This stretch of water frontage offers private access to some of the most dynamic fishing opportunities in the region given its proximity to the constant flux of trophy lake run trout and striped bass migrating between the lake and river.
When Boone Lake is at full summer pool, which typically occurs around the beginning of May through the middle of September, the property features stable lakefront characteristics where you can launch your canoe or kayak, swim, and fish from the bank.
Around the middle of September, the TVA begins dropping Boone Lake's water level, and the property takes on riverfront characteristics as the river channel becomes exposed. Experience phenomenal fall, winter, and springtime wade fishing on low water when South Holston Dam isn't generating.
The cottage is situated between two boat ramps. Bluff City boat ramp on Boone Lake is 1 mile downriver and J. Forrest Thomas access area on the South Holston river is about one mile upriver.
