Charming Four Bedroom House Overlook Wells Salt Water Marsh.

Adorable Four Bedroom Two Bathroom House. Sleeps 12. Conveniently located on dead end street and overlooking the Wells Salt Water Marsh. Plenty of parking. Less than two minute walk to the center of Wells Beach. Trolley Stop, Boardwalk Arcade, Playground, Shops and Restaurants all within walking distance.

Most of the living and common space is on the ground floor. As you enter from the front door, you immediately enter into a bunkroom with two sets of twin bunks. There is also a couch, tv with cable and blu-ray, and AC.

The next room is a very spacious living/dining area with two queen pullout couches. Dining Room Table with Chairs for 8. Flat Screen TV with Cable and Blu-Ray. AC Unit.

Two Queen Bedrooms are also located on this level. Both Bedrooms have an AC Unit. Master Bedroom has Closet and Flat Screen TV with Cable and Blu-Ray. From the hallway, you can either go downstairs or into the kitchen. There is one full bathroom off the kitchen. Also back door onto deck leading to backyard. Gas Grill, Gas Firepit, and Outdoor Table and Chairs. Sunbrella Umbrella and Cushions.

Lower Level: One Queen Bedroom. Large Den with Twin Bed. Couches and Card Table. Games, Books, Puzzles, Movies, and Flat Screen TV with Blu-Ray. Beautiful, Spacious New Bathroom with Vessel Sink. Secondary Refrigerator. New High Efficiency Washer/Dryer. Bulkhead Exit.

Turn off the lights and return the keys
LAUNDRY: ALL BEACH TOWELS USED ARE TO BE WASHED, DRIED, ROLLED, AND RETURNED TO WHERE FOUND ON CHECK IN DAY. ALL BATH TOWELS ARE TO BE WASHED WITH THE EXCEPTION OF THOSE USED ON CHECK OUT MORNING.
SHEETS: STRIP ALL BEDS USED. BRING PILLOWCASE, FLAT AND FITTED SHEETS TO LAUNDRY ROOM. START LOAD OF SHEETS AND MOVE THROUGH AS TIME ALLOWS.
SWEEP ALL COMMON AREAS. RETURN BEACH CHAIRS TO WHERE FOUND ON CHECK IN DAY.
Failure to complete these may result in a negative review from the host.
Check out is 10:00 a.m. for the ground floor and 9:00 a.m. downstairs. House is to be left in clean and orderly fashion.
Firepit must be turned off no later than 11:00 p.m. and all outdoor activity is brought inside.
Cleaning. Beds are to be stripped and all sheets brought to laundry room. The only towels to be left are those used on check out morning.

What a great place to stay with family! We spent most of our time outside with our 4 grandchildren and kids on the very comfortable furniture! Would highly recommend it and Cheryl was a wonderful host!

This house had everything we needed for an amazing week in Wells. It was well stocked and organized and covered all the comforts such as a/c, the gorgeous backyard with fire pit and grill, and the well used ice maker! Additionally, Cheryl was wonderful to work with and made sure we were all set for our week.

We had a great vacation despite 3 days of rain! Cheryl had everything you possibly could need for a perfect beach vacation. Location to the beach was a 2 minute walk! I highly recommend renting here.

Perfect place in perfect location!

The house overlooks the marshes in one direction but ocean is visible and an easy walk. The back patio was certainly a hit with everyone! Cheryl was a wonderful hostess; everything we needed was there. Towels, beach chairs, toys and games, a beautifully appointed kitchen… We will definitely be returning.

Relaxing Maine Coast Family Vacation

The beds were very comfortable and the washer/dryer was great! Also, this Wells house is equipped with very nice sheets and towels. Even beach towels and beach chairs. Cheryl is very accommodating and always available if needed. We had a wonderful, memorable family vacation!

Perfect location and charming house!

Perfect house for our vacation! We rent the house for 4 days with our family and that was the Perfect formula! Very clean and the setup is very nice. We appreciate the small yard also so the kids can play on the grass and in a safe place. Lovely house! Very positive experience and can’t wait to reserve again!

Great Location and Host

This nicely updated property is one block from the beach and the Wells Beach "town square". The kitchen has updated appliances and is well stocked with cookware, plates, cups, etc. Beach chairs and nice beach towels were a great extra. The lounge area behind the house (with couches, fire pit and grill) is a great place to relax with a beverage after a day at the beach. Cheryl is and excellent host and great with communication. We had a great vacation!

