Amazing stay

It’s was my first time in Cancun and let me tell you that I loved it this property was great the check-in and Checkout process was so easy. I would say it’s need a bit more cleaning but other than that I was great !!! I will definitely be staying here again!

Rooms - The pillows all smelt like sweat and not comfortable and the sheets also had an odor. There was no hot water all through our 5 day stay. The host tried to fix the problem but could not. The AC was not working initially, which thankfully got fixed. The host had an excuse for things we reported and denied the bad odor issues. The kitchen was equipped for cooking. There was a terrible smell when we switched on the oven each time so we didn’t use it (like a dead rat or something).The kitchen smelt bad as soon as we walked in. The washer/drier also had a very bad smell that got better after we sanitized and aired it out, but did not go away. The outdoor pool and sitting area was nice.The location was fantastic. That was the best part of this property.

We had a wonderful time at this property. The views were amazing. And it was not very far from downtown Cancun and all of the restaurants.

We felt safe in the gated community. nice to have a convenience store within that offered many services. If we had children or wre older, access to the pool/patio area would have been very difficult due to the older patio doors which needed a full body to open and close. We were disappointed with no washer and dryer in unit which it advertised it had. Also, for 6 people for 7 days they provided only one garbage bag, and only one toilet paper in each bathroom. Bathrooms were clean, bedrooms were nice, living space was comfortable. The best part really is the patio and pool area! We got to lounge in the pool and every night watching the sea turtles come up and lay their eggs!!!

Wonderful beach front condo

Perfect fit for 6 people. The pool and beach are fabulous. The ocean is swimmable (the waves were a little tough during our stay) and the beach very clean. Everything was as advertised. The manager helped us connect with a driver and van to get to a cenote. Getting groceries is a bit of trek but the red bus works great. 12 pesos per trip. You can get some food and basic items in the little condo store. Overall a fabulous stay.

Nice townhome in a private neighborhood on a gorgeous part of the beach in Cancun

3 friends enjoyed 5 days at this property in Cancun. The owner connected us with a tour/concierge service that we coordinated a snorkeling tour and transportation to and from the airport. We recommend them highly - Kuper Tours. There is a gorgeous lagoon front restaurant within walking distance called Navios (also recommended by the owner) and we loved the food, service and ambiance - the sunset there is not to be missed. The only suggestion I have is to provide documentation on unique aspects about the townhome (like the security guard won't let your vehicle onto the property so you have to carry your own luggage) as well as how to use the bus (which I highly recommend and picks up right outside the complex). Overall a very good stay and I would stay here again.

Relaxing and beautiful setting

We loved this place - it was right on the beach so that we could relax on the patio and take in the beauty of the ocean. The pool is great for cooling off. The kitchen was well stocked so that we could make our own meals most nights. The bedrooms were very nice and the master bedroom was beautiful with views of the ocean. There are many beach toys to use as well. The host was quick to respond to our questions. The location is great With restaurants and a convenience store within walking distance. There is a little store on the property that will make drinks and food as needed and the pool is very nice. I highly recommend this villa and would come back in a heartbeat

Great waterfront location with a private pool! Communication with house owner was great, he gave recommendations of things to do in the area. He also responded in a timely manner. Cons: the hot water wasn’t turned on but was easily rectified after talking to the owner. Some parts of the house could use maintenance and deeper cleaning. Overall was a great stay!

Great experience overall

The propery was great. It is right by the beach. The private pool was amazing. Just two very minor things that prevents me from giving 5 star.Firstly, I feel the master bedroom A/C is not at the right location and so, it doesn't do a good job cooling the room. Secondly, it would nice have sufficient soap and shampoo provided for. We actaully had to go to Walmart and buy them for our 3 nights stay. All in all it was a great experience. We loved it.

Location! Location! Location!

The condo is spacious, as pictured, good sleeping arrangements, full kitchen, good practical living space. Needs some attention to repairs and maintenance. There were a few hiccups as mentioned by another guest but management was quick to assist. The private pool overlooking the beach was the greatest part of it all. Gorgeous views, amazing sunrises and sunsets. Good location to take the city buses up and down the hotel zone. We had a wonderful family vacation and I would recommend. While not perfect it was everything we needed and wanted. The pros far outweigh the cons. Thank you for a great time!

Great location with a spectacular view

We were a group of 8 with 4 teenagers, the house had everything that we needed for our stay, the beach view was spectacular. The beach was perfect, not overly crowded. At night we were able to enjoy the experience of seeing sea turtles laying eggs right outside of the property! The outside of the property was just what we needed to relax it has lounges chairs and several seating areas, the pool was perfect! You are about six miles away from the nightlife strip, there is a bus available until 2 am. Gabo’s services exceeded our expectations from making adjustments to our last minute booking to helping us get a great deal on tours to visit isla mujeres which helped us saved a few dollars compared to the prices at the strip. I highly recommend this property because it has everything you need.

