In the past (pre covid) we hosted an average of 20+ large families and traveling teams/schools visiting KC for weddings and events per year! The outside patio is perfect for small, private parties in the back yard after/before the BIG Day or to celebrate after the tournament, family dinners, Sunday Brunch and hanging out eating BBQ! Day guests limited to an additional 20 people :). Garage offers parking and 2 additional large capacity refrigerators for all your extra drinks.

Rental includes the Entire House including Guest House!

Small wedding groups, reunions, funeral gatherings, girls weekend (no DJs, event tents or loud music). Pitch a camping tent, play outside family games. House is located within two miles of four large family parks, including Lake Olathe and a city pool (Oregon Trail Pool). Upgraded WIFI can handle 150 streaming devices and there is plenty of street parking. Extra cars must park directly in front of the house or along Park Street - lots of parking only 2 homes south of the property! Please do not block the mailbox :)

50 + Towels ( 10-14 towels are set out for the guests upon arrival. Any ADDITIONAL Towels, Blankets and Pillows (located in the closets) need to be washed prior to departure - laundry supplies are located in the laundry room).

NOTICE: NO Secondary Easement into the Basement. Only access to the basement is by interior stairs. There are no egress windows in the basement.

Don't rent a home where you need to arrive and buy everything! This house makes it easy by having everyday items available that you may need to get you through your vacation! If you run out, then purchase. This house cuts your costs by having a few handy items you might need on hand. Easy! Additional towels, blankets, pillows available to everyone in your group! All items pulled from closets need to be washed and returned prior to departure.

Each Bathroom: 3 rolls of Charmin MEGA roll soft TP, wipes, tissues, extra shampoos/conditioners/body wash/soaps. High Efficiency 50 gallon hot water tank

Kitchen: Paper towel roll, AL foil, Ziplocs, dishwasher soap, dish soap, garbage bags, plastic wrap, spices, spray, coffee, tea, dishrags, cleaning supplies, Clorox wipes, scrubby, ect...

Bringing a pet or animal - no worries! We can email you the pet rules before booking. ALL ANIMALS must be added to the reservation prior to arrival - Including Service animals. Dogs must stay on the first floor or in the Guest Quarters.


HOUSE RULES:
Rental Agreement and Rules – Normandy Street Olathe, KS
1. The terms of this lease apply to the dates reserved via the online reservation system and tenant arrival and departure dates shall not exceed these dates. Arrival time shall be 4:00 PM or later on the arrival day. Departure time shall be 11:00 AM or earlier on the departure day. Any adjustments allowing an earlier arrival or later departure shall be at the landlord’s discretion and may be revoked at any time.

2. Cancellations on short notice (based on landlord’s ability to find a replacement renter) will result in no refund. Landlord will try to work with renters that need to adjust their travel plans or have special circumstances. The earlier the landlord is notified about changes the easier it is to find a new renter to replace the cancellation. The landlord may also be able to adjust dates assuming they do not overlap other bookings.

3. The maximum number of vehicles allowed at the rental is 8.

4. Total number of overnight guests is 20.

5. The maximum number of guests (overnight and day guests) is 25, for one night during your stay. This rule is to accommodate weddings, funerals, and family get-togethers. Multiple parties are NOT allowed.

6. Large Events and parties are not allowed at the rental. Family/friend get-togethers are acceptable if they are not disruptive to the neighborhood nor damaging to the home. Examples of get-togethers that would not be allowed are; DJ or live music, late night activity, loud noises, or inappropriate activity.

7. The rental is limited to the home and grounds around it and does not include any neighborhood amenities. Guests should limit their activity to the home and grounds around the home and not enter other neighbor’s yards or areas around other neighbor’s yards.

8. Smoking is not permitted in the house. Smoking is allowed on the patio or deck and smokers are required to dispose of smoking debris properly (not on lawn, patio, sidewalk, deck, or other).

9. Dogs may be allowed on a case by case basis and need to be approved prior to booking. If a dog is approved it must be caged (kennel available) when rental guests are not present. Exotic pets, farm animals, cats, and large pets including dogs (greater than 50 lbs) are not allowed. Any damage from pets will be the renter's responsibility. If you arrive with a pet without owner’s permission – INCLUDING service animals and therapy animals, your reservation will be canceled.

10. The guest responsible for payment must be 21 years old or older.

11. Any property damage caused by renters or their pets will be the responsibility of the renter.

12. No activity is allowed that would be disruptive to the neighborhood including events, parties, and young adult only gatherings (less than 21 years old) are not permitted.

13. A responsible adult should always be present when Minors are at the rental.

14. Any Illegal activity in the house or property will result in termination of the rental agreement without refund.
Activity not permitted by applicable State or Local laws (examples below):
o No underage drinking (Kansas Law – minimum age 21 years old)
o No fires (City of Olathe, KS Ordinance)
o No fireworks (City of Olathe, KS Ordinance)
o No illegal substances (U.S., Kansas, and City of Olathe Laws)

Please Note:
Many of the popular websites give the owner just ONE option, when rules are being stretched or broken: Cancellation. We work hard with the guests to accommodate: last minute animal arrivals, increased guest count, revising rental dates and even guest cancellations. If the guests will not work with management, the lease will be canceled.
