Our home also has 1 full sparkling clean washroom with complimentary soap, shampoo, body wash, complete with a shower, sink, and toilet so you can get ready for your day quickly!

✦ Complementary WiFi, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes, cutlery, and more!

✦ EARLY CHECK-IN or LATE CHECK-OUT: We are strict on our check-in and check-out times as it takes a long time to clean and get the property ready for the next guest. We allow for 1 hour flexibility. If you require this service, please contact us no later than 24 hours prior to arrival or departure as this is not always possible. There will be a $30 charge per service with prior approval to accommodate extra staff.

You have full and total access of the basement during your stay. There is keyless entry to the home; a code will be provided to you after you book with us. We do not live on site, but are a quick message or phone call away!

While we do our best to ensure we provide as much of the comforts of home as possible, if there is something missing, simply reach out and let us know. Our home has keyless entry so should you arrive later in the evening, you have total flexibility to access the unit without worrying about keys during your stay.

✦ Profiles that are brand new with no prior reviews may be required to pay a $500 damage deposit to our discretion prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

✦ Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. 🔈 QUIET HOURS
‣ Please observe quiet hours from 10 PM to 7 AM (city bylaw hours), as we have neighbours to respect. We ask for your respect and cooperation to maintain a peaceful environment. A $500 fee will be charged if there is evidence of any unauthorized events or parties on the property at any time.

🚫 NO PETS
‣ Pets are not permitted in the home. A minimum $250 fee will be charged if there is evidence of any unauthorized pets in the property and may increase to cover additional cleaning or damages.

📞 CHECK-IN & PROFILE REQUIREMENTS:
‣ To ensure smooth communication, all guests must have a complete profile with a valid phone number, verified ID, and email address. The host reserves the right to cancel the reservation if the profile is incomplete or if contact cannot be established with the listed phone number prior to check-in.

🚭 SMOKING, VAPING, & DRUG POLICY
‣ Strictly no smoking, vaping, or illegal substances inside the property. Violations incur a minimum $400 fee, with additional cleaning charges if damage or lingering odours are found.

👥 OCCUPANCY LIMIT:
‣ The maximum number of guests is as stated in the listing details. Unauthorized guests will be asked to leave, and unregistered guests will incur a $40 fee per person per night.

🧹 CLEANING FEES:
‣ Additional cleaning fees may apply if the home is left messy. Please follow the check-out procedures to avoid extra charges.

⏰ LATE CHECK-OUTS:
‣ A $50 fee will apply if you check out more than 30 minutes past the scheduled time without prior notice or approval. An additional $50 will be charged for every subsequent 30 minutes up to 2 hours. Please note that this fee does not extend your stay if another booking is scheduled. If you remain beyond 2 hours, security may be involved and further fees will apply.

🔑 LOST, DAMAGED OR MISSING KEYS/FOBs:
‣ Where applicable to properties using physical keys or access fobs, a $250 fee will apply for any items that are lost, damaged, or not returned after checkout. Guests are responsible for ensuring that all provided access devices are securely returned prior to departure.

💳 CANCELLATION & PAYMENT POLICY
‣ For bookings where Contigo Properties is the payment processor, a 10% non-refundable processing fee applies at the time of booking. Cancellations and refunds follow the Contigo Properties Cancellation Policy provided at reservation for these platforms. If any site displays “free cancellation,” the Contigo Properties policy takes precedence. By booking, guests authorize Contigo Properties to charge the card on file per the agreed payment schedule and acknowledge that chargebacks for authorized transactions are not permitted.
