Beautiful Vacation Home Nestled Next to Mayan Ruins

Nestled in the jungle between Mayan Ruins and the Caribbean Sea in Playa del Carmen Mexico lies Casa Kopfmann.

Playa del Carmen is an international community located along the Mayan Riviera. Casa Kopfmann is conveniently located a block from the beach in a private secure gated community, Playacar.

The house has been beautifully designed with four bedrooms, all with private baths. The first floor of the house is perfect for entertaining/ vacationing. Persian doors along the entire front of the house open onto the pool deck and patio. A fully equipped kitchen that is open to the dining room and living room make this level a perfect place to enjoy time with family or friends. Nestled privately in the back of the house, with doors that open to the jungle, lies the media room.


Further Details: The second floor has 3 bedrooms. All of the bedrooms have private balconies and bathrooms.

The master suite is located on the third floor. Balcony doors open to the spectacular views of the ocean. The sitting room with adjoining balcony is privately hidden by the treetops of the jungle.

The rooftop is one of the most distinguishing features of the house. With views of Cozumel, a jacuzzi, hammocks and lounge chairs you can spend days sunbathing and nights in the jacuzzi under the stars.

David and Lynn have enjoyed vacationing in Playa del Carmen since the mid 80's. Because they enjoy this area of Mexico so much they decided to build their vacation home there in 2001. They enjoy spending time in Playa throughout all seasons of the year.

Fantastic house in a perfect location

Our family of 8 spent a wonderful week at Casa Kopfmann. Everything about the house was perfect. It was well stocked with beach gear and kitchen provisions. The proximity to the best beach in Playa, and to the town itself was tremendous. And we loved spending time in the wonderful rooftop jacuzzi. The owners were a pleasure to work with and even left us a nice bottle of Prosecco for our anniversary. We would go back in a heartbeat

Beach and family time

Wow, so close to the beach; we had fun walking and swimming there. We loved checking out the nearby ruins on our way to the downtown for dinner and shopping. We only used the car to get groceries since everything is close by. The house was so spacious we never used several rooms. The whole family enjoyed the view from the top floor and spending time in the hot tub. The kitchen had every gadget we needed. We loved the expresso maker. Probably the best vacation home we’ve ever stayed in.

Perfect location, mind-blowing view, total comfort

Just got home from a fabulous week in this amazing home in Playa del Carmen. The location is a perfect balance of access and privacy. Just a short walk to dozens of restaurants, fun shopping and night life. Steps to the beach with talc-soft sands and clear turquoise water - very good for swimming. The house is "close to it all" but also feels very private. This is a large house - easily able to handle 8 people (2 families - 4 adults, 4 teens). Great for group dinners while allowing for private bedrooms each with their own bath/shower. The rooftop patio and hot tub area is something truly unique and beautiful. The space is extremely well thought out - chaise lounges for relaxing, a seating area for conversation, snacks, and games and the huge hot tub. The area offers both direct sun and shaded areas depending on your preference. The star of the show is the VIEW….we could not get enough! The top floor patio overlooks the gulf waters with a clear view all the way to Cozumel. From early morning mists to the glowing Cozumel lights and stargazing at night, the view is constantly interesting and breathtaking. Cannot say enough about the support we received from Esperanza, the local property manager. Even before we arrived, Esperanza helped us coordinate local transportation to/from the airport and day trips to Coba and other locations. The drivers were all on time and safe. Esperanza was extremely responsive and her home cooked meals were fantastic!

Esperanza is the main star!

Two families, with a total of seven people, just concluded our week long stay at Casa Kopfman. We had a wonderful time! The house met all expectations for size and comfort. If you’re looking for a Playa trip that feels like an authentic Mexican adventure rather than a typical cookie cutter resort, this is a great option. It’s hard to put into words just how amazing Esperanza, the property manager, was in creating our dream vacation. I honestly don’t think the word “no” is in her vocabulary. She prepped amazing meals, coordinated all taxi services, connected us with masseuses for private massages and even arranged for a private tattoo artist to come to the house. Anything we asked, she made it happen while exceeding all expectations. Please note that the house is in a location surrounded by a lot of wildlife so don’t be surprised if you’re waking up to early morning sounds of birds chirping. We personally loved it but if you’re traveling with babies, this could be a challenge. Additionally, if a large family pool is a non-negotiable, this may not be the house for you. But the cleanest of Playa beaches is a five minute walk away (if not less). It was so fun seeing the wildlife everyday. And the home is within walking distance to great restaurants. As a bonus perk, the home is just minutes walking distance away from the Cozumel ferry which made a daily excursion super easy. We will definitely be back!

