Our relaxing upstairs 2 bedroom 1 bath vacation home is available all year long to accommodate beachside getaways on the Newport Peninsula. Recently updated with a darling kitchen and new bathroom: spacious, bright and beautiful! The unit is located one half block from the ever-popular 44th Street beach, and walking distance to several favorite commercial establishments. Park the car in the garage, and navigate the area on foot or on bike like the locals! Here's what you'll find:

LIVING/DINING AREA:
- Sofa

- Sliding glass door opens to back balcony

KITCHEN: (Remodeled in 2023)
- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Barstool seating
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: Queen bed; ceiling fan; closet
- Bedroom #2: Queen bed; ceiling fan; closet

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, 2 twin trifold floor mats are provided, along with extra linens/pillows. (the floor mats are better suited for children) Twin rollaway beds can be rented if adult sleeping accommodations are desired instead of mats. Make arrangements in advance, to ensure delivery in time for guest arrival. Contact our office.

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

LAUNDRY:
Shared laundry facilities located in garage; guests must provide their own supplies

PARKING:
One parking space in a double-car garage; Fits compact to medium-sized vehicles; small SUV's; Accessed via rear alley; General neighborhood street parking can also be utilized when available (metered and unmetered).

LOCATION:
Best of all is the close proximity to the popular 44th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!

ALSO:
During the summer months, the entire property - both upstairs and downstairs units - are connected and available for weekly bookings to accommodate larger family groups in 5 bedrooms/4 bathrooms. See separate listing or contact our office for more details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
