Rustic Cabin on the Sabinal River

This peaceful spot is one acre right on the Sabinal River with access to 600 ft of river bank. Lots of deer, birds and fireflys. Tons of Perch in the river, so bring some light fishing gear for the kids.
14 mi to Garner State Park and the Frio river. 14 mi to Lost Maples State Natural Area.
Just outside of Utopia TX for quick access to grocery store, restaurant and local artisan shops.
Sadly, there's a terrible drought right now and not much water in the river. But the view is still beautiful, and you'll enjoy sitting out back with a fire in the pit and listening to the frogs chirp as the sun sets on the other side of the Sabinal river.

Why they chose this property

We love being on the river. It’s right outside the back door. Our residence is also on the river, but on the other side of town.

What makes this property unique

What makes this place so special is just sitting on the back porch and listening to the frogs chirp. Utopia is a great place for kids to be kids.
