MAIN FLOOR:
- 3 bedrooms with king beds plus smart TVs in 2 bedrooms
- 2 full and one half washroom
- Modern living room with great views of the orchards
- Large, open-concept kitchen & dining area with all modern amenities and appliances
- Modern and welcoming ambiance throughout
- Laundry facility

SECOND FLOOR:
- Large bedroom with king bed with ensuite and smart TV

BASEMENT:
- 2 bedrooms with queen beds
- Basement game room & lounging area with ping pong and smart tv
- 1 full washroom

OUTDOOR:
- Expansive deck with plenty of lounging area to soak in the views of the orchards and open skies
-BBQ with propane
- Firepit
-Kindly respect neighbors, orchards not part of the property. They love their orchards :)

GUEST ACCESS:
-Check-in process is a breeze. Guests will receive an email with electronic entrance, wifi and other house details prior to arrival

OTHER THINGS TO NOTE:
- Base rate is for the first 6 guests. Each additional guest is $60/pp/night
-The Town strictly enforces noise and other by-laws past 10 PM. Enforcement includes hefty fines from the Town for both guests and host
-No extra overnight guests or day visitors allowed without prior consent from the host
- Vehicle limit- 4-6 max
- Guest names and vehicle info (make/model) required for insurance purpose
- Guests sign rental agreement with house rules
>Detailed house rules (changes seasonally) will be emailed prior to arrival
> $150/hour for late check out (after 11 AM) or early check in (before 4 PM). We are usually very busy to accommodate early check in or late check out. Appreciate your understanding.

Friends get-away

The property was lovely, spacious, really well appointed and accommodated our group perfectly. Having all the beds and bathrooms was ideal. The location was perfect for checking out local wineries but also for visiting and shopping in Niagara-on-the-lake. We had a great time!

Great Small Wedding Venue

We rented for a small wedding - 25 total The house is huge & all the wedding party was able to stay togather. It was the perfect size & layout. The area is quiet as the house is rather tucked into the peach orchard. The peach orchard, gardens & yard were amazing in July as the background for our daughter's wedding! The owner was quick to respond to all our questions before & during our stay. Well done Orchard Villa!

Family vacation

We had a wonderful experience . The property was everything we needed for our family vacation. The property was very clean and well appointed. The backyard was beautiful and a big plus having the peach orchard there. It was a great yard to hang out in We would definitely come back to this home! Nayem was very responsive. You can’t go wrong with his place. Location was in between the Falls and Historic Old Town. Close enough without being in hustle bustle of The Falls. Peaceful and quiet.

Spacious and Comfy

We had 10 women stay in this home and we were all so comfy and had the space we needed to spend two nights together! Loved the main living space so we could gather as a group. The owner was 100% in his communications with me as I organized the weekend away. Thank you for taking the time to answer all of our questions! House was clean and in a quiet location. The kitchen could use a few more items, we cooked together and could have used a little more BUT made out just fine! Thank you for the coffee and the wonderful stay!

Absolutely fantastic

Ideal house, very spacious, set on a beautiful landscape. The house was incredibly clean, the bedrooms were exceptional. Genuinely a great experience overall. We’d love to keep coming back.

Beautiful home

Property was as exactly as pictured, in a private and pretty setting. Very clean and well stocked with linens and kitchen equipment. Would definitely rent again and recommend to friends.

Jordan home

Beautiful setting. Spacious home. Owner was very communicative, responsive, helpful. We are a family that likes to cook….and eat…..noticed a few things missing in the kitchen early in the stay and the owner was quick to deliver items we asked about. We feel there are still a few more items that would make it a well stocked kitchen. All in all we had a lovely stay in this home.

Breathtaking!!!!

My family and I had an amazing stay! The home was very well kept and the size of the rooms where perfect no one felt like they got a small room. Everything was updated and clean. The backyard was huge and what a fantastic view, truly relaxing! The location was perfect 10 mins from the grocery store, 20 mins to the Falls and 1 hour to downtown Toronto. We would definitely return and recommend this location to others. Our host Nayem was very kind and helpful with any questions we had. Thank you for such a lovely stay.
