Load and start the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
Trash and recycling is picked up Tues. and Fri. Please make sure your garbage is placed out for the pick-up on the day closest to your check out. Please be considerate of guests arriving after you.
If you use house towels, please wash them and place them back in the upstairs closet.
Please wash fitted, top sheets and pillowcases for the beds you use. Lay the clean sheets and cases on the bed. Housekeeping will make up the beds.
Failure to complete these may result in a negative review from the host.
No house parties or gatherings / activities which violate Avalon noise regulations or codes which apply to seasonal rentals.

I didn't want to leave this response. Despite this comment, the guest booked a 2026 stay and we were forced to request cancellation due to issues which occurred during the 2025 stay. We go to great lengths to provide comfortable accommodations and have no problem showing the property to interested tenants. Please consider the many excellent (5 star) reviews which stand in contrast to this review.

Nice Location

Nice home 300 yards from the beach and only a 5 minute walk to town. Richard was easy to work with, and we enjoyed the home and it's location during our stay in Avalon.

Beach getaway!

We had a wonderful time during our stay! Richard was a gracious host who was great to communicate and work with both before and during our stay. The location of the property was perfect for our families and the ease of getting to the beach with kids was amazing!! We had a great week and would recommend this property.

Family vaca

It was a great house and location.Our only complaint was the horrible sewer smell coming from outside shower that permeated in to lower bedroom.Two nights my daughter and granddaughter moved to couches to sleep

The guest never brought this to our attention. The outside shower doesn't drain into the sewer system. 3 days prior to this stay, every toilet (4) in the home was professionally replaced with new tall toilets. New flanges and wax seals were installed as well. I'm having it checked now. I'm not sure how I can be responsive to a problem which wasn't communicated.

Perfect Avalon house and location!

Great house, great location! The house is really nice, larger than it looks with plenty of room to relax and unwind. It's well equipped, with towels, sheets, games, puzzles, beach equipment and lots of cooking supplies too! The location is perfect, just a few steps to beach access, with no roads to cross, which was really convenient, especially with 3 kids. It's also located really close to Avalon's small boardwalk (arcade, restaurant, ice cream) and just a few blocks to downtown Avalon for all of your shopping needs. Richard was an exceptional host, I really appreciated his communication throughout the process. I'd highly recommend this home for anyone (especially families) looking for a great place to relax and spread out in Avalon!
