The main living space of the condo is an open-concept floorplan making it easy for your family to relax together. The living area contains plenty of comfortable seating around a large flat-screen TV. The south wall of the living area is composed of floor-to-ceiling windows and sliding glass doors, which offer unbeatable beach views. The dining area contains seating for eight comfortably with an additional four seats available at the breakfast bar. The kitchen is perfect for chefs of all levels with stainless-steel Viking appliances. The kitchen comes fully equipped with all the cookware and dishware you need to create memorable meals for the whole family.

The master bedroom has floor-to-ceiling windows with spectacular beach views that can easily be enjoyed from the comfort of the king bed. A private balcony, walk-in closet, and flat-screen TV make up the rest of the master bedroom. The master bathroom features two granite vanities, a large garden tub, and a walk-in shower with a rainfall shower head.

The first guest bedroom holds a queen bed and has a private ensuite bathroom with a combination tub/shower. The second guest bedroom has a king bed with a semi-private bathroom that can also be accessed from the hall. The third guest bedroom has two sets of bunk beds, one with twin over full beds and one with twin over twin beds. The guest bedrooms also all features flat-screen TVs.

The unit is beautiful and has everything you need. Very clean. Huge balcony and large unit for a family of 8, we had enough space that you didn’t feel like your on top of each other. Most definitely plan on going back to this unit!!! The manager was very nice and easy to work with!!

Great Family Vacation

Really enjoyed this condo. It was perfect for our group of 6 adults and 2 small kids. Easy access to the beach and a very secure building. This was our first time staying in Fort Walton after several trips to Destin and Seagrove. It was a little less crowded and hectic so we will definitely be back.

Great location and condo!

This unit was great! So much room. We had 9 people in our party, and there was plenty of trim for all of us! The location is wonderful. Not too crowded, even for July. Would definitely recommend!

We had a wonderful stay. Had everything we needed to cook meals. Close to beach, stores, restaurants. Great management. Best shower pressure I've had on Oskaloosa. Great seating in living and all 8 of us sat together for meals. Can't say just how pleased I was with this condo.

Family vacation

This was perfect for our family plus 2 sets of grandparents, easy access to beach and tons of things to do. 1 downside is you only get 2 parking passes but there is a beach access #7 where you can park, it is locked at night which was also nice.

Perfect!!

Bella Riva is a very upscale complex. Loved the Viking appliances!!! The beach service was wonderful! My only complaint is the parking situation. We had 4 vehicles, so parking the extra 2 was a worry. Otherwise, Bella Riva is the ideal vacation spot.

Wonderful Vacation!

This was our second stay in this unit and third time to stay in Bella Riva. This unit is by far our favorite. We had a couple of maintenance issues during our week and were amazed at the speed by which they were addressed. Absolutely wonderful customer support! The unit, itself, is well maintained, and has a nicely stocked kitchen. The owner has even just added a new grill on the balcony. The only complaint I can think of is the beds are soon to be in need of replacement. Overall, we had a fantastic experience and will rent this unit again next year if available. Thank you!

Beautiful unit with great views.

Four bedrooms three baths and a beautiful unit overall. The thermostat is fixed to not go lower than 68 degrees so the master bedroom was usually about 10° warmer than the rest of the unit due to the size of the vent. The pool was small for the size of the condo complex and there were no bathrooms by the pool. You had to go to the second floor to use the restroom. Beach was beautiful! Loved the ice maker and professional appliances. The grill was a disaster and in much need of replacement. The grates were actually falling apart.

Nice Condo, Perfect Views, Needs Some Up Keep

Overall a nice condo. It was larger than the pictures show. The condo is on the 1st floor but there is a ground level so it’s up one level which was great. The view was perfect! Couch was big and comfortable. Beds in main bedrooms were very comfortable. Bunk bed mattresses were terrible - thin and uncomfortable even for children. Washing machine smells and leaves laundry with an odor. And we saw some live roaches in kitchen drawers so definitely needs to be sprayed. As other reviewers have said - The grill does not work! Only one burner worked but it wasn’t getting hot enough so we had to move inside to finish cooking burgers and weren’t able to grill the rest of the week. Master sliding door is very difficult to slide. We ended up not using that door because it was so difficult. Replacing the patio furniture would be nice because it is difficult to sit and still see because the top rail is exactly at eye level and they are not very comfortable.

