Gorgeous mountain home with direct ski area views featuring 6000 sqft of space over 3 levels. All six bedrooms have attached baths. Unobstructed views of Breck ski area from large windows and multiple decks. Sits directly on the Burro Trail for hiking and ski-in/out access for advanced skiers. A free winter shuttle is also available. Also features vaulted ceilings throughout, 3 living spaces and gas fireplaces, a foosball table, 2 car garage, laundry, wet-bar, bunk room. Minutes to Main St.
The space
This house is great for families and friends looking for a traditional mountain home with expansive views of the Ten Mile Range while still being close to Breck amenities.
Top Level:
• Two car garage, room for two cars in the driveway and two cars below the parking bridge
• Spacious King bedroom with private bathroom
• Spacious King bedroom with private bathroom, gas fireplace and balcony with views of the Ten Mile Range
Middle Level:
• Fully stocked kitchen with everything you need to cook and serve a meal
• Kitchen island with bar seating for 5
• Dining area with gas fireplace and seating for 8-10
• Sitting area with gas fireplace and expansive views of the Ten Mile Range
• Separate living room with large flatscreen TV
• Extra game room/living area with wet bar, foosball table, game table, gas fireplace, TV and sitting area
• Queen bedroom with private bathroom
• Half bath off the kitchen
• Laundry room with washer and dryer
• Large deck with gas grill and excellent views of the mountains
Lower Level:
• Living room area with two vintage arcade games and TV
• Second laundry room with washer and dryer

Mountain access, two options:
• Ski-in/Ski-out (typically available early January - Mid April, snowpack dependent): The burro trail can be accessed via the stairs off the back deck at the bottom of the house. Advanced skiers can ski down to the base of Peak 9. The trail takes you through the trees to the base of Peak 9 and is relatively short and easy. To ski back, you will start on Peak 10 and take Cimarron run to Flapjack run and exit through a gate to the Burro Trail, which brings you through the trees back to where you started. The ski back is longer and more technical. *Please note that some of these areas are considered out of bounds of the ski area and are not maintained. Ski at your own discretion.
• Free shuttle: There is a shuttle stop on White Cloud drive, directly in front of the property (Timber Hill stop). This shuttle operates from 8am-8pm and runs every 15 minutes (November 15th - Early April). You'll get off at the Columbine Rd stop where you can walk to the Quicksilver lift (approximately 3 minute walk).
Parking Limit: 6 cars - There is a 2 car garage, 2 spots in front of the garage and extra parking accessed via the neighbor's driveway, under the garage bridge. Additional or oversized vehicles that are unable to fit must park at an overnight pay lost. Visit BreckPark for more information.
Occupancy Limit: 16 guests. This limit cannot be exceeded at any time.
Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash.
• Laundry detergent is supplied for the washer and dryer.
• There is a pack n play crib available in this property. Pack n play sheets are not provided.
• Hot tub towels are provided.

» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This house is located at an elevation of approximately 9,600ft. Visit the CDC website for more information on the potential effects of high altitude.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Ski-in/out access is only for advanced skiers and requires Peak 10 to be open so ski-in/ski-out accessibility cannot be guaranteed. Please check with Breckenridge Ski Resort for open terrain.
» Events that exceed the maximum overnight occupancy are not permitted.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
