The Space:
This unit is a 1 bedroom, 1 bathroom ocean view condominium capable of accommodating up to 3 guests. Vacationers on this Big Island of Hawaii getaway will find themselves in an ideal location for several activities. Right across Alii Drive is Honl's Beach, a well-known option for surfers and a great spot to walk along the white sand. A short drive or Uber will take you to Kona Brewing for a cold one after a day in the sun. Whale watching, hiking, and Kaloko-Honokohau National Historical Park are all close by.
Kona Mansions #C305 features a spacious open floor plan. A single window air conditioning unit and WIFI are provided to ensure a comfortable stay. The living room is assembled with two plush couches. One functions as a sofa sleeper for additional sleeping space. Lounge here and stare out at the ocean view. Open the sliding glass doors to let in an ocean breeze. A small lanai allows you to stand outside and watch breathtaking Kona sunsets over the water. A TV is also set up in this room. Put a movie in the DVD player and unwind while you listen to the waves crash in the distance.
The next section of the vacation rental is a well-equipped kitchen. This kitchen has beautiful counters and updated appliances. A chef can whip up gourmet meals in here while guests keep a conversation going at the built-in breakfast bar for two. Bring your meals over to the formal dining table, with seating for four, and enjoy a home cooked meal together.
The master bedroom has sliding sectional doors to create privacy. The bedroom is furnished with a luxurious King-sized bed. There is a door to the shared bathroom in here and the living room. The bathroom has an upgraded custom tiled walk in shower.
As if the gorgeous ocean views were not enough, check out all the other amenities Kona Mansions includes. There is one parking space, coin-based laundry facilities, BBQ stations, and an outdoor pool surrounded by lush tropical greenery.
We provide 2 beach chairs and 1 cooler for guest use.
This property is not handicap accessible and guest will need to walk up 3 flights of stairs to get to unit. There is no elevator.
Air conditioning only in the living room/kitchen. The air conditioning system is programmed to maintain a minimum temperature of 75°F.
• For stays extending 30 nights or more, a security deposit and utility fee will be required. The security deposit ensures the protection of the property during your stay, while the utility fee covers essential services such as electricity and any damages that are caused by guests.
• Smoking is strictly prohibited inside the property, on the premises, and in any nearby common areas. Violations will result in an automatic $500 fine, plus any additional costs for carpet and upholstery cleaning or other damages caused.

It was good. The property was well kept. My biggest complaint is communications, critical communications were coming via from an email address I was not expecting, so I was discarding them, and then they did not reply to a couple of pings about check-in.

Perfect place to stay. It is just off the Main Street but walking distance to dine and shop
The beaches were close, parks on the ocean side. We had a great time. We cooked most of our meals to save money to do other things.

Beautiful view of the ocean, walking l distance from tons of shops and restaurants, perfect parking spot. Didn’t want to leave the area but Big Island has too many amazing spots to explore.

Plus: Spectacular View, great location near Ali'i Drive (foot) and the Q Highway (drive), two block walk to a small beach, cheap & clean laundry room, well supplied kitchenMinus: busy street, not a lot but enough loud trucks, mobile boom boxes, and motorcycles at all hours, two flights of stairs to 3rd floor unit, pretty marginal pool & grounds
Property spacious, clean and conveniently located. Had to call regarding check in procedure however this was probably due to a misplaced ‘check in procedure’ email. Management very responsive.
Clean, close to the water and downtown businesses. We walked to the Farmer's Market and restaurants. Views of the ocean and harbor were pleasant. We drove north and south to see cultural sights and public beaches. The condo was comfortable and suited us for our western Hawaii base. I recommend this Condo for anyone staying in the area.

Couldn't have asked for a better location or view. In this price range I don't think you will find anything better. One half a block walk to Alii Drive, two blocks to Honl's Beach and one block to outskirts of Kailua and multiple shops and restaurant choices. Unit was well stocked with necessities, nice furniture and is perfect for a couple. We would rent it again in a heartbeat.

Carpet stained, sliding doors to bedroom and bathroom do not work very hard to open or close, Electrical switches to fans do not work, bathroom fan sounds like a semi trailer is running . Overall this place needs a make over it is in need of a major overhaul. Location is good.

