Welcome to The Citrus Splash, an owner-managed 4-bedroom, 3-bath Central Florida vacation home for up to 10 guests. Enjoy a private screened pool and raised spa, conservation views, themed bedrooms, two living areas, a full kitchen and a game room with a slate pool table, air hockey, foosball and arcade games. Located near Walt Disney World, Universal Orlando, SeaWorld, ChampionsGate, shopping and dining, the home offers space to reconnect after every adventure.

We respect our guests’ privacy while remaining available when assistance is needed. Please communicate through the communication channel associated with your reservation so messages and approvals remain connected to the correct booking.

Self check-in is provided. Reservation-specific arrival instructions and the unique access code are sent only after all required pre-arrival steps have been completed.

The Citrus Splash is located in Windwood Bay, a quiet residential Davenport community convenient to Central Florida’s attractions, shopping, dining and golf.

Approximate distances vary with traffic:
• Walt Disney World: approximately 7.5–10 miles
• ChampionsGate: approximately 4–5 miles
• Posner Park: approximately 6 miles
• Disney Springs: approximately 13 miles
• SeaWorld Orlando: approximately 17 miles
• Universal Orlando Resort: approximately 18–20 miles

Because this is a residential neighborhood, guests must respect quiet hours from 10:00 PM to 8:00 AM and avoid disruptive outdoor noise.

Guests have private use of the home, screened pool and spa area, patio and game room during the confirmed reservation.

The garage has been converted into the game room and is not available for vehicle parking. Parking is available in the driveway and on the street where legally permitted. Parking on the grass is prohibited.

The home uses self check-in with a unique reservation-specific access code. Access information is provided through the communication channel associated with the reservation after all required pre-arrival steps are completed. Do not share the access code or arrival instructions with anyone who is not included on the reservation.

THE HOME

The Citrus Splash is a single-story 4-bedroom, 3-bath vacation home with two living areas and sleeping accommodations for up to 10 registered guests.

SLEEPING ARRANGEMENTS

• Safari Primary Suite: one king bed, ensuite bathroom and workstation
• Beach Junior Suite: one queen bed and ensuite bathroom
• Space Bedroom: two twin beds
• Florida Groves Bedroom: two twin beds
• Formal living area: one queen sleeper sofa

KITCHEN AND DINING

The full kitchen includes a refrigerator and freezer, stove and oven, microwave, dishwasher, toaster, electric kettle, Keurig and drip coffee makers, air fryer, waffle maker, blender, slow cooker and essential cookware and dining items. The dining table seats eight.

POOL AND SPA

The screened outdoor area includes a private pool, raised spa, conservation view and shaded seating. Pool and spa heat is optional and requires advance approval. Pool & Spa Heat costs $35 per night; Spa-Only Heat costs $15 per night. Heating must cover every night of the reservation or, if added after check-in, every remaining night. The pool heating target is 82–86°F and the spa heating target is 102°F; these are targets, not guaranteed water temperatures. Depending on outdoor weather, starting water temperature and when heating is purchased, the pool and spa may require 24–48 hours to approach their target temperatures. The spa is attached to the pool system and operates in two-hour heated cycles when spa mode is activated. When a spa cycle ends, the system automatically returns to pool circulation.

GAME ROOM

The game room includes a slate pool table, air hockey, foosball and Ms. Pac-Man/Pac-Man arcade entertainment.

FAMILY AMENITIES

Available family items include a high chair, travel crib with sheet, baby bath, two umbrella strollers and a cooler.

ENTERTAINMENT AND CONNECTIVITY

The home includes fast Wi-Fi and Roku televisions in the primary bedroom and both living areas. Available services include Hulu, Disney+ and Spectrum. Guests may sign in to other supported streaming services using their own accounts.

LAUNDRY

A full-size washer and dryer are available. Use only high-efficiency detergent. The washer’s automatic Tide dispenser is available for normal laundry use.

OUTDOOR COOKING

A propane barbecue grill and grilling utensils are available for guest use. Guests must clean the grill and utensils after use. If the grill is left dirty or requires additional service after checkout, an additional cleaning fee will apply.

A vehicle is recommended for reaching the theme parks, airports, shopping, dining and other Central Florida destinations. Guests who do not plan to drive may use a taxi or rideshare service such as Uber or Lyft.

The home provides convenient access to I-4 and the major roads serving Davenport, ChampionsGate, Walt Disney World, Universal Orlando, SeaWorld, Orlando and Tampa.

Parking is available in the driveway and on the street where legally permitted. Do not park on the grass or block neighboring driveways, sidewalks, mailboxes or traffic.

IMPORTANT INFORMATION

POOL AND SPA HEAT

Pool and spa heat is optional and is not included unless specifically shown in the reservation. Pool & Spa Heat is $35 per night and must be purchased for every night of the reservation or, when added after check-in, every remaining night. Spa-Only Heat is $15 per night under the same requirement.

Heating is not confirmed until payment has been completed through the platform where you booked or an approved payment link associated with your reservation, and you have received the Pool & Spa Instructions from us. Please request heating at least 48 hours before activation whenever possible.

Depending on outdoor weather, the starting water temperature and when heating is purchased, the pool and spa may require 24–48 hours to approach their target temperatures. Heating purchased shortly before arrival or added after check-in may not reach the target range immediately. During very cold weather, warming may take longer or the system may temporarily enter a weather-protection shutdown to help prevent freezing or equipment damage.

The pool target temperature is approximately 82–86°F. The spa target temperature is approximately 102°F when spa mode is activated. These are target temperatures and not guaranteed water temperatures.

EARLY CHECK-IN AND LATE CHECKOUT

Standard check-in is 4:00 PM and standard checkout is 10:00 AM. When the reservation and housekeeping schedules permit, an approved 2:00 PM early check-in or 12:00 PM late checkout may be purchased for $50 each. Written approval and payment are required before the standard time changes. A request alone does not change the standard arrival or departure time. Unless a different time is confirmed in writing, the standard times remain in effect.

GUEST VERIFICATION

Depending on the platform and reservation type, the primary guest may be required to complete guest verification and a pre-arrival form before access information is released. Instructions will be sent through the communication channel associated with the reservation.

STARTER SUPPLIES

The home includes starter quantities of commonly used household and personal-care supplies. Guests are responsible for purchasing additional supplies needed during their stay.

SCHEDULED SERVICES

Pool service normally occurs Monday and Wednesday, lawn service normally occurs Thursday, and other essential service providers may visit the exterior during a stay. Scheduling may change because of weather or vendor availability.

SECURITY CAMERAS

Exterior security cameras are located at the front door, above the garage, on the west side of the home, on the east side near the HVAC and trash area, and overlooking the pool-equipment area. Cameras do not monitor interior living spaces.
