A charming little city cottage with backyard chickens awaits your arrival.
This enchanting home, is a wonderful place for enjoying your time in Seattle. Part rustic hunting lodge - part romantic cabin nestled in the quaint city neighborhood. Very private, very classy and very fun! This comfortable and well stocked and cared for home is well equipped for all of your needs.
Situated at the intersections of Capitol Hill, Eastlake and Portage Bay neighborhoods which are very central to all Seattle has to offer and a really cool area to call home while you explore Seattle and really get a sense of enjoying city life.
Walk to wonderful restaurants, party at the hip Pine/Pike corridor, watch the sunset from the West side of our location, and the sunrise just down the hill....both within a very short walk. Super quick drive or very short cab ride downtown, walk to U-District, Gas Works Park the Arboretum, Broadway, Madison Park, Volunteer Park, and bike just about anywhere on the Burke-Gilman trail just across the bridge or at the extreme mountain bike course (look up 1-5 Colanade Mountain Bike Park). Jump on a paddleboard or rent a kayak just on the other side of the bridge as well - (Check out Aqua Verde Paddle Club and Cafe). Skiing and tubing is an hour away at Snoqualmie Pass, or you can go wine tasting at Chateau St. Michelle or check out Redhook Brewery in Woodinville. White water rafting is about 60-90 minutes as well. There is a lot to do here!
Families will love the separate spaces on the top floor and main floor, hidden nooks, shelves and shelves of games and toys for ALL ages, enjoy the rustic and comfortable features and careful attention to every detail.
Totally refinished with all modern amenities including Rinnai water heater, gas range, stainless steel appliances, air conditioning, stereo system, high speed internet, cable for two tv's, Nintendo Swtich, tons of movies, games and books.
Sleeps quite 6 comfortably with very comfortable beds with down comforters, wonderful linens and mattresses including a Tempur-Pedic. Two main bedrooms on first level, and space for at least 4 with one bed and a futon and a secret nook on the second floor.
Two fireplaces, full - subway tiled bathroom with chandelier, fantastic modern and rustic lighting throughout. Full kitchen with dishwasher and all of the necessary equipment to entertain, cook and prepare meals or relax and open a bottle of wine and party with friends!
This is a great place that has been enjoyed by families, friends, girls weekends, guys weekends, wedding parties, and extended stays. The courtyard and location of the house give this place real added private feel in the middle of the city.
Our guests LOVE our city chickens! Plan to take a few eggs for breakfast as our guests, or just get to know the friendly girls.

Both my husband and myself have grown up in the Pacific Northwest and love living and traveling around the area. We are active skiers, hikers and bikers. We are sadly, currently between dogs, but love having dogs around and keep our Carriage House pet friendly. We do have some fun city chickens that have filled our pet void for the time being.
Our three kids are grown and have flown the nest and are living independent lives and we are looking forward to being Grandparents soon!!
We have lived all over Seattle and love the Capitol Hill, Eastlake neighborhoods and have now, are enjoying the wonderful views of Portage Bay! This is a wonderful community tucked at the edge of four wonderful water features: Lake Washington, Lake Union, Portage Bay and the Montlake Cut. An easy and safe neighborhood to walk around to explore parks and restaurants and views.
While we both are still engaged with our professional lives, we love hosting guests in the Carriage House. It's fun to hear peoples stories of travel and to watch them explore our city. We take great pride in helping them enjoy their vacations, or making them feel comfortable and at home while visiting friends and family.
We work very hard to keep the Carriage House both authentic and in excellent shape. Linens and supplied items are kept clean and in operable condition and well stocked. We set high expectations for our traveling experiences and we aim to make sure our guests receive the same amount of care and forethought. We look forward to continuing with the care and attention that older buildings require, as this one is certainly worth having around! We take every opportunity to make it a better place at each check in and out.

Portage Bay is a hidden Seattle secret! Nestled at the intersections of North Capitol Hill, Eastlake and the University District, Portage Bay sits on the shores of the Montlake Cut. It's an easy walk from the Carriage House to Portage Bay, Lake Washington and Lake Union.
You can walk to Aqua Verde cafe and enjoy a cool drink, delicious Mexican food and rent a paddleboard or kayak. If you like parks, there are some of Seattle's best parks within walking distance. One of the major challenges in Seattle is our traffic, and our central location makes getting around Seattle less of an issue.
Even though we are in a city neighborhood, the Carriage House is surrounded by trees so our guests often feel like they have found a special little cottage in the city.
We are also lucky to have some of Seattle's best restaurants nearby. Feel free to reach out for any recommendations. One of Seattle's fun neighborhoods is Capitol Hill which is very convenient to our location. We are also just across the bridge from University of Washington and during football season, you will notice lots of Husky fans walking to the game.

What makes this property unique
I think among other things that people find charming about this house, is that it was actually a functioning carriage home for many years. The actual 'carriage doors' were given to a restoration company when we purchased the property. The bedrooms and kitchen were horse stables and the bathroom was the tack room. The spiraling stairway up to the top was where they stored the hay!
It is made of stone and very thick insulation so that the upstairs area is actually very insulated from the downstairs area.
I can not imagine a more unique - historical property - so close to the city and walkable to neighborhood hot spots.
