A peaceful gated beachfront community awaits! Enjoy morning coffee w/ a serene lakeview and VERY short walk (less than 3 minutes) to one the Gulf of Mexico's finest pristine beaches. Leave your shoes at the beachside pavillion and don't miss the relaxing feel of the fine sand between your toes! Barrier Dunes' beach offers a nice sandbar during low tide, extensive shelling, and access to miles of shoreline for running or strolling. The sunsets are fantastic and you can catch the dolphins patrolling the beach and jumping clear out of the water, leaving you with the question 'Did I just see that?'. Bring along some frozen shrimp for surf fishing and hook ladyfish, pompano, sailcats, whiting, rays, and an occasional king mackerel. Off the beach, enjoy two pools, one of which is oceanfront and the other is heated, two lighted tennis and pickle ball courts, and boat storage and cleaning station.

We have updated with new flooring throughout (no more carpet) and new living room furniture! Cute interior paint throughout with beach themed colors! King sized bed in the master bedroom. The guest room contains a queen sized bed and the third bedroom has two single beds and its own private bath. Each bedroom has a private deck. Our unit comfortably sleeps six in beds and has a sleeper sofa for alternate sleeping.
Nearby you can access the bay from Saint Joe Peninsula State Park. Less than a five minute drive away, you can launch your boat here or simply walk to the bay for excellent fishing, crabbing, and bird watching.
A bike path extends for the length of the peninsula and kayaks can be rented for a day on the bay. Horseback riding is available close by at Salinas Park.
For those who enjoying fishing, you can charter bay fishing guides for redfish, flounder, speckled trout, tarpon, Spanish mackerel, and scallops. Off shore fishing is available at the Port Saint Joe marina, as are sunset sailing cruises, which I highly recommend.
Drive a short distance to the famous Indian Pass Trading Post for raw oysters and stuffed shrimp. Several excellent seafood restaurants are in the area and you can walk to Cone Heads for grilled grouper or an awesome cheeseburger. Gas is available on the peninsula, as is pizza, ice cream, and other convenience items. A large Piggly Wiggly is located in Port Saint Joe for groceries. If you want to explore the area, Port Saint Joe and Apalachicola offer great restaurants and shopping. Want to prepare your own seafood? Several fresh seafood markets are nearby and we have a gas grill for the perfect shrimp ka-bob.
Barrier Dunes is an exceptional vacation spot where you can relax. Our kids enjoy riding their bikes on the paved street and there are streetlights for added security. What you will not find on your vacation here are traffic jams, crowds, and high rise buildings.

Very nice place! Everything as described, and then some! Very comfortable and plenty of room for three adult couples. The kitchen was better equipped than most places you'll find. Easy walking distance to the pools and beach. Would stay here again!

We enjoyed the property. We talked with the owners about a few small things and they addressed it. Very good communication. The proximity to the beach and state park made it easy to enjoy the beaches.
This week was exactly what we needed. After being locked in our houses for two and one half months, it was nice to get together and relax. We loved the beach and enjoyed quiet nights in the condo playing games.

Cape San Blas is the perfect destination for relaxation! Whether at the pool or the beach, both are very close by! Our back deck overlooks a lake where kids and adults can enjoying feeding dozens of turtles!

Nice spot but watch out for deer flies
The property was nice and our grandsons enjoyed it, but we’ll avoid May and June in the future, as my wife had rather severe reactions to deer fly bites and we left a day early.

