This home features a princess-style bedroom with lavender walls and an antique four-poster bed, sharing with two large bedrooms across the hall a lovely pink-and-white bathroom with its own skylight. Each of these three bedrooms has its own desk, a full-sized bed, and a balcony accessible by a sliding glass door. The master bedroom has a balcony as well, a king size bed, and its own elegant navy blue-and-white bathroom.
The main floor is anchored by two elegant parlor rooms on each side of the house, one featuring earth-toned sofas, dark-wood furniture and deeply hued carpets, while the other is a cheerfully decorated room facing towards the east which fills with light from the moment of sunrise. Between the two parlor rooms is a large dining room with an adjoining kitchen, with the long ivory birch dining table matching the kitchen's cabinets. Countertops are emerald-green granite, and the gas-powered range and stove are fully available for your use. As you dine, your view will be of the azure ocean, which you can enjoy even more closely from the veranda immediately outside the dining room, accessible through glass doors from either of the parlor rooms. The basement are not part of this agreement.
The house itself offers the comforts of home in a luxurious setting, but the location is the real draw for vacationing at this unique white-brick, lama rite slate-roofed home. Minutes by car from the scenic Orient by the Sea Restaurant, from the Orient Beach State Park, and any number of farm stands and even a regionally renowned candy store and historical society. My friends and I rented the home for a bachelorette and had an absolutely amazing time! Beautiful home, very spacious and amazing views of the water. Being so close to the beach was a delight. We all were discussing that we hope to rent the home again soon. Highly recommend!

Gorgeous Beach House!!
A group of girlfriends stayed for weekend and this was a great house to spread out and enjoy the views!! Everything we needed was included and the house was spotless. The homeowner treated us like his own family and was so gracious and friendly. The house was huge and every bedroom was beautiful. We cannot wait to return to Orient and this house.

Our family of 12 enjoyed 2 weeks at this clean, spacious home directly on LI Sound. Plenty of room for all to sleep comfortably including a crib.
A huge lawn leading to stairs & a private beach was a hit with my grandchildren. There are beach chairs & umbrellas included as well as a gas grill & nicely equipped kitchen. Greenport is close by with it’s restaurants, shops, docks & carousel.
The perfect place for a family vacation!
One word - amazing. Petros and Stacy are wonderful people and are available for anything you might need for your stay. Truthfully - we needed nothing. The property is beautiful. Evening sunsets, hundreds of fire flies every evening, deer (they spray for ticks), bunnies, starling murmurations and even a day with hundreds of dragon flies. Just beautiful. The house was very comfortable. We had our kids join us for a bit, they were very comfortable and worked at the available desks. The kitchen had everything we needed, we are foodies and ate many meals there. Shopping close by, if you like oysters, there’s a fresh local seafood market and of course the farm stands and wineries. The little villages around have some great shops. Lots of history in the region! There is great boat watching as well - Marine Traffic was a fun app to learn more about the boats. There is even a golf course close by. Forever memories. We look forward to coming back! Thank you Petros and Stacy for making your beautiful home available for others to enjoy!
Family of 6 had a lovely stay at the property. The views from the deck facing the Sound are tremendous. Sunsets are so nice. Access to the beach is great - we cooked at the beach, took out the kayaks and swam.
Bedrooms were comfortable and spacious. The seating/common areas were great - living room, sun room and large kitchen were great places to relax, play games , and eat! Bathrooms were spread throughout the home. The 4 showers let everyone get in when they needed to.
Location is great - farm stands, oyster shacks, all close by.
Peter is such a good host - helpful and provides everything that’s neeed. He even gave us fried fish one evening caught straight out of the Sound. Highly recommended!
Our family had a wonderful time - the views are amazing and the house is situated on a spectacular piece of property. Bring your beach shoes and enjoy it all sunrise to sunset just like our whole group did. A very comfortable house with views from every room. Visit the lighthouse, the farm stands, Greenport or just stay and enjoy the beach - as you will never tire of the views. The owner wants nothing more than for you to enjoy - have a bonfire on the beach - a highlight for the kids and grandkids!! I didn't want to leave......we will be back. Thank you for a memorable time.

