COMMUNITY STANDARDS & QUIET HOURS
Quiet Oasis: Our cabin is located in a peaceful, established community. Because mountain acoustics can carry sound across the valley, we maintain strict quiet hours from 10:00 PM to 8:00 AM.

Strict Policy: This property is intended for guests seeking a tranquil retreat. Parties, events, loud outdoor music, and excessive noise are strictly prohibited. We reserve the right to remove guests for noise disturbances, which will result in immediate lease termination without refund and a $500 administrative fee.

Occupancy & Parking: To maintain the serenity of our neighborhood, occupancy is strictly limited to 8 guests. Parking is limited to 4 vehicles on-site (carport and driveway). Parking on the grass is strictly prohibited.

SAFETY, WILDLIFE & PROPERTY CARE
Coexisting with Wildlife: We share our home with local wildlife, including bears. For everyone’s safety, all trash must be disposed of in the bear-proof trash cage provided. Please ensure the cage is securely latched at all times to avoid attracting visitors.

Pet-Free Property: To ensure a hypoallergenic environment, we are strictly unable to host pets. Bringing an unauthorized animal onto the property will result in a $500 restoration fee.

Smoke-Free Environment: Smoking and vaping are strictly prohibited inside the home and garage.

Drug-Free Policy: We maintain a drug-free premises. Any illegal substances are strictly prohibited.

MOUNTAIN ACCESSIBILITY & WINTER TRAVEL
Access: Our cabin is tucked away in the mountains, providing a true retreat experience. Please be aware that road conditions can change rapidly. During winter months, All-Wheel Drive (AWD) or 4-Wheel Drive (4WD) with appropriate tires is highly recommended for navigating the mountain terrain.

Preparedness: As is typical for mountain locations, roads are not always cleared immediately. We recommend monitoring weather forecasts closely and keeping essential supplies on hand should conditions limit travel. Please note that we are not responsible for road conditions; we recommend travel insurance for your peace of mind.

ARRIVAL & DEPARTURE
Check-In/Check-out: To ensure our cleaning team can prepare the cabin to our 5-star standards, we cannot accommodate early check-ins or late check-outs.

SMOOTH DEPARTURE GUIDE
We hope you had a wonderful mountain getaway! To assist our team, please complete these quick steps by 10:00 AM:

Kitchen Care: Please place any dirty dishes in the dishwasher and start the cycle.

Trash: Gather all household trash and place it in the sealed, bear-proof trash cage outside.

Tech & Furniture: Ensure any moved furniture is returned to its original spot, and please log out of your personal streaming apps on the TVs.

Energy Savings: Please turn off all lights.

Securing the Home: Ensure all windows and exterior doors are firmly locked.

CABIN POLICIES & GUEST GUIDELINES

COMMUNITY & OCCUPANCY STANDARDS
Group Requirements: To maintain the integrity of our home, the primary guest must be at least 25 years of age. All other guests must be accompanied by a parent or legal guardian.

Maximum Occupancy: The property is strictly limited to 8 registered guests, including infants and children. Unauthorized guests are not permitted on the property at any time.

Quiet Enjoyment: We are located in a peaceful, established neighborhood. We strictly enforce quiet hours from 10:00 PM to 8:00 AM. Parties, events, loud outdoor music, or disruptive behavior are not permitted. We reserve the right to terminate the reservation immediately without refund for violations of these community standards.

Prohibited Conduct: Use of illegal substances, smoking, or vaping (anywhere on the property) is strictly prohibited. Violations will result in additional cleaning fees or immediate removal from the property.

PROPERTY CARE & HOUSE RULES
Pet Policy: This is a pet-free property to maintain a hypoallergenic environment. Unauthorized pets will result in a $500 restoration fee.

Linens & Furniture: To preserve our high-end linens and furniture, hair coloring and dyeing treatments are strictly prohibited. Guests will be responsible for the full cost of professional restoration or replacement of any items stained by these treatments.

Security & Privacy: For the safety of our guests and the property, we utilize exterior-only security cameras at the doorbell and garage/driveway areas. These record audio and video to ensure the security of the cabin.

MOUNTAIN AMENITIES & SAFETY
Hot Tub Protocols: The hot tub is a private amenity provided for guest use. Please be aware that there is no lifeguard on duty; use is at your own risk. Children and pregnant women should not use the hot tub.

Safety First: Glassware is strictly prohibited in the hot tub area. Please use plastic drinkware.

Maintenance: Do not add bubble bath, bath bombs, essential oils, or soaps to the water, as these damage the filtration system. Guests will be responsible for costs associated with repairs or extra cleaning resulting from improper use.

Wildlife Safety: Please ensure the hot tub cover is properly secured after every use. Bears are attracted to hot tubs, and it is vital that the cover remains locked.

Outdoor Grills & Fire Pit: We provide a gas grill and a camp-style charcoal grill. Please refer to the Welcome Book for operation instructions. We do not provide charcoal or firewood; guests are welcome to bring their own. Please clean the grills after each use.
HVAC Systems: Please do not set the air conditioning below 69°F. Excessive cooling can cause the coils to freeze, and guests will be held responsible for the cost of repairs.

LIVING WITH WILDLIFE
Bear Safety: You are visiting bear country. All trash must be disposed of in the provided bear-proof trash cage. Please ensure the cage is securely latched at all times. Do not leave trash or food in your vehicle or on the property, as this attracts wildlife and poses a danger to both the bears and our guests.

OPERATIONAL GUIDELINES
Vendor Access: Lawn care and pest control vendors may occasionally visit the property. Please note that while we treat the home regularly, some insects are a natural part of the mountain environment.

Items Left Behind: We are not responsible for personal items left behind. Should our cleaning team recover a lost item, we can return it for a $75 administrative and shipping fee, payable in advance.

Check-Out Procedures: Check-out is promptly at 10:00 AM. This ensures our team has the necessary time to prepare the cabin for incoming guests. Late check-outs are subject to a fee of $50 per 15 minutes.

Liability & Insurance: Guests agree to indemnify and hold the host harmless against all claims of personal injury or property loss arising from the use of the premises. We strongly recommend purchasing travel insurance to protect your stay against unforeseen events or "Acts of God."

Gorgeous cabin, beautifully and tastefully decorated throughout, clean, cozy, lots of inviting seating arrangements with blankets, lovely mountain/wooded views, gracious and attentive hosts.Master bed on main floor was very cozy/comfortable. I was informed though that the downstairs bedroom mattress dipped significantly, while the upstairs loft bed slept nicely. The egg-shaped chair on the upper deck was a hit (we all want one now), and the armchairs in front of the fireplace became my favored spot for sipping coffee or cider and losing myself with the fire and serene views out the windows.Overall, such a wonderful stay that I wished to have at least another day!

Why they chose this property

We love this area because it is out far enough that you feel away from it all surrounded by nature with beautiful views, yet it is close to all the attractions in Pigeon Forge and nearby Gatlinburg.

What makes this property unique

We just fell in love with this cabin immediately! We love the coziness of it and especially enjoy sitting on the upper deck eating breakfast and enjoying the view of the mountains. On a cold day, you can look out all the windows and snuggle up to the fireplace. It's very unusual to have a walkable yard which allows for a lot of outdoor space.