These hosts were great. We loved all the beach stuff available. We loved the bikes available, also. During our stay, we experienced a tornado warning. Our hosts actually called to check on us and make sure we knew about the warning. We also loved Barrier Dunes.
Easily accommodated 3 adults and 2 teens. Everything was clean. Outdoor shower was great. Loved seeing the turtles and birds that visited the lake behind the house. Owner was very responsive and helpful.
We had a wonderful stay in June. The location was perfect! It was a short walk to the pool, playground and beach! The home had literally everything we needed. There is a wagon and an extensive selection of beach toys! The kids loved riding their bikes everywhere and fishing in the pond at night. There were a lot of people staying in the community but it never felt crowded and it was very peaceful. We heard zero noise from either of the properties next to our unit. We will definitely plan a return trip to this house.
Overall, my family and I had a good experience renting on Cape San Blas. Our biggest positives were the location of the unit relative to the beach and the overall laid back and quite atmosphere of the Cape. It was also in a good location relative to good restaurants and fun activities such as a day trip to Apalachicola and deep sea fishing. Our biggest issue was with the cleanliness of the unit. On the surface level, things were fine. But there were issues such as a live spider and spider webs in a corner of the ceiling and bath mats that were clearly dirty. We understand that it’s the end of summer and lots of guests have stayed throughout the season, but a deeper clean would probably be helpful. But overall, I would recommend this location for a vacation to Cape San Blas.
The property was very clean, and we had no complaints. Christy and Jim were quick to reply with any questions we had.
We cooked at the condo most nights, and the kitchen had everything we needed, and the grill worked out for us as well.
We stayed during the last week of July, and it was in the 90s every day. Separate thermostats on each floor kept us cool all week.
Though we didn't use much of the lenders' beach equipment, they were quick to offer the use of anything.
This is our fourth trip to Barrier Dunes, and we have always had great hosts.
We loved staying at Barrier Dunes. Jim was incredibly nice and easy to work with and answered all our questions. We hope to stay here again next year!!
Incredible stay at a great price. Great unit, fantastic amenities. It was everything we had hoped it was going to be and we loved our time here. Will be back for sure!

We spent Thanksgiving week at this house. It was great. The beach is amazing here - beautiful, soft, white sand and you can walk for miles in either direction. The townhouse is nice, especially given its reasonable price. It is relatively simple but comfortable and the kitchen is very well equipped. There are a couple of nice pools and tennis courts too. The bike path starts just down the street and runs all the way to the mainland. The owner was super responsive and very helpful. A great stay.
Overall, the house and neighborhood were all okay but nothing more. The house had only enough utensils for our family of six for a single meal. There was only enough toilet paper to last us through one day of our week-long stay. The beach chairs, canopy and wagon were all rusty and couldn’t be used. Unbeknownst to us, the grill grease pan was full and caused a large fire that singed my hair and could have burnt down the deck if not the entire unit. The unit is advertised as pet friendly but charges a considerable pet fee and then the owner held back some of the deposit for pet hair. The VRBO listing states that the check-out time as 11a but we were charged for checking out at 10.30a because the owner stated that check-out time was 10a.
The location was good. Very close to the beautiful state park beaches and bay access. It takes five minutes to walk to the beach which is convenient but the access has several steps so could not accommodate a stroller, wheelchair or beach wagon. Many of the beachgoers set-up large encampments along the span of the development and kept some of their items on the beach overnight to claim the space for the entirety of their stay. This made for a long walk to find an open space.
If you go to Cape San Blas be prepared for a politically charged vibe (several flags and banter endorsing one of the presidential candidates), a lot of alcohol consumption on the beach and more young people than families. We did have a nice beach week but would not stay at this house nor return to Cape San Blas again.

Cape San Blas is a family destination, as persons under 25 are not allowed to rent. Our beach chairs are aluminum so they do not rust, but I did find one to be broken after this stay. This guest was not charged a fee for departing late, even though it slows the cleaners, she was charged for having pets on the furniture, which is expressly prohibited in our lease and caused the cleaner substantially more work. The guest is unhappy to be charged for her uncleanliness and felt like we should have cleaned up behind her animal(s). We did, this guest arrived to a spotless unit and we keep it clean for all our guests! We do not provide a beach tent for guests' use and our beach cart is fully functional! Our gas grill is barely over 1 year old but somehow two tanks of gas got consumed in a very short period so I can only surmise someone left the gas grill burning for an extended period (unsupervised). Understand this guests bad review for what it is, retaliatory, I left her a bad review first and would not allow them to return. They depleted my fire extinguisher and somehow all cleaning utensils simultaneously disappeared. We have 15 dinner knives, 15 spoons, and 11 forks. There is absolutely a ramp to the beach for those who cannot navigate stairs, this guest apparently did not see it. We have great reviews and remain ready for our happy guests!
Upon arrival, we were greeted by Jim, who was extremely nice! The house was extremely clean and smelled fantastic! There was plenty of room for everyone to stay and plenty of bathrooms for use at the same time. Kitchen had everything we needed. Our favorite part was the pool, which is like a two minute walk from the house (map doesn't do it justice). It was never crowded and the people in the neighborhood are super nice. The beach is a little more of a walk, but nothing terrible and there is a handicapped parking spot at the "clubhouse" if someone needs it. The deck was peaceful at night! Beds were comfy. Was a great place to stay and would choose this place over and over again!
