Luxury Apt 3 Bedrooms 4 Bathrooms

The apartment measures approximately 135 square meters (1,450 square feet) and can accommodate up to 8 guests and 1 child under the age of 4.

It features three double bedrooms, each with a private en-suite bathroom equipped with towels, hairdryer, soap, shampoo, and conditioner.
There is also a fourth full bathroom located outside the bedrooms, fitted with a bathtub.
In the living room, there is a comfortable double sofa bed, and upon request, we can provide a crib with safety rails for children up to 4 years old.

The kitchen is fully equipped with everything you might need.

In the living room, in addition to the sofa bed, you'll find a 55-inch flat-screen smart TV and high-speed Wi-Fi.

Two small balconies overlook one of the most vibrant and famous shopping streets in Rome, right in the heart of the Vatican district.

The location is excellent: just steps from the Ottaviano metro station and well connected by numerous public transport options, allowing you to reach every part of the city with ease.

Beautiful apartment with 3 bedrooms with en-suite bathrooms and a fourth bathroom. Excellent location across the street from the Trionfale Market, a 5 minute walk to the Vatican Museum, and a 10 minute walk to St Peter’s. There is a great coffee shop just outside this apartment.

We had a wonderful time in Rome and highly recommend staying at the Cozy Flat. Plenty of room for our family of 4. Each bedroom had its own full bathroom plus an extra full bath with a tub (which our 5 yo loved). The beds were comfortable, the dining and living space was great and the kitchen had everything you need. Having a washer and dryer was helpful and appreciated. Easy walk to Vatican, major sites and restaurants. Great communication with host. The host recommended a guide, Cecilia who was spectacular. Friendly and knowledgeable… ensured to keep both our daughters engaged in the tour. Highly recommend. We will certainly look forward to staying here again next time in Rome. THANK YOU!

3- day pre cruise

We thoroughly enjoyed the cozy apartment in Rome for 3 days before we went on a cruise. The photos don’t do it justice, it is beautiful! So close to the Vatican entrance and all the cafes and restaurants you could hope for. Loved the balconies. It was very hot in Rome, and the A/C was so awesome . Thanks to the hosts, Francesca and Daniele for the great communication and information!

This apartment has the best location within walking distance of a market, train station, restaurants and not far from the city center where most of our tours were. Francesca is very responsive and we truly felt as if this was our “home away from home” while in Rome.

This listing was BETTER than described! Plenty of room, the bedrooms and bathrooms were spacious. The kitchen had everything anyone could need. Perfect place, perfect location

We had a party at seven, and there was plenty of space for all of us. We love the neighborhood. It was too busy, but had everything we needed in walking distance. A close train or bus ride to all of the main attractions. We have no problems, checking in or out. But the host was always available to attend to any of our needs. We would definitely stay here again!

Great home for 2 families

Apartment located in a great neighborhood. The Vatican was a 5 minutes walk. The host was quick to respond to all questions. The home was exactly as described. The 3 bedrooms and 4 bathrooms made it the ideal apartment for our 2 families. We hired the private chef for dinner and it was by far the best meal we had while in Italy.

A beautifully furnished flat in a great neighborhood.

Our adult daughters, my wife and I enjoyed our stay in this “Cozy Flat” situated just one block from the Vatican Museum entrance. The flat is furnished with state of the art appliances, comfortable bedding and secure. Air Conditioning is available on warm days, while we enjoyed getting fresh air, and sitting at the verandah window while having our coffee while watching the neighborhood come to life in the morning.

Overall a good experience. Apartment has a full kitchen and was large enough for our family of 6. Great location if you're heading to the Vatican Museum and a short walk to Vatican City. Spacious with amenities including some spices, napkins, oil, etc if you choose to cook.The book left by the owner with instructions wasn't entirely up to date but close and generally helpful. The tourist tax values listed in the book were half of what we were verbally tokd on the last day so be prepared with extra Euros to pay in cash the tourist tax rate the owner verbally gives you.The owner is friendly, responsive, and attempts to quickly turn around the property for the next guests.Thanks for a great couple of days Francesca!

Italian Holiday

We recently returned from a 12 day Italian Holiday that included 2 other couples and a quick 3 night stay at the Vatican apartment. It was the perfect location for exploring Rome and easy access to the Vatican and St Peters. The apartment is ideal for 3 couples with each bedroom having a private bath and a 4th bath for overflow in getting ready each morning. The kitchen is very well equipped and the washer/dryer are very nice towards the end of a long trip. The views from the kitchen balcony are superb and there are many coffee/gelato/grocery/shopping options nearby. Its easy walking distance to Ottaviano Metro and many of the important bus and tram stops. I cannot say enough about working with Francesca on several 'extras' that we planned as well as her suggestion for the in apartment cooking experience. It was superb and tons and tons of food. I highly recommend doing this for a great sampling of Italian appetizers and dishes. We will definitely stay here again when we are in Rome with a group or our family.

Exceptional property

This flat is outstanding. Book it if you can! It's even better than in the photos, which look great. Our family of four (two teens) were super comfortable - each kid had a bedroom plus bathroom of their own, and there was lots of space to hang out together (one more armchair in the living room would have made this even more perfect). The apmt was impeccably clean, linens were fresh & new, beds were comfortable, and the kitchen was well equipped. This is a small thing but there was plenty of TP -- lots of rentals these days provide no extra. The apmt is quiet, no noise at all inside the building or from shops/restaurants at street level. It's on a main thoroughfare so there was traffic noise when we had the windows open, as expected in a city centre, but it didn't bother us and wasn't excessive. Check-in was easy and exactly as described. Francesca responded immediately to messages, and was helpful, generous, and accommodating in every way. She let us drop off our bags the morning of our arrival, and check in a few minutes early when the cleaning was done. I can't say enough about how good the apartment is: we were thrilled with it, and had no problems of any kind. We would definitely stay here again, and will be recommending it to friends.

My business is always growing. This is the second home holiday , the first one was sold to create a larger and more functional apartment. This one.
