The Tree Top Terrace- is private, close to ocean & downtown on James Island..

Located at 1545 Grimball Rd Ext, James Island, SC. This spacious Home has serenity & unique kind of privacy which places you in the middle of everything and yet above, it all. It's 5 minutes from Folly Beach with Island life and only 15 minutes from downtown Charleston with its deep Southern culture. Even with all there is to do, you will love being here tucked in, surrounded by 60' tree tops, overlooking all. If you have companions, have them look up the adjoining "Lazy Susan" 2 bdrm cottage.
The space
A unique place has style all its own with high ceilings, big windows, room to think open thoughts. Inside it's light, surrounded by tons of 60' trees, & by bird life, (lots of red birds), all their calls and habits, create a world above that you are now in.
There's a second effect, the spiral staircase or the stronger wide staircase get you here. There's the terrace, the deck and the porch connecting you with outside. Inside it's really pleasant. People can feel so comfortable they want to "stay awhile"!

Guest access
You enter either up the front spiral staircase or take your luggage through a common area entry to the back stairway up to The Tree Top Terrace. It's protected by this huge live Oak between you and the road in front, lined by jungle ditch and overlooks an empty field backed by forest. Pretty private and pleasant!. We are very allergic and cant take pets.we had to give up our own. It has been decontaminated to rid any allergy contamination for health reasons so sorry we cant take pets.

This property is really unique and comfortable to rent. It’s so close to the beach also! My family was able to stay here and easily access the property. Communicating with Susan, the property owner, was a breeze as she was knowledgeable on the area and available to give instructions for access. It rained for the majority of our stay but this rental has plenty of outdoor spaces to enjoy the gorgeous Folly Beach weather. Really cannot say enough good things about how enjoyable our stay was!

Awesome place near the beach. I was familiar with the area and knew exactly where it was and chose it for that reason. It's is in a quiet neighborhood between the busy part of Folly Rd and Folly Beach near the marshes. Beautiful deck off some forested lowlands and wonderful home. Super convenient to everything yet so quiet and peaceful. Definitely planning to stay again. 5 stars all the way!

This little gem is so close to the beach, Charleston. Wal Mart pickup about 4 mins away, which we used daily. Air conditioning was excellent, nice sleeping spaces. We used the kitchen to cook full meals and it was equipped to do so. Great ice maker! Great dining area too!

Family visit at Folly

Celebrating our granddaughters birthday and being so close to family on James Island. Plenty of room for the 2 of us. Enjoyed the decks. Carrying luggage up the stairs may be a problem for some. Washer and dryer are in garage not in the rental. Overall great for the price.

Wonderful stay!

This is a lovely, private, unique and beautiful rental home. All the outdoor porches are wonderful and you feel like you’re just sitting up in the trees. Cute furnishings, well stocked and the home was very clean. It’s an excellent location right in between Folly Beach and downtown Charleston. Susan was very responsive and extremely helpful and very kind. We definitely plan to come back!

Spacious, clean 2BR ten minutes to Folly Beach!

My wife and I came to celebrate our anniversary and found the Tree Top a great bargain. The unit was spotless, with modern, updated appointments, plenty of clean towels, and easy access to Folly Beach. Susan was a great hostess, gifting us wine when she heard this was a celebratory trip.. she even loaned a hair dryer to my wife who had forgotten hers. We will definitely be coming back!

Great Central Location

A nice clean, small apartment centrally located on James Island. Cozy place and Susan was very responsive and accommodating.Stair-only access so must be able to climb stairs.Some of the neighborhood houses are not very nice - but I know the island well and expected this. It’s an area that is in the process of improvement - but safety was never a concern.Overall a great place to stay while heading out on excursions into town (about 10 min if traffic is light) or to Folly Beach (easy 5 min again if traffic is light)Would stay again!

August 2024 stay (5 days)

Property was very nice. Access by stairs was not an issue for us but for others it may be more important. Beds were comfortable. Rooms had individual air units to allow customized room temperatures. Balconies were nice - we would have spent more time on them except the weather was warm & humid during our stay. We did not use the kitchen very much but what we did use worked fine. TV / living space was good for our group (4 people). Washer/dryer is in a separate garage area but we were able to access it when needed. Susan was very responsive as a host and ensured we had everything we needed. Overall location / price was the main reason for our stay. 5-10 minutes to Folly Beach and 15-20 minutes to downtown Charleston. We would stay again!

Didn’t enjoy

It’s a shared property with host, that wasn’t advertised. You have to ask for code to washer and dryer in garage. On the third day we realized it was infested with “palmetto bugs” which are Florida woods roaches. We were 18 so finding a last minute hotel was a struggle. We found one but it didn’t have a check in until 4. We were unaware that we still had to be out by check out time at 10 as this wasn’t our fault and was an inconvenience. We tried explaining our cold food wouldn’t last from 10-4 in the car. When we first got there there were mouse droppings in the drawers of the dresser that we overlooked. We were very understanding at first and that was not reciprocated to us. We were told it has never been a problem and it was due to the heat and humidity. Said the bugs were gone the day after we left even though it takes a while to get rid of them as they lay eggs. She made it seem like it was our fault they were so bad because we weren’t fully gone and had stuff still there a few hours past check out time.

It was a really nice space to stay with bird noises out back to listen to while drinking coffee. There were plenty of towels and pillows and the house had ample seating. It was a little stuffy when we got there but figured out the mini splits and got the temperature regulated. The host was quick to answer any messages. The front spiral staircase is not for those who are not agile. It was tricky to navigate a roller suitcase up and down the stairs.

Its a small neat & tidy cottage near watrr, downtown and tons of things to see and do. My next door neighbor shares his pecans with me. This is a great place to come and disapear.

This is a normal cottage close to a beach. Its got comfortable clean furiture that are simple and beachy. Its quiet accomidating, close to beach, downtown, groceries and resturants. Check out the pictures.
