You will have access to the entire home, including most of the 1.7 acres that stretch down to the river with meandering paths on the property. We do ask that you kindly refrain from the off limits areas which are behind the garage, the crawl spaces, and the locked closets inside the home.
OTHER THINGS TO NOTE
Trash & Grounds: - Trash Pickup: Every other Friday. Please use the bear-proof dumpster and ensure the latch is securely closed after use.
- Hot Tub Maintenance: Serviced every Monday or Tuesday to ensure it's sparkling clean for your enjoyment.
- Lawn Care: Mowed every other Tuesday during growing season.
Wildlife & Critter Awareness: - Please respect wildlife from a distance.
- Do NOT leave food or food trash outside or in unlocked cars.
- As a rural property surrounded by nature, you may occasionally see smaller critters (flies, spiders, field mice etc.). This is part of country living!
Outdoor Cooking: - BBQ Grill: Propane tanks are provided for the grill. Guests are responsible for refilling the propane tank (mountain store nearby). Please clean after use and replace the grill cover once no longer hot.
Pet Owner Responsibility: - The yard is unfenced. Pets must be supervised at all times due to wildlife in the area.
- Please be aware that not all plants on the property are pet- or human-safe; supervision is essential.

We thoroughly enjoyed our stay. The hosts were incredibly accommodating, communicative & helpful. We could tell they put in a lot of thought into how everything was arranged & furnished. We were quite comfortable & cozy. We loved having an equipped kitchen to cook in. The hot tub was a fantastic way to relax. The property was a great “playground” for our pups. Wed highly recommend for large groups or families!
The property worked well for the number of people we had. It was close to everything we did on our stay in Glenwood Springs.

My friends and I had an excellent time here. The backyard space, especially near the creek, was lovely, and the home was clean and comfortable. The dining room /sunroom area made for a great hang out spot and the photos don't do justice for all the natural light! The kitchen was remarkably well stocked for cooking and eating at home, even for our group of 12. Would definitely stay here again!

The whole family was very happy with the place. We had kids and teens that had their own space, to play, pay video games and watch tv. Kitchen was fully equipped. Home was very clean. Had the perfect amount of towels for everyone. Hot tub was amazing! Overall 10/10.

Not a fan of the hosts pressuring me to leave a 5 star review via a VRBO message after our stay. For context, there were 6 adults on a golf road trip with all our own food and drinks. Here’s why only 4 stars: The space here is great. 5 full bedrooms and a sixth room that has a pullout couch with privacy. Great living room for hanging out. It’s an old house but super clean and nicely furnished. Rural quiet location. Downsides: fire pit was advertised in the listing but there wasn’t one. Bath towels were polyester or something like that. Fridges had freezers but had no ice and no ice trays to make ice for our drinks. Very strong smell of cleaning chemicals when we arrived. We had to open all windows and leave all fans going overnight to air it out.

- Fire Pit: The fire pit is located a short walk from the main house, down near the water. It is shown in several of the photos. We understand that sometimes guests may not explore the full extent of the property, and we're happy to provide directions to any amenities upon request.
- Ice Maker: The refrigerator in the main kitchen of home is equipped with an ice maker. If the ice maker was not producing ice during your stay, it may have been switched off. We recommend checking the settings if there is no ice. We are also always happy to send instructions or a handyman to the property to get things going for your stay!
- Cleaning Products: We use professional-grade cleaning products to ensure the home is thoroughly sanitized for our guests' arrival. While we ventilate the property after cleaning, residual scents can sometimes linger briefly. We apologize for any inconvenience this may have caused and are exploring additional ventilation methods to ensure a fresh environment upon entry.
- Towels: The bath towels provided are cotton or polyester for durability and quick drying, we offer both at the property so guests can choose to their liking.

What an incredible property! Morgan and Mark provide a lovely experience with their attention to even the smallest details. Everything was perfect, from the cleanliness to the provided amenities and supplies. Our party of 12 (plus one pup) couldn't have slept more comfortably. The house lends itself to gathering together and making memories. The pros: -large open communal spaces while still offering privacy -well stocked -beautiful views -prompt/thorough communication from owners -top of the line amenities -close proximity to town while still feeling remoteThe cons: -lots of morning sunlight in the upstairs primary bedroom (bring an eye mask) -bugs have no problem getting in the home and hot tub (a harvest spider fell on my neck in the kitchen lol. There's no skimmer available to get the dead bugs from the hot tub) -the smoke/carbon detector had a short that went off once we arrived that prompted a call to the fire dept (everything was fine but it made for an exciting and funny story!)The overall experience was perfect! We all would recommend a stay anytime. Whether a large group like ours or more intimate trip, this house really feels like home once you walk through the door. Thank you so much for facilitating a birthday to remember the rest of our lives!

Great Location and Hosts, but Not Comfortable for a Summer Stay
We recently stayed at this property for a summer getaway and there were definitely some highlights. The location is fantastic—close to the Hot Springs and downtown, which made exploring the area super convenient. The house itself is spacious and the Harry Potter like playroom under the stairs was a huge hit with the kids. The kitchen was well-equipped and the owners were incredibly responsive and helpful whenever we reached out.That said, there were a few major drawbacks that made the stay difficult for our group. The house does not have air conditioning, and during our visit it was 90 degrees every day. Unfortunately, there weren’t enough fans provided to make up for the lack of A/C, and the home became uncomfortably hot—especially at night. On top of that, the heating system kicked on in the front room twice, though the owners did quickly respond to turn it off.The biggest issue for us, though, was the quality of the mattresses. They were extremely uncomfortable—so much so that several people in our group left a day early just to be able to sleep in their own beds. We genuinely weren’t sure our necks and backs would recover from another night.In summary, the house is charming, the location is ideal, and the hosts are great—but if you’re traveling in the summer or value comfortable sleep, you may want to keep those things in mind.

We understand that managing comfort during warmer weather can be a challenge, and we do want to clarify a couple of points. While the property does not have central air conditioning, we provide multiple fans to help circulate air. We always aim to equip the home with sufficient cooling solutions, and we will certainly review our inventory to ensure optimal comfort for guests during peak summer temperatures. Regarding the heating system, we are glad we could quickly address the brief instances of it activating, which can occasionally occur with older home systems, and ensure it was turned off promptly.
On the matter of the mattresses, we recognize that mattress preference is highly personal, and what one guest finds comfortable, another may not. We are always looking for ways to enhance our guests' experience, and based on feedback such as yours, we have recently upgraded several of the mattresses to offer a more universally comfortable sleep experience. We regret that this aspect of your stay did not meet your expectations.

Kitchen was fully stocked with cooking and eating utensils, property was beautiful with wild turkeys roaming daily. It is an older home with minor issues with wabbly toilets when sitting down and boards on deck loose. Our check out was at 11am and the wi-fi shut down at 8am, the family gave it a 3.5-4 stars with emphasis on comfort and beauty of property
