To ensure a comfortable and safe experience for everyone, we kindly ask that you take a moment to review our house rules.

General Rules

- Early check-in and late check-out: A late check-out or an early check-in may be possible if our schedule allows. Please request this at the time of booking. If approved in advance, we are happy to offer it complimentary. However, any unauthorized stay past 11:00 AM will result in a late check-out fee.

- Minimum age to book: 25 years old, unless the group is a family with members of varying ages (such as parents, children, and grandparents). All adult guests may be required to provide a government-issued photo ID. Younger groups can be considered - contact host for details.

- Guest registration: All guests must be registered prior to check-in. The host will provide an online registration link. All adult guests may be required to provide a government-issued ID. Day guests are not permitted without prior written approval from the host.

- Pets: We welcome up to two dogs (maximum of 50 lbs each) for a non-refundable fee of $200 per pet. Unfortunately, we cannot accommodate cats or other pets. Excessive cleaning (pet hair, etc.) is not included in pet or cleaning fee and will be billed separately. It is strictly prohibited to leave pets unattended anywhere on the property.

- Quiet Hours: Please be considerate of our neighbors. Quiet hours are from 10:00 PM to 8:00 AM. During this time, please avoid loud music and excessive noise. An extra charge of $250 is applied for each violation (property is equipped with noise monitors).

Health & Safety

- No fireworks or firecrackers! Immediate eviction and forfeiture of security deposit upon violation.

- For the security of our guests and property, CCTV cameras operate on the exterior of the home.

-Smoking and vaping are strictly prohibited anywhere on the property. A $500 fee will be applied if this rule is violated.
-Tampering with or turning off smoke devices will result in $500 fine.

- Shower before use of hot tub/pool/sauna/cold plunge. No drinks, food and glass anywhere near the pool or hot tub. Wear swimwear only in pool/hot tub/cold plunge to avoid water and clothes discoloration.

- Hot tub: If hot tub would require draining and refilling after use, additional charge would be applied according to billed invoice. Any excessive cleaning including furniture and sheet stains are not included in the cleaning fee and will be billed separately.

- Please leave the floating frog automatic chlorine dispensers in the hot tubs.
- Kindly cover the pool and hot tubs with the provided covers when they are not in use.

Amenities & Property

- Keep all equipment, furniture, and décor in their original setup.

- Keep outdoor grill and furniture covered when not in use.

-Only toilet paper may be flushed. Please dispose of all other items in the bins provided.

-Doors & Windows: Please keep all exterior doors closed at all times. When leaving home please make sure all windows and exterior doors are closed and locked.



Cleanliness & Care

- Maintain the home in a reasonably clean condition throughout your stay.

- No glitter, confetti, sticky decorations or candles inside the house.

- Avoid using makeup, tanning products, or hair dye on white linens, towels, or upholstery. Stains on furniture or bedding are billed separately and are not included in the cleaning fee.

-Grill: If you use the barbecue grill, please clean it thoroughly afterward. An additional cleaning charge of will be applied for a grill that is not cleaned after use.

Notify the host promptly of any accidental damage or issues so they can be addressed efficiently.

- Trash Disposal: Please place all trash in the designated garbage cans located outside.

Parking & Access

- Park only in the driveway — no parking on grass or street. Seven parking spaces are available.

- Always lock doors and windows when leaving the property.

- Do not tamper with Wi-Fi routers, cameras, or other home systems.

Security Deposit & Damages

- A $650 security deposit is collected separately by the property owner 48 hours before check-in.

- The host reserves the right to recover costs for replacement, repair, or deep cleaning if needed.

- The deposit is refunded within 7–10 business days after check-out, provided no issues are found.

Rule Violations

- Guests who violate house rules may have their reservation canceled immediately and be evicted without refund, including forfeiture of the security deposit.

- Minimum stay length during holidays is 3 nights.
- If guest books only 1 weekend night (Friday or Saturday), the weekend rate would apply to non-weekend night. Guest will be responsible for the difference.