Very clean! Perfect beach cottage for our family. Outdoor spaces great, we ate dinner every night outside. Loved the outdoor shower.The kitchen was a popular spot, family gathered there to make meals and chat. Plenty of cupboard space. Loved that we didn’t have to deal with previous renter’s leftovers. Games every night at the dining table. Walks two or three times a day. Wells Beach Center has a few shops plus the beach was just a short walk away. Loved it.

Family tradition

We love Wells Beach and Cheryl’s house allowed us to keep our family tradition going - we have an ever changing, growing family, that the house accommodated every need! Cheryl was very attentive to the property and keeping things clean. We left something and she mailed it to us right away, 5 stars aren’t enough!!

Great Vacation house next to ocean!!!

Our family has vacationed in the Wells beach area many times and this house has been our favorite so far. It has ample room for many guests, is clean and well kept. The kitchen is well stocked with everything you would need for a weeks worth of cooking (this has been lacking in other houses we have rented in the past). The beach is only a short walk down the street and so convenient when you have to run back to the house because you forgot something. Cheryl, the owner is great and immediately responsive to requests. We loved our stay there and are already thinking about booking for next year!

The best beach vibes

What an amazing vacation week on Wells Beach thanks to Cheryl and her wonderful home. The location to the beach was perfect. We brought a beach wagon and never even ended up using it because we were so close to the beach. Cheryl was an amazing host who was so helpful, friendly, and easy to work with. The house was beautiful, roomy, and clean. And the decor was perfect for an oceanside vacation, it real help set the mood. The only thing I didn’t like about this house was having to say goodbye to it. I’d definitely go back!

Beach living at its best

This property and our weekly stay there was absolutely perfect! With a group that included an age range of 4 to 74 in it with teens in between, this property ticked all the boxes. There weee main floor bedrooms as well as purposeful space for kids as well as a rec and living space for games and family time downstairs. The whole house was multi functional and perfect for a beach getaway! The house is just minutes from the beach on an essentially private road with next to no cars driving on it. Cheryl (the property owner) was attentive to every detail and communication was easy if at all necessary. Everything you could ask for is onsite including the backpack beach chairs. We look forward to booking this property again next year for a family week on Wells Beach.

My family and I had a great week at this house. Cheryl was easy to communicate with and the location was perfect for our family. The updated appliances, including an ice machine were fantastic. I’d recommend this location for any family of 10 or more people.

Immaculate home designed for family fun!

My family spent a week at Wells Beach. Our visit was enhanced by our stay at #46 Ledge Lane. The description of the property was accurate and it surpassed our expectations. The house was nicely updated and tastefully decorated. The kitchen was very well stocked. We enjoyed family dinners at a large dining room table. The beds were very comfortable. The outdoor space was great for a family with a large yard, a table with umbrella and a gas fire table. We appreciated the washer, fryer and the excellent AC. Cheryl , the owner, welcomed us warmly and was just a text away in the event that we needed anything. She even dropped off toys for the kids. We had a wonderful experience and felt like we were staying in a well loved home. We highly recommend it!

Perfect house for a weeks stay!

We spent the week at this house in July 2012. There were 7 of us, and we had the best time! This house is on a nice dead end street, in perfect walking distance to the ocean beach, shops, and places to eat. We enjoyed everything about the house, and the owner was amazing as well! She answered all of our questions, and was available anytime we asked her for anything. We will definitely come back again!

Why they chose this property

This house is conveniently located on a dead end street and approximately a two minute walk to the center of Wells Beach. There is plenty of parking on the property and very little traffic in front of the house. There is a backyard and room for children to play.

The two sets of twin bunkbeds are located on the ground floor. Two queen bedrooms are also located on the same floor and close by. The kitchen, dining/livingroom, and a full bath are also located on the same level. Four AC units are located on this level. There are also three flat screen tv's with cable and blu-ray on this level.

Three and one half years ago, this house was raised off the foundation to create more living space. The finished downstairs now offers one queen bedroom; large den with twin daybed, couches, flat screen tv with cable and blu-ray, books, games, puzzles, card table; spacious bathroom, laundry room, and secondary refrigerator.

This house is great for one or two families vacationing together. It is also great for families vacationing with one or two sets of grandparents.

What makes this property unique

I feel that one of the many unique benefits of this house is its location. Located almost on the end of a dead end street reduces traffic in front of the house. The backyard and its views of the salt water marsh are very inviting.

The house is also approximately a two minute walk to the center of Wells Beach and many other places of interest. Having this flexibility and freedom, is a true and valuable asset.