Amazing!
What a great trip 11 of my friends and I had! We came out to this beautiful house right on the water for a couple's weekend. The weather was gorgeous (especially for October) so we spent a good portion of the weekend outside. The backyard has plenty of space to throw the football/frisbee around, and there is a big grill and patio area out back where we made many good meals. We also had a lot of fun casting out a few fishing lines right from the beach. There is a firepit on the beach too which was nice to have when the sun went down and made for a very scenic evening.
The house is HUGE with plenty of space for everybody to sleep. It's very clean, modern, and a great place to spend for a weekend getaway with friends and family. The town of Greenport is also a quick drive from the house which has a lot of stores, restaurants, bars, etc. nearby too. There was so much to do this weekend and it was just great! Thank you so much Peter for having my friends and I out there and being so hospitable! We look forward to returning soon!

My Parent's 60th Wedding Anniversay Party
This was the perfect place to hold our parent's 60th wedding anniversary party - weekend. A few relatives from Boston who I didn't think would make it because of the long drive thru NYC, were able to take a ferry directly from Connecticut right to Orient Point which I didn't even realize! The house has several different areas which was great because we had different age groups (teens, 20 somethings and beyond). We never felt crowded in the house. The dining room table is massive so we all got to eat together (and play board games later that night). We did set up one small table for the teens (that we found in the storage area along with folding chairs) off to the side, but it was important for everyone to feel like they were part of the party. We had 22 people for dinner that night. Peter was very accommodating and met us when we arrived to show us around the house. The house was very clean. Prior to our arrival, I asked Peter if we could have a big coffee urn and he found one that we used over the weekend. On Saturday, we walked around Greenport (a short 10 minute drive), browsed in the shops, went on the carousel (all 15 of us including my 80 year old parents), then we went to the brewery and stopped at a winery. A few people decided to go fishing that day on a charter boat and caught loads of fish which we had for dinner. We also picked up some shellfish in Southold (best scallops I ever had- they were shucking them in the fish store). The next day we did a short hike at the state park which was 3 minutes away. Tip- I was flying in from California for this party, I pre-ordered our supplies/staples from Peapod (online) and they delivered right to the house- delivery was super reasonable. That way I didn't have to shop when I landed or ask anyone else to. Each family made one meal, the kitchen was stocked with all the pots and pans and dishes. So it all worked out great. Peter checked in with me over the weekend to make sure everything was Ok. I would highly recommend this property. Even thought it was cold outside we enjoyed walking on the beach and checking out the local scene. Thanks Peter!

We had Celebrated, last year , a 50th Wedding Anniversary and I thought that was a great event but 60th Wedding Anniversary that your parents and all your family had celebrated this year was a real blessing. I booked the property for a small wedding and embarrassed is an understatment! The pictures do not do the house justice. At one point the property and house was beautiful currently however it is in need of MANY repairs.
Upon arrival there was piles of garbage in front of the house. in BLACK garbage bags. (note they need to be in yellow bags as the owner came the day of our departure and requested i re-bag all my garbage. Which I was happy to do. I also put the previous renters garbage in yellow bags as well as i was afraid it would affect my damage deposit.
When we entered the house my then fiance was horrified at the spackled ceiling, and walls huge patches void of paint. note pictures do not dipict that.
Almost every room in the house looks like it had a leak at some point and there is new portions of sheet rock with spackle all still unpainted.
I had about 20 people over and due to the rain we had to eat indoors, i was mortified. Everyone was pointing out shoot markings on doorways or hand prints of black soot marks on the walls, unpainted walls, and bugs.
The number of flys were unbearable. I could not leave a drink or plate unattended for longer than 30 seconds without 4 or 5 flys attacking it.
The yard has old a/c units sitting against the house, a lot of garbage sitting under the deck which is not ground level so all can see if you are walking on the lawn
The steps to the beach be careful!!! they need to be replaced they are rotted and steps are actually falling out from under you.
My dad whom is 60 had a step crumble under his feet.
I have a list of other issues i had i could go on and on. Additionally it has been Almost two weeks and I have not received my damage deposit. I have not received any communication from the home owner and i am at a loss. I went as far as mopping the basement before I left. So there is no reason why I would not receive it back.
I have filed a complaint and thank god i took out the insurance.

