About this property

dowNtime~ Hot Tub~ 3 Story beach cottage

Centrally located 3-story cottage at 8.5 MP. Conveniently located a short walk away from the locals favorite Outer Banks Brewing Station! The master suite is located on the top floor along with an open living room floor plan and fully stocked kitchen, perfect for large family cooking inside! The home has 5 bedrooms; 3 queen beds, 1 full bed, and 2 twin beds with flat screen TVs (with Roku) in each room. This cottage has just been completely renovated with all new furniture, paint and decor. Outside shower, hot tub, corn hole boards and outside chairs for backyard relaxation & more!!

Linens are not included however we do offer a linen package available for purchase! ($150) When booking please request the package if you would like them included & email attached. Otherwise, the bedrooms will only be equipped with pillows, mattress, and comforter for use. The linen package includes sheets for all bedrooms, beach towels, bath towels, washcloths and hand towels!

We also require a hot tub waiver to be signed promptly after booking, when booking, please provide a good contact email. If the hot tub waiver is not signed, a hot tub will be drained and unavailable for use upon arrival.
Failure to follow very minor and simple check out instructions will result and $100 being withdrawn from the card on file.
This is a very well taken care of family home away from home and is inspected weekly and before/after your vacation. If you find anything damaged or broken upon arrival, please submit to my cell so you will not be implicated.

Terrific Home with extras unexpected amenities

DowNtime was very clean and had lots of extra unexpected amenities like built in soap, shampoo and conditioner in the bathrooms. It also had spices available for use and hand soaps in bathrooms and sink. We really enjoyed the backyard for cornhole and spike ball with the kiddos.

Great stay for a large group

This house was perfect for our large group attending a wedding in the Outer Banks. The house was equipped with extra amenities like bikes, boogie boards and chairs. The house was clean and even though you can hear folks walking on the upper floor, each room has a sound machine - which was really helpful with small kiddos. Whenever an issue came up, the host was communicative and helpful. Yes the beach is a street or two away, but there are public access and parking spots everywhere. Also, house is close to a popular brewery, library, coffee shop - highly recommend!

2023 vacation

We paid to check in early and were given a expired code. It was quickly corrected. Paid extra for linens and they were folded on the bed but dirty(drool stains and crusty stuff) We wanted a location close to the beach and VRBO had it pinned a block from the beach but it was really across the Croatian Highway. The property manager was easy to contact through text.

I’m sorry you were disappointed with your overall experience of 5 star accommodations due to me sending an incorrect door code that we literally corrected within minutes…. & the fact you did not correspond with me about linens as I would have had additional ones delivered if they were less than satisfactory.. Which we were unaware of until your review. Regarding location, we asked if you’d like to cancel your reservation due to the platform showing us closer to the beach. You declined. I would suggest for future bookings to contact PM with issues first to give them a chance to address them.

If I could give more stars I would! We had 2 smaller families on our trip, and this beach house was more than expected. The host stocked the house with all the necessities, and everything we forgot. The owners are so responsive and kind, and we couldn’t have been more happy. We had children ages 2 through 13, and for other families looking, don’t hesitate here. The home is within walking distance with a stop light and cross walk. My family preferred to walk, and there is a wagon and cart available. It’s about a half mile to 2 access points with lifeguards. The other family preferred to drive, and parking was never an issue at either location. It’s close to teenage activities as well as a park, Arboretum, and other younger child items. No matter what the preference, everyone was happy and left with beautiful memories. Thank you to the hosts, and to anyone looking, don’t hesitate!!!!
