Unit #103 is on on the waterfront, on the ground floor--no steps or elevators to negotiate. Parking is literally steps out the front and back door.
Unit #103 is fully furnished and is equipped with a small kitchen, 2 TV's, air conditioning, ceiling fans, sleeping facilities for up to 4 people, and over 700 sq feet of living space. It is comfortably furnished to give you that 'at home' feeling.
We have a beautiful water view of Melbourne Harbor, a small park out the back door, and several more parks within walking distance.
We have Spectrum cable TV with a large-screen modern HDTV, and dedicated high speed internet (cable) with a secure wifi router just for our unit.
This unit is great for a summer vacation, winter stay, or for business travelers in town for an extended period. It is also very close to Holmes Regional Hospital Medical Center and would be perfect for treatment or hospice situations.

Everything was great except that the door handle bolt didn't fit properly, making it hard to shut. It was well equipped for cooking and all appliances worked. The location was perfect for us and parking was right at our door. The heating/air worked properly and there was a view of the marina across the street. It's a nice place and a great value.

This condo is in such a great location! It is walkable to all of the restaurants, bars, and shops in downtown Melbourne, a short drive to the beach, and centrally located in Brevard County if you are visiting family. We have stayed here a number of times and really enjoy exploring all of the new restaurants on offer in downtown Melbourne. The condo itself is very comfortable, with a recently upgraded kitchen, a comfortable queen sized bed, and a small living room for lounging and watching TV. Aside from occasional nearby train traffic, it's a pretty quiet building - we have no issues sleeping here, despite being fairly light sleepers.
Cute little place, nothing fancy but had everything for comfort! We loved the location as we enjoy walking to restaurants and around the river. Just what we were looking for,,, We will definitely come back!
Thi this was in the perfect location for me. Due to my father-in-law having a stroke and was in the hospital and then the Sea Pines rehab it was in a perfect location. Close to downtown the mall and lots of eateries. It was very convenient and made me feel like I was at jome.at home

Great place to stay!
We stayed for a week. Location is outstanding, within walking distance of historic downtown Melbourne, with great restaurants and shopping. We saw manatee along the river and had fun feeding all the birds. Although a bit dated, the place was clean and well kept and I would recommend it to others.
A few minor repairs needed and some cleanliness issues. Great response from the manager in answering some questions for us. Overall a good stay.

We liked the location, the condo could have been cleaner. Bathtub was dirty, rugs should have been cleaned (they are the washable kind). The bed was very comfortable, nice sheets. We felt very safe.

Husband and I disappointed at our stay. We are 77 and 82. Listing was not correct. Pool was out of service for our 2 week stay. AC was very poor. Temps were around 90 and AC was subpar. Marina across street was fine to look at from across the street but gate is padlocked and very little activity there. Would not go there again
We’re a retired couple looking to move to Florida.. The unit is very sufficient, but needs a little TLC. Carpets could use replacing, kitchen table wobbles and outdoor table needs replacing. This constructive criticism was left with manager. If those things were corrected we would give 5 stars!

Thanks for your constructive feedback! We have replaced the carpets, fixed the wobbly table, and replaced the outdoor chairs and table.
The overall experience was great and I would rent again. If I had to suggest any improvement it might need a little renovation. When you first walk in the condo, there is a musty odor. After being in for awhile, you don't notice it.

All I can say about the "musty smell" is that we did some renovation in the unit just prior to your stay (tub renovation and new hurricane-proof sliding glass doors). We did thoroughly clean after the work was completed, and there was no detectable odor when we left. Perhaps what you were smelling was a little new paint smell. Glad it went away after your arrival. Keep us in mind when you are next in Melbourne.

Tim, I am so sorry that you had a problem with the air conditioning during your stay. There was an extreme heat wave during Labor Day weekend, and the air conditioners do struggle to keep up in those extreme and unusual conditions. Sometimes guests used to cooler climates turn the thermostat so low that the condenser ices up, and the only solution is to wait for the ice to melt before it will operate correctly again. We have had someone check the A/C after your departure and it is operating normally.