My rental of the house to Jennifer was based on her on-line reservation for use of the property for 13 people for 4 days. No other agreement was made. 1) She used my property for a large wedding party with over 60 guess (not 20 guess as she mentions). 2)She violated our agreement. I would not have entered into the contract under the terms agreed upon if I had known she intended to use my house to hold a wedding with such a large number of guests. 3)She lies that the pictures of the property were not similar to its actual condition when she had twice seen the property in person, knew precisely of the conditions she now complains of and never relied upon the photographs. 4)She lies that her husband was horrified. He also have seen the entire property and he sent me a written proposal for air-conditioning work inside the house. 5) .. piles of garbage in front of the house … that the previous renters left in black bags not in yellow is not true. The truth is that she left piles of garbage in large black bags ( over 30 as per records of the garbage removal company) not the previous renters and I gave her the yellow bags, as she mention. 6)She and her husband were fully aware that on the second floor were, some unpainted spots on ceiling and on walls. None of the others tenants made a issue or complaint and all they gave five star reviews on the property. 7) Her admittedly most important complaint, of flies in the house, is a common-sense problem which could easily have been remedied by simply keeping the screen doors and windows closed. 8)The heavy rain, the open doors, the large number of guests entering and exiting the house’s interior resulted in flies inside the house. 9) As to the beach stairway, she never complained of the stairway’s condition or requested any repairs be made. She made no mention to me of any of the complaints she now mentions until after the fact. 10)A second stairway to the beach exists that all member of our association are using. 11) Her failure to simply telephone me to request my help with resolution of any of her present complaints causes me to, in retrospect, conclude that she apparently did not want any help because she wanted to hide the wedding and the large number of guess. She knew that she had violated our agreement and also that the cost for a wedding in a waterfront house in our area in $15,000.
Large and comfortable house with a magnificent view of the sound and easy access to an incredible stone beach (that is practically private). The owner has kayaks, canoes and lots of fishing gear. He provided bait and even made a huge fish fry and bonfire for us one night. He made sure that we had everything we needed for a perfect gathering of two families. We biked to lots of farms, vineyards and beaches but there was no need to ever leave this great location.
The house is large and comfortable. Plenty of room to spread out. The views are spectacular. The beach is lovely with no other people in sight. The host is available for questions and will happily make beach fires in the evening, if desired. We loved being there!
Peter's house was exactly what we were looking for. It was large and airy, so when we had rain we could stay in and watch bad tv without feeling cramped. On warm days we swam and kayaked right outside the back door. We struggled to decide whether to utilize the large kitchen (with fully stocked spice cabinet) or go to one of the restaurants in Greenport (only 15 minutes away) or travel further. We day tripped to the Hamptons, Shelter Island, and Montauk. We stopped at multiple farm stands, mostly Latham's only 5 minutes away.
This was a dreamy vacation for us full of relaxing and enjoying being outside with no schedule.
We had lots of fun in the sun, the water, and the roomy, well appointed house. Light comes in all day...The kitchen is well appointed, the outside porch is lovely and it is a short walk down some stairs to the the LI Sound...Just watch out for the occasional Jelly fish, and the rest is heaven...
Fantastic setting. Lovely large house. Terrific and generous hosts. They even bought a large wading pool for our young grandchildren and took them to see farm animals. This is a perfect house for families and idyllic even for just the two of us.
Me and my friends had a wonderful stay over the holidays in Orient Point at this one of a kind gem which I would highly recommend. It has a private beach where we enjoyed beach fires every night, a beautiful house with great accommodations and the views of the water and sunsets were spectacular. It was a very relaxing, laid back atmosphere and Peter was the perfect host....thank you Peter!!
I've stayed in many homes around the world. Few can match this one for it's extraordinary location right on the the beach on the Long Island Sound. Whether it we were looking out from virtually any room in the house, or from the spacious decks, or on the beach itself, the connection to broad vistas of water was great for the soul. It is also well set up for social distance visits from friends, because there are ample outdoor spaces and tables to accommodate everyone safely. Peter is a terrific host, who was available any time we needed something, and always willing to help. He made us several bonfires on the beach that were highlights of our trip. The inside of the house is a bit dated, but served us perfectly well, with good beds, well stocked kitchen, nice TV area good wife, and very comfortable couches in two big sitting areas. We are absolutely planning a return visit.
My family and friends had an amazing time in Orient Point. The property was exactly as presented in the pictures. The views and location were terrific. The kitchen was well stocked with kitchen and cooking items. There is plenty of room to enjoy the property in many ways including swimming and kyacking. Bonfires on the beach and more. So relaxing and Peter is a wonderful host. We will be back!
We are just back from 2 weeks at Peter’s house and everything was perfect. The house is huge with lots of bedding and sitting areas. The location is, of course, amazing and Peter has thought of everything with assorted deck furniture, tons of tables and chairs at the beach, as well as kayaks. There is even electric and Wi-Fi at the beach!
Beautiful outdoor cooking and BBQ’g area, and even a BBQ at the beach.
Peter is a great host and truly cares about his guests enjoyment.
Kitchen had everything you need.
If you have small children, there is even a secret sleeping room.
We will definitely be back!
I stayed at Peter's house with 4 friends for 2 weeks at the beginning of the summer; we spent some of the time working remotely and some of it on vacation. The house had plenty of room for 4 people to work, and Peter was very helpful getting us set-up with Internet, desks, etc. The deck is spacious; we ate most of our meals there as weather permitted. The views from the house and access to the sound beach can't be beat. Peter and his wife stayed in the apartment below the house and shared the grounds with us while we were there; they were very friendly/helpful (built bonfires, dropped off some fun local food, etc).
I spent two amazing weeks with my family and boyfriend at Peters beautiful waterfront home. Peter was so friendly and helpful, he even started bonfires at the beach and cooked Fish for us!! He is so thoughtful and made our stay the best it could be, and he was extremely thoughtful. The house is lovely and spacious with plenty of outdoor space, and the beach is GORGEOUS. The water is clear, calm and blue, perfect for kayaking. We can’t wait to com back!

