Overall very nice

The property is as described in pics and description. It is modern and nice. We did run into a few hiccups. The plumbing in Tulum is very sensitive, and if you flush too much, it will back up. Unfortunately for us, it backed up into one of the downstairs rooms early in the trip. One of the bedrooms also can only be accessed from another bedroom, so that may be a bit of an inconvenience for some. Otherwise, the place was very nice. The best part of this place, though, was the responsiveness of the company managing it. Any time we had a question or need, they responded within a couple of hours and fixed any issues that day or early the next day. They were really great.

Not as advertised / not as described. From Day 1 the main pool’s filtration/pump was malfunctioning—extremely loud, then filtration was turned off and the water became dirty. The pool was never restored to usable condition during our stay. We reported the issue immediately and followed up repeatedly, but the host/management were difficult to reach and there was no real repair. Bicycles were also inaccurate: two had flat tires on arrival, and one operable bike went missing mid-stay. We were told to check security/cameras, but no security was available and the issue wasn’t resolved. Would not book again at this price.
