Breakwater Beach Cottage - Direct Beach Access
DOG FRIENDLY - multiple dogs welcome and come FREE, holiday cottage in an unspoilt setting, Trusthorpe in between Sutton on Sea and Mablethorpe. Stunning location - plenty of trees and DIRECT ACCESS through our field - just 100 metres to miles of promenade and clean golden sand washed by the tide daily.
Walking distance to shops, cafes, bars and restaurants etc., many are dog friendly. Also, wildlife areas, 2 FREE childrens paddling pools - so much to see and do in all directions.
Flexible accommodation set over 2 floors but with everything you need on the ground floor making it suitable for the less able. Sleeps 4 - 6 Kingsize bed, double bed, sofa bed, and optional single bed.
Self contained accommodation on the ground floor: fitted dining kitchen, lounge, also ground floor shower room and double bedroom (optional single bed can be added on request).
1st floor: further king size bedroom on mezzanine level.
Private enclosed South facing garden with grass, trees and furnished patio.
Private parking for 2 cars next to the cottage more available. Storage for cycles, pram, mobility scooter etc.
Family run, peaceful, relaxing.
Prices include Wi-Fi central heating and electricity with ample supply of duvets and pillows. You are fully self-catering and supply your own towels along with toiletries, food etc. Many guests prefer to bring their own bed linen / covers therefore you receive a discounted price whereby we supply duvets, pillows etc., and guests bring covers. We are happy to make beds for your arrival using our quality linen, if you prefer for £25 per bed (£15 single) - you have the choice.
A small part of the beach (less than a mile) at Sutton on Sea and Mablethorpe is kept for families between May 1st and September 30th. You then have miles and miles of more promenade and beach - great for walking, cycling, prams, mobility scooters etc., ramped at various points to access shops, cafes, etc.

Lovely stay and cottage had everything we needed for our family and dog. Met the friendly host onsite as we arrived and it was the start of a great weekend. Peaceful and ideal location, beach as described just a few yards away, easy to get into Mablethorpe and Sutton on Sea, I would certainly recommend this site and the cottage. Thanks for having us in Old Garth Cottage over the Easter Weekend.
Great communication fro owners and info sent over of area which was greatly appreciated. Lovely bungalow. Nice and private and quiet. Kitchen was well equipped. All enjoyed our stay.
The cottage was ready earlier for us and we text messages from the host advising us of this, there was everything we needed the only downside was that you have to bring your own bedding or hire it for 25. The garden was perfect for the dogs, a good size with high dog proof fence all around it. The location is great for walking and the beach is only 5 mins away, we found the sea breeze pub too just round the corner which had really amazing food, the menu is varied and reasonably priced, friendly helpful staff and dog friendly. we had takeaways mostly which were really packed well. We would definitely return to this accommodation perfect size for us and the hosts are really helpful and informative.
The cottage is nice with all amenities nearby. Beach was accessed from property, proprietors made it easy to book and were available if we needed anything.

We had a great stay.. the cottage is very comfortable and the garden is a lovely, safe, space for dogs. The very close proximity of the beach was wonderful and we spent most of our time there walking and enjoying the peace, big skies and vast stretches of empty beach. We very much hope to return.
The property was excellent…clean, warm, fully equipped and definitely recommend to any couple or small family who want a cozy and comfortable holiday right next to a wonderful beach.Everything was perfect for us, and the communication with the property owners was superb.Highly recommended.
This property was ideal for the two of us and our two dogs. Very clean and tidy. Well equipped and comfortable. Bedrooms are spacious. Nice bathroom with walk in shower. Lounge and kitchen ideal. Perfectly situated just 2 mins walk through private grounds and yo are on the beach. Can not fault the property and the hosts are so helpful. A lovely personal touch which rounded off a great stay
Lovely weekend stay at the district of Trusthorpe. Never stayed there before, but the location was flawless. 50 metres to the superb unrivalled east coast beaches of Lincolnshire. The dog was never on the lead as there just was no need. Private path direct too the beach. It really doesn't get much better than this. Don't know when but we will be going again. It's worth it.

We got our first property, a bungalow in Sutton on Sea in 2016. It proved to be very popular with guests, friends and family that it wasn't often available for us to use.
We started looking around for another small bungalow for us in 2017 and, after taking a wrong turn, found a dream we didn't know we were looking for. 9 torrid months later we moved lock stock and barrel to the coast and have now 3 properties and a 5 caravan 'certificated location', all within 100 metres of the beach.
Why they chose this property
Breakwater Bungalow is just about as close to the beach as you can get along this coast. You can fall asleep and wake up to the sound of the waves lapping on to the beach. We have direct access on to the promenade and the sandy beach behind us is dog friendly all year.