Casa Kopfmann was the perfect home for our family of 7 adults. Communication with the owner and on-site manager was quick and easy. Esmeralda was absolutely fantastic- she cooked a great welcome dinner and helped us arrange transportation and activities. It couldn’t have been easier! The location was perfect- easy short walk to town and the beach but quiet enough to have privacy. Our family of 7 adults loved spending the evenings in the rooftop hot tub enjoying the beautiful surroundings! We will definitely be back.

Gorgeous, impeccable, and perfectly situated

What an incredible holiday we had at Casa Kopfmann, in Playa Del Carmen!! Our group included two families, with four teenagers (ages 18 and 14) and four adults. The home offered so many spaces for everyone to comfortably gather (e.g., in the spacious main first floor living/dining/kitchen space or the fabulous rooftop deck overlooking the ocean) or to find quiet time in a private space or balcony. Everything was amazing—beyond our expectations and dreams--and we are so grateful for the beautiful and well appointed space, the incredible cleanliness (including housekeeping multiple times during our stay), and Esperanza's incredible management of the property and invaluable local expertise/help during our stay. The host, Lynn, provided so many wonderful suggestions for activities and restaurants, which we drew upon throughout our stay. We had no idea how close we would be to the ocean--literally just a few moments walking from the gorgeous Caribbean. And that the house would literally be equipped with everything you might need--except a bathing suit and suntan lotion!! It was magical and we all feel so very restored! A few other key points--the property manager, Esperanza, will shop for you in advance of your stay so that you have the basics when you arrive; she and her family also offer the option to cook for you one night. The food was delicious and we had leftovers that we enjoyed the following day. If you are concerned about safety, the location of the villa is amazing--within the gated secure area of Playacar. You are still just a short walk from the main town. The location cannot be beat! We are looking forward to the opportunity to stay again sometime in the future! Muchas gracias!

Beautiful Family Stay in PDC

Our first real family vacation since pre-pandemic! Casa Kopfmann (Thank You, Lynn) was as fantastic as advertised! The newly renovated kitchen was beautiful and very well provisioned, the art is amazing and the rooftop veranda was our favorite place to hang out. The neighborhood was quiet and secluded but VERY convenient to restaurants, shopping and only a 10 minute walk to the Cozumel ferry. Highly recommend this property for families and groups!

The best place to stay!!

We have stayed in this beautiful home before - so we relaxed instantly. I could write all day about the incredible house and furnishings, the location (2 min walk to beach and quick walk to town - yet not on a busy road), the incredibly private roof top hot tub with amazing view - perfect for tanning and relaxing. Every amenity - from everything for the beach to beautiful glasses to have a nice wine in. We enjoyed our morning coffee by the entryway waterfall pool. The property managers really take care of you and help make your stay even better. They are really great people. We cannot wait to come back again soon - thank you for this beautiful experience and place. You will not believe the difference staying in this private incredible home makes compared to a condo. Spend the extra if you can - it will be one of your highlight vacations of your life.

Casa Kopfmann in Playa Del Carmen was perfect!

Casa Kopfmann is a beautiful home with a great location. Just a short walk to the beach and to 5th ave. for shopping and restaurants. It was a perfect "home away from home" for our big family. We had 4 adults and 4 teenagers and the house was spacious and well equipped with all the necessities needed to feel comfortable. Everyone had an amazing time touring the area and being able to come back to the house to unwind after a long day. The property manager was extremely helpful, from setting up driving services to making sure we had everything we needed to enjoy our vacation. The housekeeper kept the house very clean and stocked with the essentials for our stay. I definitely would recommend staying at Casa Kopfmann. The neighborhood was quiet, the house and the view it offered was breathtaking, and the location was ideal.

Wonderful house in a beautiful location

This was our first visit to Playa Del Carmen so we were a bit unsure what to expect from the area as well as the house. Regarding the house, we couldn’t have been happier. The home itself is well equipped with everything you need to live comfortably during your vacation. Our group included a family of four with 2 older kids and two sets of grandparents. The home easily housed us all with plenty of space to get away from each when we needed some space. We all agreed that the best part of the home is that there are tons of communal spaces for everyone to be together as well as ample spaces to break away from the group and have individual space. The rooftop patio was our favorite and we made good use of the hot tub. The home is located on a dead end street so gets little traffic and is overall very peaceful. It is adjacent to a trail that is a short cut right into town and is very walkable to restaurants and shops, even for the older individuals in our group. Playacar is a gated community and feels very secure and safe. The beach is a very short walk (minutes) from the house and is beautiful. The home is equipped with many beach chairs, boogie boards, and other great water / beach toys for the kids. We purchased a small cooler and loaded it with drinks to enjoy on the beach - which worked out great. Finally, both the owner (Lynn) and manager (Esperanza) were very attentive to our needs and checked in often with us to make sure everything was ok. We didn’t have any issues, but if we had, we knew we could get in touch with either quickly. Overall we had a great trip and are planning a return to Casa Kopfmann next year!

