The Space:

This four-bedroom waterfront home comfortably accommodates up to 10 guests and offers true indoor-outdoor living just steps from the water. The open living and dining areas are filled with natural light and open directly to the deck, creating a seamless flow for relaxing, dining, and entertaining with uninterrupted water views.



Outside, enjoy a spacious deck with lounge seating, outdoor dining, grill, hot tub, and direct access to the private beach. An outdoor shower makes it easy to rinse off after a day by the water.



Inside, the home features central air conditioning, a fully equipped kitchen, WiFi, and multiple gathering spaces designed for extended stays and relaxed coastal living.



The surrounding area offers a laid-back coastal atmosphere, with nearby beaches, farm stands, vineyards, and nature preserves to explore. Guests enjoy convenient access to local dining and seasonal attractions, with Wading River, Riverhead, and the broader East End all within an easy drive.



Seasonal Availability of Outdoor Amenities

Please note that all outdoor amenities, including patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

IMPORTANT NOTES:

- The primary renter must be at least 25 years old.

- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.

- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.

- The property is subject to a $95 hot tub fee per cleaning service.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

A car is recommended for getting around the area. The home is easily accessible by car, with nearby beaches, farm stands, restaurants, and nature preserves within a short drive. Seasonal traffic can increase during summer months, so planning ahead for peak times is advised.



Other Things to Note:

Cancellation Policy

- Bookings canceled at least 30 days before the start of stay will receive 100%.

- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

- Please note: This cancellation policy is not applicable for HVMB guests.



Guest Insurance

Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
