The Lakehouse of Braeloch is a one-of-a-kind cedar post-and-beam lakefront home tucked into 3 private acres of old-growth forest on the shores of Lake Champlain. Located just 20 minutes from Burlington and 90 minutes from Montreal, this 6-bedroom, 4-bath retreat offers complete privacy within Braeloch, a private community.

It was built for large family gatherings, the home features over 3,200 SF of living space and an extraordinary 2,700 SF of outdoor living. At its center is a spectacular great room with soaring 24-foot wood-paneled ceilings, Douglas fir beams, wide-plank pine floors, a Vermont Castings wood stove, and a handcrafted 10-foot barnwood dining table that opens into a modern chef`s kitchen with expansive granite counterspace.

A dramatic five-panel NanaWall transforms the adjoining 400 SF screened porch into either an open-air pavilion or a four-season living space. On either side, two 400 SF sun decks extend from the dual primary suites, while below, a 1,500 SF partially covered patio offers an outdoor living room complete with a wood-burning fire pit and an eight-person hot tub overlooking the lake.

All 6 bedrooms overlook the lake, and 3 open directly onto a private deck or patio through French doors. The home includes four distinctive bathrooms, including a primary ensuite, a clawfoot tub bath, a guest shower bath, and a marble-lined rain room with a steam sauna.

Downstairs, a second `entertainment` gathering room features a 72` TV (cable & movie channels), karaoke machine, Italian leather seating for everyone, a cocktail bar, and a Tornado foosball table.

Our lakefront includes two private swim beaches, a new steel-truss floating dock with built-in swim benches, and a covered pergola overlooking the lake—the perfect place to relax while others swim or paddle. During the summer, guests are welcome to enjoy our canoe, kayaks. and paddleboards.

Community tennis, pickleball, and quarter basketball courts are a short walk from the Lakehouse.

Do not remove the hot tub cover, use the cover lifter, and do not drink or eat in the hot tub.

Drive slow on Braeloch Road! Especially by the white farm house by the mailboxes, kids play there and it is a blind curve.

My sister and I inherited this property in 2003 and built this custom house with my uncle who designed it on a napkin.

Why they chose this property

Our family has owned the land since 1895, through 6 generations. The grandfather of my grandfather bought 300 acres with 2.5 miles of shorefront, then, and named it Braeloch. He was born in Glasgow, Scotland and over the years he raised four daughters and a son and built a "wedding house" for each of them once they were married. Every wedding house is still standing, in great use, and much beloved.

What makes this property unique

What makes the Lakehouse truly special is the open air great room with its sliding wall of windows that seamlessly connects to the screen porch. It has more than 2,000 SF of deck and patio outdoor space and each bedroom has views of the lake and gets amazing breezes. It is physically set back only 100 feet from the lakefront and we have two wonderful swim beaches that are private as well as a large dock.