The house is very unique and we loved the location. This is a beautiful part of Long Island, and it’s a great place to enjoy long walks, both on the private beach or in nearby neighborhoods. We could see the ocean from most windows, flew our kite and played soccer in the backyard, and spent many nights in front of the fire on the beach. On several occasions we also enjoyed visits from local deer, rabbits and wild turkeys wandering through the front and back yards.
The house was very spacious and had lots of natural light. All three of us were working from home and had no issues finding space or with the internet connection. The kitchen is well stocked, and the TV is huge.
Peter was an excellent host. He was very accommodating and did everything he could to make us feel at home.
We can’t wait to go back one day!
We stayed here for 3 weeks. Peter, the owner was very responsive and helpful. The house was spotless when we arrived. We especially enjoyed the outdoor space. The kids played outside on the huge law frequently throughout the day. We enjoyed spending time on the quiet rocky beach and rarely saw another person. When the weather was chilly or late at night we especially enjoyed fires on the beach - roasting marshmallows, eating dinner, drinking cocktails, staying cozy. We hope to return.
We stayed here for two weeks with a toddler and a baby, and had a great time. Peter was very responsive, he stays in the basement level of the house, which didn’t bother us at all since it’s two levels down, and it was very helpful when we needed something. He provided high chair and baby crib, helped build a fire on the beach whenever it’s sunny. Speaking of fire on the beach, it was so beautiful and relaxing after a full day’s work. Highly recommend! I wish we could stay longer. The only slight downside is grocery shop is a bit far - there is an IGA about 10min away but didn’t have good selections of meats and vegetables. We ended up going to the grocery store in Mattituck, which is about 30min one way. So stock up on grocery so you don’t have to do it too often, not a big issue for us. Additionally, local wineries deliver to the house, just an FYI in case you want some wine but doesn’t want to leave the house. :)

Idyllic property with private beach for a large family
We hosted a family reunion with our large extended family at this house. It was large enough to accommodate all of us. We never felt cramped and everyone enjoyed themselves in the spacious house and property. The large garden was ideal for small children to explore. Direct beach access was an extra bonus. Some of the appliances could use some updates, otherwise we loved this property and look forward to hosting future family reunions at this house in the future.
