About this property

Oceanfront, Private Beach Access

Nestled right on the Atlantic in the Sea Pines Plantation, 22 Black Skimmer Rd is frequently praised as a dreamy, family-friendly escape — the kind of place where you make lifelong memories. Guests consistently highlight its fantastic location, with private beach access via the owner’s own pathway, so you’re just steps away from the sand yet still tucked away in a peaceful, private setting.

This spacious home masterfully blends beach cottage charm with modern comforts. With six bedrooms and 6.5 baths, it can comfortably sleep large families or multiple generations. The layout is well-designed: there’s an open-plan living and dining area, a fully equipped kitchen, a formal dining room, and a study/office — plus an elevator, making it accessible for guests who prefer not to use the stairs.

Outside, the property really shines. The private pool (16’ × 34’) is a favorite among guests — beautifully maintained, often heated on request, and surrounded by a lush backyard garden. The upstairs deck overlooking the ocean provides a relaxing spot to unwind, dine, or just take in the sea breeze.

Inside, guests say the home is very well stocked — top-notch kitchen gear, plenty of towels, and smart-sized common areas make it easy to cook, entertain, and hang out comfortably. Multiple flat-panel TVs and a reliable internet connection (1 GB broadband) also make it a great mix of getaway and functional home base.

A few recurring themes from reviews:
•Responsiveness: The owner (Ted) gets high marks for communication — guests say he’s very quick to respond and fix any minor issues.
•Cleanliness: Reviewers repeatedly mention how clean and well-maintained the house is.
•Privacy + Tranquility: Despite being oceanfront, the home feels secluded. Many note how peaceful it is, especially given how close you are to the beach without being directly exposed.
•Family-friendly: With its large size, multiple bathrooms, and flexible sleeping arrangements, it’s very well-suited to family groups.
Ideal For
•Multi-generational families or groups of friends looking for a spacious, luxury beachfront home.
•Guests who value direct beach access without compromising on privacy.
•Relaxation-focused vacations, with both pool and ocean options for downtime.
•Travelers who appreciate both comfort and thoughtful amenities, from a fully stocked kitchen to multiple entertaining areas.

About the host

Hosted by Ted Leavitt

Host profile image
We spend a lot of time on the move. The picture comes from our many years in London, England. Our grown children also got a bit of the travel bug and are now spread around the globe -- Scranton PA, San Juan PR/Chengdu China, and London UK.

Hilton Head is in our blood. Ted's grandmother came from Bluffton before leaving in 1911 and the relatives owned places like Rose Hill, Victoria Bluff, and Kirk's Bluff (along the May River) back when land was cheap, cheap (1800s - 1960s)

Why they chose this property

Our house has been in the Leavitt family since Ted's father bought the property from Charles Fraser on a hunting trip in the early 1960s. We bought the house in 1998 and then did a complete renovation in order to bring the house up to date. The old beach houses were very open (you had to go outside to the downstairs bedroom!) and we converted it to a 5-bedroom, 5-bath format, while maintaining the character from the early days of Sea Pines. In 2014/2015, we did a major extension to add some of the features we've really wanted to over the years. This has given us a nice master suite, some proper garages, elevator, office/study and a dining room for entertaining the entire group that is there.

What makes this property unique

Having come to Hilton Head since 1962, our house reflects the dichotomy of a modern version of an original Sea Pines beach cottage with the simplicity of beach life. We personally feel the privacy of our setting is a unique benefit, but each person will have their own viewpoint.
