Experience beach living in style at this 4-bed, 3.5 bath home located on the beach side of highway 98 and just 130 steps from the sand!
With 4 bedrooms, this home comfortably sleeps 9. A queen bed is downstairs (with a half bath and outdoor shower). 2 king rooms with en-suite are upstairs. Final room includes a double bed and a twin bunk bed with full bathroom.
This is the owners’ personal vacation home, so if you have any questions before or during your stay, don’t hesitate to reach out!
Guests will enjoy a quiet, low-traffic street with direct access to the beach. The Shell Shack and Marina are within short walking distance. Mexico Beach restaurants and shopping are less than a 5 minute drive. Port Saint Joe is 12 miles up the road. Panama City is located 38 minutes from the beach house.
Maximum of 4 cars, must all park in the driveway. There is no street parking allowed. 1. No smoking allowed in the house or on the premises. Turf grass is not fireproof! 2. Due to fire concerns and the lingering smell, no space heaters or frying allowed; deep fryers etc. inside or out. 3. Parties prohibited. Noise ordinance after 10 pm. Max house capacity is 9. 4. Due to allergies (and accidents!) no pets are allowed. 5. Please use the hose or outdoor shower to rinse sand off before coming inside. 6. No eating or drinking in bedrooms. Please use kitchen & dining room only. 7. Use makeup towel provided - makeup and self-tanner permanently stain sheets and towels! 8. Max 4 cars. Must park in driveway. No street parking allowed. 9. Do not clean fish on the premises. Use public cleaning stations. 10. Be respectful to the property and neighbors at all times.

We had an awesome time at the lovely Mexico Beach. The owners were very responsive and accommodating, and did everything they could to ensure we had a wonderful time. The property has everything (and more) that anyone would need for a wonderful beach trip!
This house was perfect for us . Beautifully decorated, great location, owners were great and helpful to anything we needed. Definitely will book it again.

It truly felt like a home away from home, only better.The host was outstanding, friendly, responsive, and made sure our stay was seamless. We loved the property!! It’s just steps to the beach. The set up of the house was perfect for our whole family, communication with the property owner was excellent they answered all our questions in minutes. We would definitely recommend this property!!!!

So happy we found this place. Even though we had to change days … thanks Helene … owner was on top of everything and very accommodating in rescheduling our family trip. Very close walk to beach, which was great with 5 yo and 8 mo that wanted to be in ocean every waking moment. Thank you again!!
The house is nice and well decorated. There are blinds but they do not block the sun in the morning. There are a lot of stairs so be prepared. The kitchen is small but well equipped. Beds are comfortable and ceiling fans are nice. One thing to note is that you can not fry anything and we were told we could not have a shrimp boil. With very few restaurants and no grocery store, the one good option is the seafood market. So it’s not reasonable that you can’t cook it in the kitchen. Also, there are 5 cameras outside. I felt like I was being watched.

Hi John,
I appreciate the time you took to leave a review and the compliments on the house decor and overall comfort! We include as many photos as we can of the interior and exterior so that people can be aware of the stairs. Newer homes in Mexico Beach, like ours, have to be built on stilts per local laws, which can make it a challenge for some folks!
Regarding the frying rule - we do share this with all guests prior to booking and it's because seafood and deep fried foods do linger, and we want to make sure the next guest also has a good experience. Normal cooking or pan fying (things like eggs & bacon) have not been an issue but deep fying and cooking / frying of seafood has caused problems in the past, which is why we are clear up front. We also allow people to do seafood boils outside in the downstairs area, so we try to be as accommodating as possible.
The exterior cameras are there for safety. We do not have time to watch, however, if a storm is coming, we use them to make sure gates are closed as the gate door has blown off before in a windstorm when left open. The cameras, which are only exterior cameras, are also noted in the listing description.