What an amazing house!

Neither photos nor words can convey how amazing this house is. Our group of 5 had way too much space, but we didn't complain! The rooftop terrace is where we spent most of our time, from sun up to well past sunset. New Year's Eve was spent up there, with amazing fireworks! Esperanza, the property manager, cooked 3 dinners and 3 breakfasts for us, and Lucy kept the house spotless and washed many beach towels for us. The owner was very easy to work with and even had a surprise for us when we got there. I recommend this house 100%!

Beautiful and comfortable family friendly property close to the beach!

We had a fantastic stay at Casa Kopfmann this past Christmas week. This beautiful, well appointed, multi level house easily accommodated our family, kids, grandparents, uncles, girlfriends, and other guests. The location is perfect, at the end of a quiet street close to the ruins, and a very short walk to the beach, even with toddlers, beach chairs, and toys in tow. We spent as many hours in the rooftop hot tub as we did at the beach, and enjoyed the beautiful views and relaxing ocean breezes up there as much as possible. All the bedrooms are comfortable, with balconies and plantation shutters to open them up when the cool night breezes come, and the kitchen and living room are perfectly sized and open for family gatherings. Lynn was very helpful in helping us with high chairs and other toddler needs, and Esperanza kept the house tidy and well stocked. she cooked a great simple meal for us, so I definitely recommend employing her culinary services. We absolutely enjoyed our stay, and hope to return to Casa Kopfmann next time we are in Playa.

Absolutely Incredible Place!!

This is the first trip we took with all our kids (his two younger and my two in college). Everyone loved this house from the second we pulled in. The art, the details, the space, the roof - all of it. We had a goal to sit in every sitting area before we left and we failed! Everything is beautiful - not cheap Walmart furnishings and dishes. They had water toys and snorkeling gear with beach chairs! Best place in Playacar - 5 minute walk into town walking through Mayan ruins. we felt very very safe here. Super close to beach. They even supply drinking water. I cannot say enough great things about this incredible home. Thank you for sharing this with us.

Great house but SKIP the home-cooked meal

Lovely house for family or friends. Everyone has plenty of privacy + great common areas to hang out. Location makes it easy to walk to town or over to the beach. Here's the WARNING: Do not pay for a home-cooked meal! Our entire group (aged 20 to 60-something) got food poisoning from what was supposed to be a special treat. And to make things even more comical, the water broke the next day, so none of the toilets would flush. Maybe it was an isolated event...but DO YOU WANT TO RISK IT? Do you want to cancel your trip to Chichen Itza so that everyone can lie in bed all day, sipping on Gatorade and then running intermittently to the non-working toilets? (Fortunately there are 6 toilets so you may not have to share!) Do you want to have Esperanza argue with you that none of it was her fault? Pro tip: stick to the Playa del Carmen restaurants, and buy some snacks for the house.

Christmas on the Beach!

We had the true pleasure of spending Christmas week 2013 at Casa Kopfmann. I did a lot of research upfront comparing various properties and hotel options before picking this property – and now after having been there and seeing the wide variety of options, remain extremely pleased with our choice. Everything we had read about the property in its description and reviews was spot-on. Casa Kopfmann is a large, spacious, tastefully decorated four-story single-family home located in a quiet, well-established and guarded subdivision. It is ideally situated for families - only a couple short blocks from the beach, and within easy walking distance to the main plaza in town, the ferry terminal to Cozumel, and the public bus terminal that provides transportation to/from the Cancun International Airport. Our party of seven consisted of two adults in their 50s and five adults in their 20s. The layout of the house, with its four separate bedrooms each with their own bathroom, worked out great for us. There was more than enough room for us all to spread out into our own spaces when we wanted that. For us, the selling point was the Jacuzzi on the roof (and proximity to the beach). We spent many evenings up there enjoying the hot tub under the stars listening to the jungle sounds around us. We also captured several awesome sunrises from there. The owner employs a local property manager who is very knowledgeable and available to provide groceries, arrange transportation, cater meals, and/or simply provide advice on things to do among other services. We had only some very minor maintenance issues come up during our stay, and the property manager addressed each of them very promptly – generally within an hour or two of being notified. The owner was very personable and professional. She answered all of my emails promptly, and verified that I had received various information she sent to me by mail. She provided us with a very detailed information sheet on the house, the local area, and recommendations for things to do once we had finalized the rental agreement. She put us in direct contact with the property manager so that we could work out “first day” meeting arrangements at the house. The owner also promptly refunded our security deposit upon completion of our stay. It was truly a fantastic vacation and memorable Christmas for us. I can't wait to go back!

