River Rock Villa was shaped by the land, and the land changes with the seasons.
Spring arrives with birdsong, gardens awakening, and woodland trails inviting exploration. Flowering trees and shrubs encircle the circular drive, iron sculptures emerge among the blooms, and a hidden arbor opens toward the changing landscape.
Summer brings long afternoons at the pool, fishing along the river, meals on the terrace, and twilight fireflies dancing through the trees.
Autumn transforms the surrounding woods with color—inviting crisp walks to the river, porch conversations wrapped in blankets, and evenings gathered around the fire beneath the stars.
Winter turns River Rock inward. Fireplaces glow, holiday traditions unfold, movie nights bring everyone together, and the year-round hydrotherapy spa offers the simple pleasure of soaking beneath a canopy of stars.

THE RESORT EXPERIENCE
The layered, terraced infinity pool naturally becomes a gathering place. Its multi-level design creates spaces for swimming, playing, and relaxing while opening views across the surrounding landscape.
The circular waterslide connects the upper pool to the lower basin. The raised spa welcomes guests throughout the year. Open lawns invite spontaneous games, while the wraparound porch offers a quieter place to pause.
The 10-foot swing is designed for adults as comfortably as children. A hammock nearby offers another invitation to slow down.

THE HIDDEN GROTTO
Beneath the terrace lies one of River Rock Villa's most distinctive gathering spaces.
Inspired by the relaxed charm of a roadside retreat in Puerto Rico, the shaded grotto features hand-painted palm murals, a sandy floor beneath your feet, and three arched sliding glass doors framing woodland views while providing shelter from sun or rain.
Children build sandcastles. Families gather around the picnic table. Friends settle into a game of billiards while remaining connected to the outdoors.
Playful and peaceful at once, the grotto is often where the day's pace begins to slow.
INSIDE THE VILLA
A soaring 20-foot great room frames views of the pool and surrounding landscape, bringing the changing light and seasons into the heart of the home.
River Rock Villa was designed for gathering without sacrificing privacy. Its circular flow allows guests to move naturally from one space to another, creating opportunities to come together and to retreat when desired.
The five bedrooms are arranged as private retreats, each with direct access to its own bathroom. Generous gathering spaces allow everyone to be together without requiring everyone to be together all the time.
Entertainment continues indoors with a dedicated poker table, air hockey, foosball, a home theater, and a grand piano inviting guests to gather around familiar songs or create new traditions of their own.
A Sonos sound system throughout the villa's gathering spaces allows guests to create the soundtrack for their stay, from lively poolside playlists to holiday favorites and quiet background music.

Our family of five our dog had an amazing stay! The heated infinity pool was the highlight—we spent hours swimming, playing pool volleyball, making up games, and relaxing in the spa while enjoying the beautiful waterfall over the infinity edge. The kids loved the slide (me... not so much! ).The home itself was beautiful, exceptionally well maintained, and spotless—easily a 10/10 for cleanliness. We also loved spending our evenings playing air hockey, Pictionary, Chinese checkers, and poker together. The house has a special way of bringing everyone together, and we made so many great family memories.We also enjoyed hiking the nearby trail. We wandered off the path for a bit and got a little lost, but it turned into a fun family adventure we'll always remember.The downstairs central AC wasn't working during our stay, but the owners were incredibly proactive and communicative. They more than made up for it by providing a generous discount and bringing in large portable air conditioners that kept us comfortable throughout our visit.Overall, this was a fantastic stay, and we'd gladly return. Highly recommend for families looking to relax, have fun, and spend quality time together

My family of four and our dog had a perfect vacation here! We swam in the pool every day, played board games and air hockey, hiked to the river to explore, read books, watched movies, baked and cooked in the fully equipped kitchen, and felt totally at home. The woods all around the house are lovely and give such nice privacy. The homeowners are the best!! Highly recommend!

