Moose Manor Rules and Regulations
1. Check in time is after 4pm est and check out time is 10am est 2. This is a Non Smoking cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there will be a 250.00 fine to pay for such remediation. 3. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 4. **Payment – We require a 50% deposit to reserve your dates and the remaining 50% due 14 days prior to arrival. Otherwise, half will be due upon signing the contract and half 30 days prior to arrival. The advance payment will be applied toward the cabin rent. 5. **Cancelations - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit. 6. Quiet Time – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors. 7. Maximum Occupancy- The maximum number of guests is limited to ten (10) persons with six (6) adults’, maximum. 8. This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate. 9. Inclusive Fees - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 10. No Daily Maid Service - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool/hot tub towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the bear proof container out front. An additional charge will be assessed if these check out procedures are not followed. 11. Rate Changes - Rates subject to change without notice. 12. Pets – This is a non pet friendly cabin. There will be a 250.00 fine for anyone bringing a pet into the cabin without permission. 13. Falsified Reservation - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 14. Written Exceptions - Any exceptions to the above-mentioned policies must be approved in writing in advance. 15. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest. The days that the National Weather Service orders a state of emergency area, we will refund: a. Any unused portion of rent from a guest currently registered, b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period. **Be aware some sites have their own policy so you may need to ask for details. The cabin was perfect. Mountain View was great, to include the rockers and hot tub on deck. Loved the pool table and wide open space in living area and large windows were my favorite. Jetted tubs were a plus in the rooms. Will be back!

This can happen sometimes in the winter because the cleaners dump the water from the hot tub and clean it then fill it. The water takes a few hours to heat up. The property was exactly as advertised. We enjoyed the hot tub! Well furnished. Well stocked. There were some dead lady bugs in the tub but thats next to impossible to prevent this time of year. Host was responsive and check in was easy. The driveway is not for the faint of heart. It’s pretty steep!

We loved the location of the cabin. I realize being in the woods you are going to be getting bugs in, especially with no screens on anything. All 4 of us woke up with bug bites. (No, not bedbugs). Washed spiders down the sink, took a moth outside when we got there. In the corner of the room were a bunch of dead bugs. Moths and whatever. There were a bunch of Perrier insects on the kitchen windowsill. Shower had hair on the wall. Contacted host about the bumble bores and he responded quickly. There were things on the list to be there but weren't. (Coffee filters, cleaning cloth for dishes, dishwasher soap) I realize being in the woods, it is harder to keep clean but cobwebs both inside and out. The big windows were covered in cobwebs outside around the outside ofThem. But, all in all I had a great time and loved it there.
Very cozy cabin. Spacious family area. Although dated the appliances worked great. Closer to town than we expected.Overall, we enjoyed our stay. Looking forward to staying again.

We loved the whole feel of the cabin. Traditional cabin feel with wood burning fireplace. The views were fantastic. The hot tub was wonderful! The beds were comfortable. The kitchen was well stocked.

Everything was great! The property was in great order. The only "problem" we had was that a dirty diaper was left in a trash can in one of the bathrooms upstairs, other than that, everything was nice and we had a great time! Will definitely try to use this property again. I will add, the drive up to the property is fairly steep and even though it's roughly only a mile from the gate to the cabin, it takes a few mins to get to it because it is so steep.

Beautiful Cabin!
We enjoyed our stay at Moose Manor! The cabin was just perfect! Great location and the front porch swing and chair were so serene! The hot tub was amazing too! Each room had its own jacuzzi and was wonderful. Beds were also comfy. Owner was timely responsive! Couldn’t have asked for a better stay. We even saw a bear across the road from us!

WONDERFUL STAY !
Trip had a few kinks right off the bat but all was quickly resolved within an hour of arrival ! Walt was absolutely amazing and ON TOP OF EVERYTHING! the cabin was so homey feeling , it might be in a gated community but you really feel like you are on your own ! do make sure you keep and eye out however as we had a young bear hang out with us on the porch for almost an hour , one of the coolest things I’ve ever seen ! Kids loved the hot tub and the game table ! Definitely planning to book again in the future !