Fast, easy, spectacular beachfront, pool and view

We stayed at one of the Brisas penthouses previously and noticed the villas with private pools right up on the beach. This year we decided to check one out. It is very quick to get here. Once our plane landed, we took a USA Transfer right to Brisas, checked in with guards, and walked into the villa within 45 minutes. It was a bit musty and hot, probably hadnt had guests in a few days, but once we opened the back windows and giant sliders facing the beach, we got a fantastic breeze throughout our stay and never used he AC units. The master suite view is spectacular, as is the large deck and private pool. The beach is steps away. It is separated from the villa next door by a fence, so you give your neighbors a polite nod and go about your business.You can walk to a few restaurants, walk over to the Oxxo convenience store (for small groceries, water, beer and rum and snacks) right down the street, or easily take the bus for 3/person up to the hotel zone and grocery store.Gabo was very responsive and was available by phone at 10pm to help us get thru he guard gate (they speak little English).If you want to get away from the resort crowds and prices, while still getting a great view and pool, this place is perfect.

Great spot for relaxing

The property was a great place for my family to stay over the holidays - very clean and you can't beat the location. Pool over looking the beach and amazing sunsets. Condo was great to have our own space, but lovely to be in a gated compound with a little store for things you forgot and a larger pool + kiddie pool that you are able to use as well. Also right on the beach. House was big enough for the 6 adults and 2 kids. The only thing that I would suggest is plan for your groceries. There's not a grocery store close, we taxied to walmart and did a big shop for the week which helped. But plan for that ahead of time, as there's only a OXXO within walking distance to pick up the items you forget. I knew this in advance and did a meal plan and grocery list and it was fine for us. It was a wonderful stay, and communication with the host was fast and helpful!

Had an absolute blast

Myself and three of my closest friends stayed here for a short getaway over the summer. I never give absolute incredible reviews, but this place was amazing. Our favorite things were the pool, and few local restaurants that were walking distance. The buses that go up and down the main road were easy to access so if we wanted to go into the hustle and bustle of everything, it was not a big deal. The beds were super comfortable. The house was clean, and the convenience of the kitchen was amazing. My only criticism would’ve been our transportation to and from the airport… we do not speak Spanish, so it was hard to figure out the short trip from the airport after arrival. It would’ve been nice if the host either gave us some pointers, phone numbers, or factual information on our travel to the airport. When we first landed since we had no idea where to go or what to do it took us over an hour to get to the house. But after we did a small amount of research while on vacation, we were able to book a shuttle for pretty cheap that took us less than 20 minutes to get to the airport for our departure. The house was amazing. The host was hospitable and we had a wonderful time. We hope to go back to this exact location sometime in our near future.

Fabulous home, views and location don’t get much better than this.

The villa has a gorgeous view of the ocean, the beach wasn’t super busy even though it was spring break.. Unlike the big resort beaches, which I don’t enjoy with the crowds of tourists. Life doesn’t get much more relaxing than overlooking the turquoise ocean while lounging in a refreshing pool. There are many delicious restaurants, high end and Small local ones, and a market within walking distance. The host was immediately responsive and had helpful advice. The villa smelled nice and was left clean. My picky sleeper of a husband never once complained about the mattresses, which might be a first. LolThe towels and washcloths are very limited, but I get it, people have probably left so many on the beach they can’t give access to much more than a few. So I suggest you bring your own beach towels. Or buy them locally for much cheaper.. I liked the experience so much better than an AI resort, this way you get more of a real experience with the local people and places and aren’t stuck to the big resort with its disappointing food. we never felt unsafe, only respected and welcomed. But word of advice off subject; Don’t pay the taxi drivers to take you from the airport. Prearrange a shuttle or some other service so your not paying a 110 for a 15minute drive! ABSOLUTELY UNSAFE. No Family Should Stay Here.

At 9:15pm while our family was in the house, burglars broke in and robbed the property. Do not stay here!Despite having to move our family to a resort due to the unsafe conditions, the owner refuses to engage and refuses to provide any refund despite us staying 2 out of 7 nights - post robbery. The unit itself is just okay. There is a gate with a non-functioning lock leading to the beach, which allowed easy access for thieves to enter the property. The property does not have a safe for valuables. The queen beds in the unit are fine, but the twin beds are incredibly hard and uncomfortable. The dryer is inoperable. The community pool has no filtration, just skimmers and is really gross. The beach itself is deep is sargassum and un-swimmable with very rare exception. The resort to the south is managing the seaweed better and you can hope in there. The owner didn't share any details on how bad the problem is, but we knew from our own research. If you like being in the water, avoid this property during seaweed season (don't stay here anyway). Building security provided zero assistance after the robbery and we watched them allow cars packed with people to enter without checking ID's, or confirming the reason for entry. Read Google Review about Brisas and you'll see multiple issues with crime in the complex. The little cafe is a bright spot with friendly staff, but we STRONGLY recommend you avoid this property at all costs for the safety and security of your family.
