Guest access You'll have full and exclusive access to the entire condo throughout your stay — no shared spaces within the unit. Everything pictured, including the gas fireplace, private balcony, and fully stocked kitchen, is yours to enjoy. Self check-in is available via secure keypad — your personalized access code will be provided after booking. 1 secure underground parking stall is included, plus visitor parking at the back of the building for 1 additional vehicle — registration through an application is required. Please note: the condo is located inside a secure building. If arriving after 5:00 PM, building access fob and key must be picked up from Pi-Mart Convenience Store (closes at 9:00 PM) — please plan your arrival accordingly.

PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING) To ensure a smooth and secure check-in, ALL guests must complete a short pre-arrival process AFTER the booking is confirmed. This is managed through a third-party guest portal and helps protect both you and the home. This verified process keeps everything platform compliant and ensures a worry-free stay for both guests and hosts.
Here's what to expect:
Choose Your Protection Option ‣ Damage Waiver ($56-82 depending on length of stay) – Covers accidental damage up to $700. (No deposit hold required) OR ‣ Refundable Security Deposit ($700) – Pre-authorization only; collected 24 hours before check-in and released 5 days after checkout if no damages, missing items, or issues.
Please note: a 2% payment processing fee is retained by our payment processor — this means the refunded amount will be $686 CAD rather than the full $700. This fee is charged by the processor and is outside of our control. If you cancel your reservation before the deposit is processed, you will not be charged this fee.
Please note: The damage waiver covers accidental damage only. It does not cover smoking, intentional or negligent damage, policy violations, or pet-related issues. Such costs may be charged separately. By booking, you confirm your agreement to these terms.
Rental Agreement ‣ Confirms you've reviewed our terms and helps us verify that all stays are safe, respectful, and fully insured.
ID & Selfie Verification ‣ A valid ID and selfie are required to verify the booking guest and ensure the safety and integrity of our home.
EARLY CHECK-IN / LATE CHECK-OUT ‣ We are strict on check-in and check-out times due to cleaning needs, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the home is ready sooner, we'll let you know.
LOST OR FORGOTTEN ITEMS ‣ Please double-check before leaving. Items left behind are stored for 14 days, then donated or discarded. Coordination for pickup or return will incur a shipping and admin fee. We are not responsible for items left, lost, or damaged after departure.
MAIL & PARCELS ‣ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, contact a local post office for options. For larger parcels, arrange door drop-off or depot pick-up. We are not responsible for retrieving, storing, or replacing any mail or packages that are lost, delayed, or mis-delivered.
MAINTENANCE & ACCESS ‣ Emergencies may require entry without notice. For non-emergencies, we will always provide notice where possible. Guests will always receive a message from us as soon as possible in all situations.
CANCELLATIONS ‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.
GUEST SCREENING ‣ Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.
LIABILITY, VIOLATIONS & LEGAL NOTES ‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.

Stunning décor, very warm and homey, good parking spot, we especially liked the short walk to 24hr convivence store. Very quiet area and central so it was easy to get around. It felt like a home away from home.

A great location, well stocked suite and very comfortable beds and furniture. The check in information code was missing from the initial check in email, and the owners were delayed in answering our calls. If you are renting, be sure to have the key code provided in your check in email the day you check in. It is not the door code, it is a separate confirmation code to give to the key pick up location.
This is a great little gem near the Alberta Legislature! Super clean, great layout, with lots of amenities. Check in turned out great, but different than the house check in/out manual. Having easy access to a digital manual is AWESOME. I will be back!!
The place looks just like the photos, and felt bigger than expected in person. The check in process is a little frustrating and a big confusing. There's a virtual fob, but that can't get you in the building, so you still need the physical fob. But the way it's written that wasn't entirely clear. So we ended up outside after a dinner at 11pm and were told we'd just have to wait for someone else

Check in disaster
Stayed at the Breakfast Club Suite downtown Edmonton. Check in was a disaster as we had no code to access the fob, so that took 30 mins standing next to the bus depot in downtown Edmonton. Then the toilet plugged first time we used it and they charged us $63 for the service call. Best to walk around and check everything works upon arrival or they will do the same to you. We extended our stay so I asked if the code would change for the extra day and was told our current code would stay active, it didn't. Again we were stuck outside waiting to hear back with a new code. The place was ok, king bed was old and hard, rug in hallway was filthy and being on the 2nd floor, at 6am all the garbage trucks and construction started so couldn't sleep. Almost nothing of interest on tv only art and nostalgia channels. All in all, I would stay somewhere else next time. Do NOT recommend. And the $63 charge for toilet is just the icing on top. NOPE!
