborhood and the park near by. A great find and would recommend to anyone staying in the area.
My family had a wonderful stay at the Royal Villa. We felt right at home. Plenty of space for everyone and the home was neat and clean and in a great location. We'll definitely be back.
Wonderful house in a great location. Convenient to most any U of M activities. Very comfortable and well stocked. Great coffee shop within walking distance
We had a large group of family coming into Ann Arbor to celebrate our U of M senior. The Royal Villa was a great place to gather and house many family members. Super cute property, great location, clean, and lots of easy parking.
Title: Good size, but lacks hospitality and MaintenanceWe rented this home for our late mother’s memorial. While it fits a large group and the location is convenient, it’s managed by a strict corporate company ("The Arbor Collection").The Pros:Good location with decent driveway and street parking.Quick communication from the hosts. The Cons & Maintenance Issues:Zero Flexibility: Despite explicitly telling us they had no one renting the next day and offering to sell us an extra night, they refused a simple one-hour late checkout unless we paid over 260 for that extra day (which we did). They also denied our request to host a daytime BBQ for extended family attending my mom's memorial, refusing to allow 20-25 total people on the property even though the house already sleeps 16.Safety: A third-floor bathroom doorknob fell off, locking a family member inside.Plumbing: The kitchen sink slowed to a trickle. The host knew it was a faulty toggle switch but hasn't fixed it, forcing us to pry the button out manually just to wash dishes.Under-Equipped: The dishwasher is far too small for a house sleeping 16, and the toaster oven is old and barely works.Layout & Upkeep: No accessible outlets near the beds. A full bathroom is in the basement where there are no bedrooms. No kitchen door to block noise from creaky floors. AC units had "replace filter" lights on, and fixtures had cobwebs.Bottom Line:It works if you just need beds, but expect rigid corporate rules.
Nice road trip with kids. Home was very accomodating. Lovely and clean. Close to just about everything you'd need. Was nice to see University of Michigan. The musuem of nature is worth checking out.
We had a wonderful time at the Royal Villa. There was plenty of space for everyone to have their own room. The rooms were very spacious. Everything was very clean. Loved all the renovations. The house was in a great location too. Close to everything we wanted to do. Hosts were very easy to get in touch with for any questions. Would definitely stay here again!
We had friends from across the country return to Ann Arbor to catch a game. This house served as a fantastic home base for us to both hang out, and head out to different parts of campus from. The home was spacious, clean and the yard was also fantastic for some warm weather tailgating. Highly recommend.