The title reflects the location accurately
Based on the VRBO description we were expecting a high end condo. It was sparsely furnished with very well used furniture. Dining chairs were badly stained.The pull out sofa for a second adult was unusable and the tenant had to purchase an air mattress and sleep on the floor. The unit would not accomodate "at least four people".
The patio door was broken and the glass door badly scrathed.The bath tub was badly chipped in several places. This unit has not been remodeled as stated in the advertisement.
We visited other condos. in the building that had been upgraded and there was no comparison.
The pool was unheated.
Pool chairs and cleaning equipment was provided for when asked.
During our visit we were unable to use the condo. during the day time due to extensive construction work that has been ongoing for at least two months. Our view of the harbour was blocked by a bucket crane and dumpster.The patio was unusable due to broken glass nails construction pieces falling from above and dirt. There was constant noise from the drills and hammers six days a week from 8am to 6pm.
The owner refunded half of the cost of the rental fee but it was a big disappointment.
We would have preferred to have been told about the construction and not to have rented this property.
I would not recommend this property to anyone else even if the outside construction was completed.
Melbourne is a lovely cilty with lots to do. I would go there again but rent different property.

This tenant is an owner’s worst nightmare. She wanted 5 star accommodations, for herself and a large dog (no mention of additional visitors) for a budget price, and then wanted half her money back for construction issues other tenants had not even mentioned.
Unknown to us here in Hawaii, (no complaints from former guests, no updates from condo association), the repairs that were started on the outside of the condo building in November (and expected to complete before her visit), became a problem during her stay. After verifying the status of construction, we agreed to her demand for half of her money back, and refunded it immediately. We also offered an immediate full refund of future nights, to allow her to find another place to stay. She declined our offer--maybe because no landlord in his right mind with a 'luxury' unit would rent to someone with a 125-lb dog.
We make this condo our home for 2-3 months a year, and find it perfectly acceptable and very convenient to the Melbourne area, the beaches, and the river. It is perfect for one or two people, and families with children. Other tenants agree--we have repeat guests and you can see our other reviews.
The pictures in our Ad accurately reflect the furniture that is there, and it is typical of a single-bedroom rental unit. As you would expect with any rental unit, the furniture is lightly worn but kept clean. When we live there in the fall, we actively upgrade/replace/repair as needed every year.
As with any 1-bedroom unit, it is suitable for a couple with occasional visitors, or a family of 4 people who don’t mind living in close quarters. Since our ad plainly states that there is no second bedroom, and that the additional bed is a fold-out couch, it should have been no surprise to her that this was the situation. Several of our friends have slept on that couch without complaint.
The other broken things are all minor issues that have arisen from a steady stream of winter guests, and we are actively addressing them between guests.
Every unit in the building was remodeled several years ago to the same basic standard. Some have been further upgraded by the owners. Although ours is not as luxurious as some, our rental price is lower, and we are one of the few units that accept pets.
It is a clean and neat unit for a reasonable price at this location. We are constantly working to keep it that way and will continue to resolve repair issues with the unit as they develop.
We have been residents of the Melbourne area for 40 years. We love the water and are avid sailors and members of Melbourne Yacht Club. We are currently retired and are enjoying traveling the world on a part-time basis. We spend the fall months in our condo, and rent it to others the rest of the year. It is our home, and we hope it will become your home away from home. When we are travelling, we have a locally resident property manager to attend to guest needs.

Walk out on the rear patio and watch sailboats coming in the harbor. Stroll the waterfront. Walk just down the street and see manatees and other protected Florida wildlife. A 5 minute walk will take you to the shops and restaurants in Historic Downtown Melbourne. A short drive or bicycle ride will take you out to the beach. A short drive in the other direction will take you to a nice reasonably-priced golf course or tennis courts. Or, if you prefer, just hang out and enjoy our pool.