Everything we needed and then some

Eight of us stayed at Casa Kopfmann--and it had every amenity we could ask for. Each couple and our children had their own space if we wanted time to ourselves, but the house also offered a great place for all of us to be together. We took advantage of the beautiful views from the roof every morning and afternoon. The house is located a very short walk to a beautiful beach and to downtown Playa del Carmen. We felt very safe walking to both. Esperanza checked on us every day to make sure we had everything we needed. She also helped us plan a few sight-seeing excursions. We all left feeling very relaxed and already contemplating our return visit!

Perfect Location!

This is a huge gorgeous house located one house away from the Archaeological Park and a very short walk to 5th. Individual A/C in rooms all worked great. With 8 people in our group we really appreciated the 2 extra bathrooms on the main floor. The hot tub on the roof is large and the view spectacular although it was quite a climb up 4 levels. Bring your cooler to the roof because you won't want to be making a lot of trips to the fridge in the kitchen! This property is close to the Aviario which has Flamingos, Toucans, Scarlet Macaws, smaller green parrots that say "Hola!" and many other birds you get to see close up in a jungle setting. Most of it is open to wild birds and there is a small net enclosed section. To get there - cross the small wooden stile into the Archaeological Park, go left through the park and across the road, go left on the sidewallk and in a minute or two you are at the Aviario. If you are there during feeding, large flocks of egrets cause quite a spectacle and all the birds make an amazing jungle racket. We love PDC because it is so clean and safe. I am a 50 something female and like to do some things by myself (like visit the Aviario) and I have never felt threatened. The beach is longer than you can walk - just remember to bring drinking water with you. 5th Ave has more shops and restaurants than you can visit in a week or two. Xcaret is a must see. It has native birds and animals such as Jaguars and replicas of Mayan village life. The evening show is amazing. It gives the history of the Mayan people including a game where they kick a flaming ball with feet. Get the meal with the show and you will have great seats and gourmet food - delicious! Xel-Ha is a fun place to snorkel and float on tubes down a river. They also have a small zip-line and and lots of walking paths. The Mayan ruins at Tulum are breathtakingly beautiful. Another fun thing is a day trip to Cozumel. We like to hire a taxi for a tour of the island stopping for drinks here and there. If you visit during Carnival the parades are really fun on both Cozumel and Playa Del Carmen. Yal Ku is a very easy cheap place to Snorkel about 20 minutes south of PDC. Some of our group complained about being woke up by loud bird calls in the morning but I thought the sounds made it more of a tropical jungle experience. We had a couple of problems with the hot tub and the maintenance people came right away to fix it. The manager is great!

Perfect Vacation Home!

I would highly recommend this home, it was wonderful! It's a great location to Playa Del Carmen, just 2 blocks to the beach, and on a dead-end street next to the ruins. The home is very clean, has great views from the rooftop, 2 pools, and all the amenities you need for a beach vacation! We enjoyed a delicious dinner and everyday-- chips, guacamole and salsa (all for a fee) provided by Esperanza, house manager. The owners were great to work with--in answering all our questions and providing good info about the town, restaurants, things to do. Our family of 6 adults all agreed this was better than staying at a resort and was the best vacation-- we can't wait to go back!

Amazing Home!

We have stayed at Casa Kopfmann numerous times. The house is amazing. Very close to the beach and to 5th Avenue. The owners have thought of every detail to make the stay perfect! Our favorite place to hang out is on the roof top terrace!

The best vacation!

Casa Kopfmann in Playa del Carmen is the perfect rental for a fantastic Carribean vacation! Just steps from the beach, and a brief walk to downtown, it has everything a couple up to a large family could want! We loved the fact we could cook there, relax there, and spend time in either of the water features there (who doesn't want to sit in a rooftop hot tub overlooking the sea?); but yet be close to the action of town when we desired. All the amenities offered made staying there a breeze. We're already planning our next trip!
