While we are delighted to welcome you into our home at a more affordable rate than a hotel's, there are some “hotel” features that our beach house doesn't offer. Please bring your own personal care toiletries, condiments, oil + spices, ziplock bags, plastic wrap, aluminum foil, extra kitchen trash bags, coffee, and bottled water.

SECURITY
We have a RING security camera located at the front entry and backyard gate that automatically records audio and video of the EXTERIOR of each property. These cameras will be turned on during your stay.

MAXIMUM CAPACITY
Mighty Oceana can sleep up to 36 people. Base rates cover the first 28 guests, including children and day visitors. Add $15/person/night per extra person up to 36 guests. Guests above the maximum capacity will be charged $100/person/night.

PETS CONSIDERED
Up to 2 non-aggressive breed dogs per home only. Pet fees are required for pet and emotional support dogs. If you would like to explore bringing your dog(s) on your trip, be sure to contact us PRIOR to booking in order to learn about Mighty Vacay's pet policies and house rules. By booking, you affirm to accepting our pet policies and fees in the event you choose to bring your furbaby with you.

QUIET HOURS
Mighty Oceana is located in a permanent residential neighborhood. Guests shall observe quiet hours outdoors from 10 P.M. CST to 8 A.M. CST.

POOL SERVICE
Our pool tech cleans and rebalances the pool every Thursday. While our pool is professionally serviced, you may find landscaping debris or cloudy water in the pool due to large storms with high wind and/or rain conditions that can change the water chemistry. Please use the pool net to remove any debris. Also note that the chemicals are balanced to keep the hot tub and pool clean for the entire duration of your stay. Be sure to rinse off your bodies before jumping into the pool and hot tub or your body oils WILL turn the water murky and gross real quick. If this happens, let us know if you would like to request an extra pool cleaning service at an additional cost of $75.

POOL HEAT
The pools are heated to 83 degrees from October 1 to May 31. Guests may opt to maximize the pool heat up to 86 degrees for an additional fee of $100 per stay.

POOL USAGE
Swimming pools can be a potentially dangerous feature that can cause bodily harm and possibly death if not used properly. You are responsible for supervising ALL guests, including anyone on the property whom you directly invited or not. Use at your own risk. Children and anyone who cannot swim must be FULLY and ACTIVELY supervised at ALL times. You are responsible for the safety/maintenance of pool equipment and must inform us if you suspect anything is not functioning properly. All doors and window access to the pool area shall be secured to keep children from accessing the pool unsupervised. NO DOGS or TOYS are allowed in the pools because they may cause damage to the pool filter, pump, and/or surface.

POOL ALARMS
There are alarms on each window and exterior door leading to the backyard and pool area. This is to ensure that the pool area is secured and locked to keep children from accessing the pool unsupervised. Please disengage these alarms before opening the patio door and windows.

BEDS, SOFA BEDS, DAYBEDS, & TRUNDLES
Do not jump on any beds, sofa beds, daybeds, or trundles. These furnishings will (and have) broken when guests have left their kids to jump and play on them. You will be charged to replace any damaged furniture that shows misuse.

THERMOSTATS
In order to maintain our HVAC system, thermostats can only be set to 67-79 degrees year round.

KEEP DOORS AND WINDOWS CLOSED
It is very critical that you keep all doors and windows closed during your stay. Due to the high humidity and constant use of air conditioning inside the home, leaving the doors and windows open will cause the HVAC system to freeze over and cause water damage to the walls, ceilings, and electronic door locks with condensation build-up. HVAC auto turns off when windows/doors are left open.

BUGS
Florida is a tropical state with many large flying bugs & beetles. Although our home is maintained monthly by a professional pest control service, you may still come across these critters during your stay with us, especially the Asian Cockroach. This small brown cockroach lives outdoors and may follow you into the house because it is a STRONG flier and is attracted to the light. But please do not be alarmed, these critters are not harmful and die quickly inside the home. Keep all external doors and windows always closed to minimize your exposure to these bugs (and to keep the air-conditioning inside).

WEATHER CONDITIONS
NO refunds will be given for weather conditions. Please plan accordingly and purchase travelers insurance, as necessary.

SECURITY DEPOSIT + FEES
A refundable $1,000 security deposit is collected approximately 4 days prior to arrival to pay for any extraordinary cleaning, repairs, or damages caused by you and your guests during your stay. A non-refundable Resort Cost Recovery Fee of $80 per stay and regular cleaning fee is also charged at booking.

EXTRA NOTES
* Signed rental agreement, full contact information, and a copy of government-issued ID required within 24 hours after booking to confirm reservation.
* IDs required for anyone listed on your reservation, platform account, and/or payment source.
* The person booking this home must be 25+ years and present during the entire stay. No third-party reservations allowed.
* Cancellation terms are stated in your signed renter's agreement. Cancellations are subject to a $75 administrative fee to process.
* While we try our best to update our listing on the listing management system regularly, sometimes an amenity and/or feature may be missing and/or represented incorrectly due to system errors. We are not responsible for anything that is not detailed in our description. Please inquire
