After a day on the water, unwind on the back screened patio or bask in the Florida sun on the open-air patio in the private backyard. If you prefer land-based activities, the surrounding area is excellent for walking and biking.

Retire to well-appointed bedrooms after a day of outdoor adventures. The master bedroom boasts a queen bed with an ensuite bath, ensuring privacy and comfort. The second bedroom features another queen bed, while the third bedroom offers a cozy double bed and a twin bed. The second and third bedrooms share a tub-shower combo bathroom.

As needed - for our longer term guests- we visit the home each 30 days and book 30 days at a time. Let us know if you would like to stay longer so we can accommodate blocking for you

We are close the the small town center of Green Cove Springs and just south of both Magnolia Golf Course and Fleming Island with loads of activities. The home is located on a quiet small street without a lot of traffic.

Having a vehicle is recommended for this area. We do have Uber and Lyft for ride share but we are not in a heavily populated area

Pets and children should not go near water without supervision. Florida Water Wildlife should not be approached or captured

Please be advised that this property is offered strictly as a short-term residential rental. Any use of the premises for commercial purposes—including but not limited to podcasting, content creation, coaching sessions, retreats, events, professional photography or videography, or other business-related activities—is strictly prohibited unless expressly authorized in writing by the property owner or manager in advance.

Guests acknowledge that the property is located in a natural environment and may be subject to varying weather conditions, wildlife activity, and ambient noise from nature or surrounding areas. We do not make any guarantees regarding weather, wildlife behavior, or the suitability of the environment for specific activities or purposes. Refunds or discounts will not be issued due to weather events, natural occurrences, environmental noise, or other circumstances beyond our control.

The property is managed by a licensed real estate professional. This is a short-term vacation rental and is not subject to the rules, rights, or responsibilities associated with long-term tenancy. As such, we do not collect security deposits or enter into landlord-tenant relationships governed by long-term occupancy laws.

A signed guest agreement is required by local ordinance to gain access to the property.
It will be emailed the week of your arrival and must be signed before check-in instructions are released. The agreement outlines local codes and policies on:Occupancy limits,Parking,Noise & quiet hours,Trash handling,Pets,Events & gatherings,Property damage,Prohibited commercial activity Absolutely no parties, events, or unauthorized visitors. Owner has personal effects in garage and closets including a car in driveway
QUIET HOURS are strictly enforced from 9pm TO 8AM, per local ordinance.
Violations may result in immediate cancellation without refund and fines starting at $1,000, charged to the guest
PARKING: Maximum number of vehicles: 3No street parking.
PETS: must be pre-approved in writing before check-in.Pet fees must be paid in full.
No excessive barking or unattended pets.Guests are fully liable for all pet-related damages or disturbances.Pets are not allowed on furniture or beds unless covered with provided protection.Guests are expected to clean up after pets indoors and outdoors.
TRASH: All trash must be fully bagged and placed in designated receptacles.Message will be sent the night before trash pick up for compliance
Use of the property for commercial purposes is strictly prohibited without written consent. This includes: Content creation,Photography/videography,Podcasting or interviews,Coaching, classes, or client sessions,Retreats or private business events

Outdoor features: Dock is older and has NO FENCE for pets and children. Please watch for wildlife and water safety. It is the Booking guest SOLE responsibility to be in charge of care and safety around water and dock
CREDIT CARDS:Please be advised:Credit card processing fees are non-refundable, even in the event of a cancellation or refund.These fees are charged by the payment processor and cannot be recovered by the host.Refunds will be issued net of processing fees.

A minimum $1,500 cleaning fee will be charged for violations.Underage drinking and illegal substance use are strictly prohibited and will result in immediate removal.
