This two-story, newly-renovated five bedroom, three and a half bathroom Beach Home sleeps up to 16 and features comfy king beds in both master bedrooms, queen beds in both guest bedrooms and two double over double bunks in a hallway nook. You'll be able to relax with your whole family on your own private pool deck with comfy beach chairs, a large front patio while listening to the waves or the second-story deck overlooking the gulf. Once inside, you'll enjoy a spacious living room with a large flat-screen TV to catch the game, a modern kitchen to prepare your own meals and a dining table to recap your day in paradise with the whole family. Best of all, you don't have to wait on a crowded elevator to get to the sugar-white sand because a beach access is just steps away, directly across from the driveway! The house comes equipped with beach chairs so be sure to grab them on your way out to the beach!
$500 Refundable Security Deposit required for rental.
Maximum of 4 vehicles allowed.
The pool is available to heat in the colder months. There is a $50 per day fee. If you are interested please let us know at least a week prior to your arrival.

This home is steps to the ocean and just minutes from Pier Park! The home was over all clean. Not sure if the cleaning lady mops because our feet was very black when walking on the floors. Other than that it was very spacious and beautiful!!! Perfect for a large group and great area.
No Propane, short on supplies, lacking, communication, and toilet in master bath needs to be fastened down better.

We loved the house. Super spacious. Kitchen wasn’t very well stocked with what you would need if you cook a lot on vaca and the dishwasher didn’t work for our entire stay. It was replaced the day before we checked out. But overall we just loved it so much. We hope to be b k next year!
This is a great location near restaurants and perfect distance to the beach. The pool was a perfect

Great home, quiet and directly across the road from the beach. Kids loved the pool.
This home was absolutely amazing and my 11 family members loved it! We stay in PCB once a year for over 20 years and could not recommend the property more! A chilled pool would have been great with the hot weather we had!! We still enjoyed the pool and the open floor plan helped with our big meals! The location is the best part IMO. We have a lot of beach supply’s and the walk was 10 seconds from the front door with no stairs!
Easy beach access, plenty of room. Trash wasn’t picked up the week we were there from holiday weekend. Wanted to cookout on the grill provided, no propane. We bought one and was reassured that I would be reimbursed. But all and all we always have a great vacation .
Overall was a good stay. The biggest issue was washer was broke upon arrival. When I contacted management they were aware of the washer issue. This would have been nice to know before hand so that my family could have packed accordingly and not relied on a washer. Poor communication in that aspect. We did have to go wash clothes at a laundry mat twice. New washer arrived on our last day of trip. Food crumbs in refrigerator and utensil drawers.

A group of friends and my husband and I stayed at the Biltmore House for 7 nights. We had an amazing time! There is beach access directly a crossed from the house with a small private pool onsite. The pool required cleaning but maintenance came out same day to clean it for us. There were plenty of bedrooms to accommodate our 8 adults and one child. The washer/dryer and dishwasher made life so much easier since pots/pans and linens where limited. There were some minor cleanliness issues that were no problem for us to take care of ourselves. This house was close to restaurants and attractions but far enough away that we had our own privacy and felt like we could relax. The beach was so close you can walk home for lunch or even if you forgot something it wasn’t a hassle. There also aren’t really any condos close, so the beach is not super busy in this area. There weren’t any beach chairs or toys so bring your own. Only thing that could have made the place better was a grill to enjoy the nice outdoor space. Overall we had an amazing time and would definitely return!

The property advertises that it sleeps up to 16 people however, there is not enough towels for 10 people let alone 16. It would be nice if there was towel racks. The front door handle kept falling off and it was difficult to get in the house. There was no soap like hand soap. The dryer had a lint catcher that did not go down well so it would tangle around our clothes. The cabinets were very worn and looked beaten. The overall appearance of the living room was terrible. The couch was very uncomfortable and pillows very dirty. This was not a totally renovated property as advertised. The water hose outside was in terrible condition holes in it and the end did not have a nozzle. It was cut all up. The broom and vacuum was the absolute worst. You could not sweep or vacuum sand because the vacuum did not suck up anything and the broom was he cheapest piece of ****. Main Light was blown in one of the bedrooms.

Great house and location
The beach house is great and location is perfect. You walk across neighborhood street to beach access. Lots of towels for all, the kitchen could use more cooking pans and plates. 1 pan and 4 piece set of dishes for a house that sleeps 12. There is not a hairdryer, which is fine if we had known before hand. I haven’t stayed in a condo or house in years that didn’t have one. The property management was not good at all. I called to ensure the checkin info would be sent prior and was told we would get an email. I didn’t and had to call to get it sent. Got a call about 30 minutes prior to our checkin time that it would be ready at least 1 hour late due to cleaning was taking longer because prior guests had “trashed the place”. When we got to checkin the floors were swept not mopped so still dirty and the pool was full of sand and I requested it to be cleaned. I was told it would be done first thing next morning. I called daily and my husband cleaned the pool on day 4. We were sent by email the wrong wifi password and I sent an email to maintenance but they never responded. We found the correct password on the router. I tried calling the guest service number too and sat on hold 3 times for more than 10 minutes each. They didn’t know anything about the property and couldn’t help.

