Large ADK Log Cabin | Hot Tub | Near Whiteface
Bring the whole family to this spacious Adirondack cabin with plenty of room for fun. Fern Cabin is a spacious log cabin set in the rustic AuSable Acres wooded neighborhood in Jay, NY, offering ample space for your family to create lasting memories. The HOA allows one *unoccupied* camper / RV to be parked. This cabin is not available for events and parties as this is a quiet setting.
Whiteface Mountain Ski Resort is just an 11 mile / 20 minute ride away, taking you through a stunning scenic notch along the West Branch of the Ausable River. Lake Placid is 20 miles / 35 minutes from the cabin. Spend your days exploring the High Peaks region and consider taking a drive to Lake Placid's charming downtown for dining and shopping. In the evening, gather around the fire pit or in the family room for a game of pool or foosball before retiring to one of the four Adirondack-inspired bedrooms to wind down for the night.
Please look for the house binder in the kitchen. It has good information regarding the area and recommendations.
Day before arrival: Address and personalized keypad code will be sent to you the day before arrival through the booking platform’s message system and, if provided, to your email address.
Spring/Fall/Winter Advisory: Despite the deck having been cleared, pollen, leaves and pine needles accumulate quickly in this heavily wooded neighborhood. An outside broom is provided.
Please note:
Three exterior security cameras: front entry, backyard (not the hot tub) and driveway.
Stairs lead to the lower level's game room, two bedrooms and third bathroom. Stairs are also present for the deck. There is one step up for the front porch.
Total guest limit not to exceed 14 people, not including infants.
Furniture should not be moved.
Underage drinking is not allowed. Smoking and vaping are not permitted within the cabin and garage
What we provide:
1 roll of paper towels
2 rolls of toilet paper for each bathroom
5 laundry pods
5 dishwasher pods
Shampoo, conditioner, body soap
Hand and dish soaps
1 washcloth, a bath towel and a hot tub towel per guest
Propane grill - please remember to turn the tank valve off each time.
Air / Heat: Open concept area on the main level has radiant floor heating. Fireplace in living room and wood stove in lower level. Firewood may be purchased locally at roadside stands and in stores such as Au Sable Forks Stewart's Shops and Wilmington Mobil (cash only at Mobil). In summer, please do not adjust the wall thermostats as they do not control the air conditioning and will turn on the heat. Leave the air conditioners on Low.
Hot tub: When using the hot tub's control panel, wait for ten seconds between pushing different buttons. It must be covered when not in use. Be mindful of children near the hot tub.
AuSable Acres HOA Amenities: Please offer our address if anyone asks.
Hiking, snow shoeing, cross country skiing
Lake access including: pavilion, grill, playground, ball fields, volleyball and basketball courts (lake not recommended for swimming)
Ausable River fishing at the end of Signor Rd. NYS fishing licenses are required.
Tennis / pickleball courts - ask us for the access code.
Quiet Hours: 10:00 pm - 8 am per AuSable Acres noise ordinance
Trash: Wednesday evening guests place bagged trash and unbagged recyclables in their respective Casella collection bins and bring to the road for Thursday morning collection. Flatten your cardboard.
The HOA allows one *unoccupied* camper / RV to be parked and guests sleep in the cabin; guests should not exceed the guest limit of 14 guests. Failure to comply will result in a $500 fine and guests will be asked to vacate with no refund.
Departure day:
• Sign out of TV apps
• Run the dishwasher.
• Wash pots and pans.
• Strip the beds that were occupied, leaving all bedding atop the beds.
• Empty the refrigerator and freezer.
• Place used bath & dish towels by the washer & dryer.
• Please place bagged trash & recycling (flatten your cardboard) in the collection bins.
• Turn things off. Please pick up after your pups. Th
• Be sure to close and lock all windows and exterior doors.
• Please check that the hot tub is covered.
• If a service dog is with you, please clean up after them. Thank you.
Occasionally, dependent upon our cleaning schedule and other bookings, we might be able to accommodate an early check-in or late check-out (up to 2:00 pm for late). 12:00 pm -1:59 pm for early check-in and 12:01 pm - 2:00 pm for late check-out would be $50 each.

Load and start the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights
Please wash used pots and pans that cannot fit in the dishwasher.
Close and lock windows and exterior doors.
Hot tub should be covered and if a pup traveled with you please clean up after it inside and outside. Thank you.
Failure to complete these may result in a negative review from the host.