Good location/view, older property and amenities
Overall our experience was quite good. However, we were required to contact the property manager separate from VRBO to complete the transaction. This was inconvenient and sketchy. While the condo was off the Main Street, it was still in good walking distance and offered a nice view. The condo was slightly older than pictured and some amenities and aspects were not as good. For example, the AC was not allowed to be set under 72 degrees and the water in the bathroom sink and toilet ran a bit. Neighbours were quiet and friendly.
Nice view of Kailua Bay, but Internet service is deadly slow
This is a third-floor walk-up condo uphill from the beach. The Royal Kona resort blocks most of the right side of the ocean view, but you're high enough that you can see over it to the horizon. The rest of the view is unobstructed, and the balcony is a great spot from which to take pictures of the sunset.
Internet service was consistently measured at around 1 Mbps down and 0.85 Mbps up, and power-cycling the wireless router had no effect on the speeds, so this condo is not recommended if you're planning on working during your vacation. Even if all you need is to check out a restaurant menu on your tablet or laptop, you may have to reload the page a few times to get it to display properly.

Ceiling fan in bedroom did not work which made it very uncomfortable the first night as the AC is undersized for the condo. It did not cool down until 3:00 AM

Comfortable stay
The beds were very comfortable and the view of the ocean gorgeous. Nice and close to the main Kona restaurant and shopping area. On the down side, no real way for ventilation as some of the slat windows on the stairway side didn't open. The place looks much larger in the photos due to some creative furniture rearranging but all in all was comfortable and more than enough room for two people.
Decent place. I did have 3 floors of stairs I had to go up and down daily. I have a bad knee. That was a little much. The place was clean. The doors that separate the bedroom from the living room are paper thin buttery doors. So the privacy if needed will not be there. The pull out couch was good. Not enough blankets for it though. Plenty of towels to use. Nice view of the beach. Quiet neighbors but the night frogs are loud and make noise. Laundry unit down the flight of stairs and across the way. Parking and shops are close by.
My husband and I came to this place to celebrate his birthday and take a vacation... I must say that it totally exceeded our expectations, the property is in a very privileged location in Kona, close to everything and away from the noise of the streets, it was beautiful to open the balcony window and watch the sunrise drinking a delicious Kona coffee (the view from the balcony is the best) the cleanliness of the property is great, a bed that for the first time in my travels I can say did not make us miss ours house (very comfortable and clean), communication with the owner was great once was enough, I must highlight the neighbors of the property especially the beautiful lady on the lower floor, we met her while we arrived and she was so kind, in general everyone They said aloha with a smile and recommended places to visit, a private parking lot was a good point, everything you need in a kitchen was there, we really didn't want to leave there, it's very cozy, just to recommend, it would be good to have more items for the beach, it does not have a cooler for the beach and it becomes an unnecessary expense for those of us who travel because we will surely not bring it back if we buy one. We want to return and for sure stay there again. Thanks again..!
Unfortunately our stay was disrupted by a Condominium gas leak that resulted in the gas being shut off the entire time of our stay and at the time of check out there still was no certainty of a restoral date. Additionally the procedure to restore gas to the complex requires each unit to be pressure checked and when checking our unit (C305) a gas leak in the cut-off valve was discovered and the valve had to be replaced. The plumber who replaced the valve said other units had valves that had to be replaced and that the leak in our unit was probably not detected in the past because of an adjacent window which more than likely dissipated the gas making the gas hard to smell. While we did have a microwave and a two burner hot plate we had no stove which resulted in eating out way more than we planned. Fortunately hot water was still provided via a backup tank of gas so showering was no problem. The resident manager and home owners association president were very professional in interacting with us as they tried to deal with the issue. However I was a little disappointed in the reaction of the property management team (Grand Welcome) who seemed to be satisfied with sending text messages about how they were monitoring the situation with their "on site" team. It would have been nice to have been offered an alternative location or monetary compensation for the lack of a stove. Other than that bottom line good location and nice view but these condos are 50 years old like many in Kona. Maintenance and infrastructure issues are going to occur so just be prepared for the possibility of a utility disruption.
The host communicated well and is very nice and accommodating. The condo is clean and simple. It is as described and has everything you need and nothing that you don't. Everything worked well. The location is good as it's a short drive to the town. Since no place is perfect, so the only complaint I might have is a very noisy bathroom fan, but that's it.
This property was exactly what I was looking for during my solo vacation to Kona. The view is spectacular and the location is close to one of the beaches as well as downtown. Would be great for solo or couples traveling. Loved having a full kitchen and the neighborhood is quiet and peaceful.
