Wow!! Modern conveniences meet historic charm in this private, spacious, newly-renovated condo! Situated in the walkable and historic neighborhood of Mount Adams, you`re conveniently located: - 5 Minutes from Downtown and OTR (Paul Brown stadium, Great American Ballpark, Over the Rhine, etc.), 10 minutes from the new soccer stadium, 5 minutes to the new music venue Andrew J. Brady Music Center, and more. In-unit washer/dryer, large TV, high-speed wifi. 5-minute walk to Eden Park.

We renovated this property down to the studs in 2020. Brand new everything: floors, fixtures, appliances, central air/heat, and so on. Amazing, lustrous light all day long and close to everything downtown but pocketed in the quiet, safe, walkable Mount Adams neighborhood. This neighborhood is unique because it is very close to Eden Park and the Cincinnati Art Museum. If you decide to go downtown for some additional fun, it`s just a short 5-minute Uber or car ride away. You can walk to a several of our favorite neighborhood bars or take a 5-minute uber to the hip Over the Rhine district for dinner and drinks.

We live nearby in case you need anything, but we give you your space when you`d like it.

Because the neighborhood is on a hill, we recommend using an Uber or a car to get downtown. It takes about five minutes. Or, from our place you can walk to Eden Park, the Art Museum, and several of our favorite bars and cafes such as Bowtie Cafe and the Blind Lemon. 3-minute walk to Mount Adams Bar and Grill.

----------Section 1 - Security Deposits:------------

This property has a security deposit hold collected by us via credit/debit card. It is similar to an incidentals hold that you would pay at a hotel prior to checking in. At our discretion we may waive this deposit hold. We collect this security deposit through your credit card. It is between $300 - $500 (see the listing check-out page for details).

----------Section 2- Important House Rules (and Consequences) ------------

We strive to provide a polite request to come into compliance with our rules in the event of issues. If the request is not honored then your reservation may be terminated without refund, at our discretion.

SAME-DAY RESERVATIONS: If you are placing a reservation for same-day check-in, please contact us first. If you place the reservation without contacting us first then you may be denied entry, at our discretion.

CONSEQUENCES FOR THROWING PARTIES INCLUDES PROSECUTION: Parties and amplified music are strictly forbidden without our advance, written consent. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespassing. See ORC 2911.21. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc.

NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent.

SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else.

VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees.

DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior.

WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.

----------Section 4 - Additional Fees and how to Avoid Them ------------

The following may incur a fee:
1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.

2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet`s hair from the property.

3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.

4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don`t do it.

5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock.

6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.

7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.