The view of the beech was perfect. Almost felt like we were sitting at the beach. Also got perfect shade on the balcony. Very nice kitchen and dining area. Would of liked it better if there was recycling for plastic and aluminum cans. Also note to the management team that there is a faint smell of gas near the gas stove all the time. I would have somebody look at it.

Wonderful Place!

My family and I absolutely loved this unit!! It was perfect for everyone that went. It had enough space and the view was excellent! The only downside is the 2 parking passes! That was very stressful for my family because we had 3 vehicles. All and all we had a wonderful time!

Amazing beach front condo

This condo was great! Probably the best view that I’ve ever stayed. The patio was just and extension of sitting on the beach. Being on the first level was the best. Condo was nicely furnished, rooms and bathrooms were beautiful! Gas grill and range were great to cook on. Secure parking and entrance. All good things to say about this condo!

Property was roomy for our family of 9. Very secure complex. Beach was not too crowded. Great master bath and kitchen! Great view of the ocean, but patio furniture needs some updating and some tall chairs to see over the rail would be nice. Gas grill either needs to be replaced or removed as it appears it is not being cleaned. Management company responded very promptly to a couple of minor issues. Would consider visiting again if the items mentioned were resolved.

2020 Belle Riva 106

There are many things we like about Belle Riva 106 -- The fact that it is only 6 stories, it is usually not very crowded on the beach (which was not the case this time), Fairly clean, Lots of glassware, silverware and dishes; love love love the ice maker, dishwasher works well, nice bath towels, we like that there is not an excess of unnecessary decorations leaving table tops for our use, covered parking, the swimming pool although small is kept clean, and it is on the beach. What 106 needs is: an update on some of the pots, pans, and cooking utensils; toaster and coffee pots should be cleaned between guest, grill is nasty and unusable, need to replace the low table that was on the porch (need a place for younger kids to play at table and a place to set a drink or your book); bedroom sliding door to porch is impossible for some (me) to open, light bulbs were burnt out, outlets on either side of Master bed do not work completely, front door is loose and does not shut properly, handles on masterbath sink need tightening, couch in getting a bit worn - when you sit down you sink way down but we love the style very much. The dining chairs need the felt pads replaced (we did it ourselves last year) as those chairs are heavy and hard to scoot up to the table; when we try to cook the gas was turned off which we figure was done because no one had been renting it; there seemed to be a lingering smell of gas even when the cooktop and oven were not being used. Thanks for allowing us to stay at your condo. I know it is hard to keep it in perfect shape but since things are getting worn you might want to update your property pictures. See ya again next year! Great Ocean View in Quiet Area

Oceanview was just what was pictured. Pool and beach access areas were convenient and close. Parking was simple but remember to look up the parking code for the building prior to going. This is a diff code than the room code for key access. The app was helpful with this information. The grill worked great on the patio. The beds were comfortable and pictures were accurate. The only issue was with wifi which was not strong at all and at times did not work in areas of the condo.

Family Vacation 2019

The condo was very spacious. Everyone's room was nice and the bunk room for the kids was great! The view is awesome we could see dolphins swim in the gulf every morning.The kitchen was well stocked.We had stayed at Bella Riva two years ago at another unit and liked it.Was checking into booking next year and saw your rates have increased a lot from this year.

The view from the condo was gorgeous! The balcony is spacious with seating and a grill. It was well stocked and very comfortable for three families with small children. An added amenity are two beach chairs and an umbrella. We were able to place a tent close by so all members of the family could be together.

Bella Riva 106 June 2019

This was our 4th year at Belle Riva but first year in 106. It seemed to be better taken care of than the other units at Belle Riva that we have stayed it. The kitchen was better supplied with all the dishes, glasses, pot, etc. that we needed. You will need extra kitchen towels though. It was nice that the table sat 8 since there were 10 in our party. The height of the table was a little worrisome as we were fearful that the little ones would fall off the higher chairs. Having the big couch worked great for our family. The master room was nice and big. The bed was pretty comfortable but it might help if the mattress was flipped. It was sloped toward the window side as I am sure that is the favorite side to sleep on. The master bath has a wonderful shower and double sinks. The bunk room worked well for our grands but was a little crowded once they got there suitcases in there. They did like having a TV in there just for them. Rooms 2 and 3 were good except too much light came in the blinds from the entrance porch area where the light were on all night. Maybe some backout curtains would help that. Parking good. Beach service good and not too crowded like some of the other areas near by. The beach was kept clean so you could enjoy the beauty of the white sand. Pool is on the small side but clean and just right for our little ones, Overall a very nice place to stay!
