Yesss! Just when you thought it couldn't get any cozier! What a rare and unique find! From the beautifully pruned and maintained 100+ year old trees to the vintage & cozy vibes on the interior, this one is a must stay! Everything you need and want for modern day conveniences synchronized with nostalgic feelings of the good ol' days when times were simpler and easier! The sunroom is a highlight and delight so just grab a book along with your favorite beverage to sip and then relax to the max; or you can even turn this into a remote office inspiring you to want to be in the moment...

This amazing abode from 1925 has been restored to its glory oozing with character and charm yet styled with modern fixtures! SoCozyToo is one of three, independent residences on this large property without any shared interior space and your own exclusive use front and back door entrances/exits ... The main structure is a duplex built originally to function as a duplex which is how it's still used to this day 100 years later. And then separately, the third residence is a guesthouse in the back corner of the property.

Now back to the main building/the duplex. Notice from the leading photo that there are two front doors with one being slightly hidden and adjacent to the diamond shaped glass windows. And then look to the far left and you'll find a door that's more prominent and visible from the street. This is the door entrance to the upstairs residence all located on the second level that you'll be enjoying and relaxing in. There is another residence directly below you with an identical floorplan; however, notice that they have their own front door just next to the diamond shaped windows. With complete independence of one another, it is not possible to get to the interior from one residence to the other without going outside and walking over to the front door of the neighboring residence - it is, by definition, a true duplex. And now it gets even better ... rather than side-by-side which is the standard for today's duplex construction, back in 1925 they built one residence on top of the other residence ... can you say 'bring back the good ol' days right now'? Welcome to the unique architecture of when they built things the right way, even multifamily duplexes! We invite you to your new home away from home!

You'll absolutely love the grounds of this property with a beautiful front and back yard, both with beautiful landscaping and fencing which provides the ultimate feeling of privacy and security. The off-street parking is behind a private gate accessed with a remote where you are entitled to one reserved space under a three (3) car carport.

And though is doesn't get much better, the geo location is a favorite. It's highly walkable with CVS, 7-11, Whole Foods, Kroger's Grocery, and many, many restaurants just around the corner, literally. And not to mention a 5-Star steakhouse with the original Bob's Chop House being a block away. And to work out after the many eatery choices, there is an Equinox just a few blocks away as well as many other gyms nearby. And because we are only about 6-7 blocks from the Dallas North Tollway, you can be accessing other parts of the city and metroplex with ease!