The house is COOL, almost too cool!Parts are like a museum with curated rooms and a vast selection of displayed paintings. The artistically stylized pool is like something you might find at an exclusive high end resort- we spent most of out time in or around it. The kitchen is top notch and well stocked with appliances and just about anything you could need. Prefer to cook outside? Choose from a new Blackstone, Smoker, or 6 burner propane grill. We also had a great time playing foosball and air hockey with the kids- as well as the other adults.

This is hands down the best property in the Fredericksburg area. There are huge bedrooms with their own bathrooms. There is a huge 4 room play area in the basement where also your doggies can stay, plus there's a pool table in a huge sandbox for teens and kids under the pool. There's a movie projector, a foosball and air hockey table, tons of board games and a card table. There are bathrooms everywhere. The gorgeous backyard and the hot tub alone is reason enough to come here. Swing set in the front yard. A seven year old never had it so good. My family never wanted to leave. Furthermore, I am a chef. I stayed here over Thanksgiving and prepared a feast. There was absolutely NOTHING that was unavailable in this kitchen. Only my kitchen has more spices, and that's because I'm cooking 10 different ethnic foods in a month. There's a Walmart 10 minutes away, and a Costco for heaven's sake, 20 minutes away. You're tucked in a safe, private community perfect for learning how to breathe again. It was Thanksgiving with family, ya'll, and I've never left a place more rested and grateful. The hosts Rebecca and Mike are experts. No problems at all, in fact, I felt held and cared for. The home was even decorated for both Thanksgiving and Xmas! 10/10.

What guests experience today evolved slowly through stewardship, creativity, and a deep respect for the natural beauty that surrounds it.
Our children have grown, and family life has expanded across generations, but River Rock remains a place where our family gathers for holidays, reunions, celebrations, and time together. We believe joy multiplies when shared, which is why we welcome couples, families, and guests who value privacy, nature, and meaningful time together.
Hospitality has always been part of the River Rock story. Each stay is thoughtfully prepared, from the details that help guests settle in comfortably to recommendations and personal touches that can make a celebration or quiet retreat feel especially meaningful.

Why they chose this property
River Rock Villa rests beside protected Rappahannock River conservation land, where more than 4,000 acres of preserved shoreline and forest help shield the landscape from future development.
The approach is intentionally quiet. A cul-de-sac opens into wooded acreage, where a natural stream moves through the property toward the river, crossing beneath a small footbridge where turtles gather in warmer months.
Private trails lead from the property toward the riverbank. Through the trees, there are glimmers of water, while distant rapids gurgle on still mornings. Guests can follow the trail into the landscape, reaching the river on foot for fishing, exploring, swimming, picnicking, and quiet moments along the shoreline.
At the base of the trail stands a historic canal lock, believed to date to the early 19th century. Its granite walls have endured through generations, weathered naturally by time and the river, yet remain remarkably intact.
We thought of the old lock as a connection to the river's history, the Revolution, the Civil War, and generations come and gone. Only later did we recognize a deeper connection.
The language of that old stonework found its way into River Rock Villa itself.

What makes this property unique

River Rock Villa is one of those places.
The land has always led the way. The home, terraces, trails, water, and stonework were shaped around its natural character, creating a place that feels expansive without feeling exposed, and connected without requiring everyone to experience it in the same way.
Even the pool is more than a place for swimming. From the house, we might see a grandmother sitting at the water's edge with her feet in the shallow water while a little one plays beside her. A mother stretches out nearby, someone swims, another reads, and conversation moves easily between them. The 11-inch shelf gives everyone a place to belong—together when they want to be, and in their own space when they choose.
The experience continues around the property in gentle circles: the driveway, the wraparound porch, the terraces, the paths around the pool, the circular waterslide. Guests move naturally from one place to another, discovering that there is always another way to enter the experience.
For more than two decades, our family and extended family have gathered here for holidays, celebrations, reunions, and simply being together. Children have grown, families have expanded, and the meaning of the place has grown with them.
