Perfect Vacation Location And Pet Friendly Too. 1 Block To The Beach! WiFi
This 1940’s Folly Beach house has all the charm of an original Folly Beach cottage. You can hear the waves from the porch or walk 200 feet to the beach access. All the restaurants and night life of downtown Folly Beach are only three blocks away. Pets welcome with a small fee. Amenities include WiFi, gas grill, flat screen TVs with satellite connection , outdoor shower, washer and dryer, and plenty of parking.
Check In:
1. Early check in or late check out may result in an additional charge to the guest.
2. We will try to meet you at the house on your arrival. You will be emailed the code the week before your arrival.
During Your Stay:
3. Report problems to the manager or Folly Beach Public Safety
4. Propane tank refills are guests’ responsibility.
5. No "Partying" or loud music. Active noise monitoring systems are installed in the house and will alert me if the noise level is above the set threshold.
6. Please adhere to the maximum occupancy for your house. Additional people may
overwhelm the septic system which is sized to the house.
7. Additional guests must be coordinated with the owner prior to check-in.
8. Hurricane policy. If an evacuation for Folly Beach is ordered by a government
agency you may elect to vacate the property. Notify the manager of your intention to vacate.
You will receive a refund for the prorated portion of your stay covered by the evacuation order.
10. No smoking or vaping within the house. Smoking and vaping are allowed outside the house,
including screened porches. Please ensure all areas are clear of smoking materials on departure.
A $200 charge will be deducted from the deposit if guests smoke or vape inside.

11. Remove all items from the refrigerator and set home thermostat at 75 degrees.
12. Wash dishes, strip bed sheets and pillow cases, take out all garbage.
13. Close propane tank valve (under BBQ Grill – turn clockwise).
14. Lock the doors when you leave.
15. Costs resulting from damaged, missing items, or
additional cleaning shall be collected from you. Please be advised: MINIMUM
charge is $100 for ANY repairs, additional cleaning or cigarette butts left outside the home.
16. Payment of the reservation funds indicates acceptance of this agreement. If you cancel this
reservation, the manager will make every effort to find new renters. If he is able to do so, he will
refund the reservation funds up to the amount of rent collected for the cancelled dates from the
new renters. Otherwise, the reservation funds will not be reimbursed.

Spring Break at Sweet Tea

We booked Sweet Tea as a last minute Spring Break Trip. Having never been to Folly Beach, SC before we were very pleased with our decision to try this house and beach. The house was well stocked and had plenty of general necessities. Also, everything was clean and organized. Location is great - short walk to the downtown/pier area where all the main restaurants are located. Also, just steps to the beach with 2 access points just a few hundred feet from the property. We enjoyed our stay and would like to visit again in the future.

Fabulous stay

Super cute and cozy beach bungalow. Stocked with anything you could possibly need. Great size house for a small family or two couples. One block to the beach and walkable to Folly village. Will definitely stay again.

Sweet Tea is a Sweet Stay

We loved our time in Sweet Tea! The beach access is fantastic! The house is well equipped with fans in each bedroom, a well stocked kitchen, a washer and drier, beach toys and chairs... It was clean and comfortable and charming. It was a joy to stay here and we will definitely be back!

Folly beach family getaway

The house was perfect, the listing doesn’t serve it justice. Very clean and incredibly easy to access the beach. Kevin was extremely accommodating and made sure we where happy and comfortable. We will be back for sure!

SWEET TEA IS THE BEST

This lovely, cozy 3bd/2bath home is everything we seek in a home away from home… beautifully equipped and very comfortable with enough space for us plus any kids and pals who might come to visit. Its location: a one block (as the crow flies…)/two block walk from the beach; access is a breeze. Sit on the front deck and listen to sounds of the ocean… We will definitely be back!

Cozy house in a great location!

This home was cozy but offered plenty of space for our family of 5 and 2 pups. We loved being able to walk everywhere we went, and the proximity to the beach was fantastic! The beds are extremely comfortable, and the fans in each room for white noise meant we all slept great. The kitchen is extremely well-appointed, too--I was even able to make my son a cheesecake for his birthday! 10/10 recommend this property, and we look forward to visiting again sometime!

Great Stay in Folly

We had the best stay here during our week in Folly Beach with our 2 kids and dog. The house is in a perfect location with easy access to the beach and a short walk to Center St. It was super clean and had everything we needed! We had a minor maintenance issue but it was taken care of promptly. The owner (George) and Property Manger (Kevin) were super welcoming and accommodating. Would highly recommend staying at The Sweet Tea! We can’t wait until our visit! Thanks again!

Comfy and Cozy

We truly enjoyed our stay at Sweet Tea. There was plenty of room. We especially loved the newly remodeled kitchen, the front deck, and the screened-in porch. We also loved the location. It’s just 1 street across from the beach and there were 2 close major accesses to it. We also liked the close access to Center Street. Kevin was a very helpful and friendly manager. We appreciated how easy it was to work with him.

Perfect set-up

Perfect set up for those wanting a “throw back” beach cottage feel with modern conveniences. Location was great for walking to the beach and restaurants (snow crab legs at crab shack and the tuna poke at low life were our favorites along with the cinnamon rolls at lost dog cafe). Mgr Kevin does great job welcoming you and making you feel taken care of. Enjoyed cooking some meals in (fresh seafood from Crosby’s) bc kitchen was so well equipped. So helpful that beach chairs were provided. Everything was clean and cozy. Would def stay here again.

Memorial week vacation.

All was good, all had a good time. Wish the grass had been cut, also screened in porch was very very dirty. Also need to edit things left under the porch. Most are broken. Also front room closet was full of stuff so couldn’t use at all.

Happy to be back!

This was the second consecutive year staying at this property for our family of four, and it felt like a home away from home for us. We love its proximity to the beach and Center Street. It thunderstormed every day of our stay, but we managed to find a sunny time at the beach every day but one. There was a snafu with the cable/wifi not working the first few days. The property manager communicated well with us and fairly compensated us for the lack of service. We also had a chance to meet the new owner, and he was friendly and welcoming. We suggested to him that an upgraded outdoor shower would be our one main recommendation.