The only star this property gets is for the location. It is directly across the street from beach access, which made for relatively easy trips to the beach. The house itself is also newer and the appliances were nice. Everything else was terrible because the house was absolutely filthy when we arrived. It appears that despite having FIVE hours between check-out and check-in, the 'cleaning' crew only changes the linens and towels and does nothing else. There was a thick layer of dust on every surface in the home, meaning it hadn't been cleaned in months. There was mildew in every shower, algae in the swimming pool, and sand on every single floor in the house. I expect a little sand - it's a beach house! - but a simple sweeping would have taken care of most of it. We called and complained within the 24 hours, as instructed, and a woman and her husband were sent with a half-empty spray bottle and half a roll of paper towels, a new shower liner, and linens that were even dirtier than what was on the bed. When we called to complain and ask for a proper deep clean, we were told that we could leave and would get a 50% discount on the remaining three days of our trip. So they get away with it because it's essentially 'suffer or end your vacation' since there's no way we could have found alternative accommodations on such short notice. I do not recommend renting any properties associated with Royal American - a quick scan of their BBB (they are not accredited) shows that lack of cleanliness is a recurring issue. If you're willing to do the cleaning yourself, or don't mind wallowing in filth, then the location and home are great. Otherwise, stay away.

Customer Service Killed the Experience
First of all check in will always be late, I should have paid attention to the reviews.
Our lights in two separate bedrooms had somehow gotten wired together and one rooms light would turn on when the other one's was turned off. We spent a few hours trying to get any kind of emergency maintenance to come fix the issue...NO AVAILABLE MAINTENANCE after hours! NONE. We finally cut off the breaker.
I spent the entire next day trying to track down an office manager that doesn't come in until 11 on Mondays. Then I spent the remainder of the day explaining my issues to 3 different maintenance people who called me for explanation and to tell me they couldn't get to me until the next day. Around 5pm when my husband demanded that some kind of manager pay us an in person visit, the maintenance manager showed up and things got moving. Lights were fixed, pool was cleaned but the TV in the master never worked and they never came back to fix it.
The property manager did finally give me a percentage of my money back, but I wasted 2 days of my vacation dealing with maintenance issues. I would not hire this property management company to manage any property of mine. Customer service sucks. The front desk people know nothing. Before we got to the house it took me 3 calls and 3 days just to confirm if there is a TV in every room!! Don't know why I didn't cancel right then.
The house itself is super nice and roomy. The location is amazing. These owners are going to miss out on return business solely based on customer service.

We booked through Boardwalk and then Emerald Coast took over. If I had not called in September I would have had no idea that the new company did not have my credit card information for final payment. When we arrived the door sticks but we figured it out. The pool has a leak in it and the stuff for the pool wasn't on for the 1st few days. It was too cold as the pool had to have water added to it just about every other day. The cupboards in the kitchen were peeling and the stairs had metal showing through the wood which could be dangerous. The island electrical outlet is shorting causing the breaker to trip. The master bedroom upstairs had a short somewhere. It would trip the breaker for known reason. The bathtub in the master suite does not have hot water. The maintenance was responsive but turning up the hot water tank did not resolve the issue. The 6 beach chairs that were advertised as a perk were missing. This was fixed promptly. The configuration of the bathrooms has up to 12 individuals sharing one bathroom for showers. The two queen bedrooms and the alcove that contained two sets of doubles would share one bathroom. The two kings are ensure. There is a half bathroom.
The property was great. Beach access was far better then staying in a condo. You didn’t have to take elevators and parking right outside your door. The condo was very nice only problem the floors were a little dirty but other than that great. Pool was fun and loved where there was a little deck area in pool for children to play on. Will stay there again!!
Overall a wonderful property. The window blinds were a little dusty, windows weren't locked, and the sectional sofa was made for people under 5' tall. The no pet policy had been overlooked, the sofa smelled like dogs had been there. We were very happy with the overall property and location, and would definitely like to return soon.

We enjoyed our stay although we had challenges the first 2 days. The day we arrived we had no heat and no cable connection for the TV. It was so cold the day we arrived and the day after that heat in the house was a must. After several calls for maintenance everything was fixed and we were happy. The property manager apologized for the inconvenience. Beautiful house.
