We want to be your headquarters for a fun-filled spring, summer, or fall vacation on Lake Champlain with your family and friends! Fall in love with this magical corner of the world, perfect for water sports, fishing, biking, walking, exploring, playing, unplugging, and relaxing.
Our spacious home is situated on one acre, with 100 feet of lakefront and a stunning view to New York’s northern Adirondacks. A deck with six chairs overlooking the lake provides a space to relax and take in the view. A private dock provides direct access to the lake, with seating for 6 at the end of the dock. A perfect spot for morning coffee and admiring the amazing sunsets! A swim raft just beyond the dock will provide hours of fun for the swimmers.
Four kayaks and a canoe are available for your use, with some personal flotation devices (life jackets) provided. Two adult bicycles and a tricycle are standing by. A game room in a detached converted garage will lure the young at heart with ping pong, air hockey, and foosball tables. There is also a full refrigerator in the game room. Swings, a variety of lawn games, and a volleyball / badminton net will keep everybody active when they’re not in the water or out exploring the area.
A short ride will bring you to the former Isle LaMotte Elementary School, where there is still a nice play structure and a basketball hoop. Across the street at Memorial Park you can play basketball, pickleball or tennis. (Bring your own equipment.) You could even play baseball or fly a kite.
The house is fully equipped for your relaxing vacation. Downstairs features a large comfortable open living area with three couches, several chairs, and three game tables. Sliding glass doors open to the deck. A gas fireplace will warm any chilly evenings.
The kitchen contains everything you will need to produce meals for the whole gang: refrigerator and freezer, electric cooktop and oven, microwave, coffee maker, toaster, blender, a large assortment of pots, pans, and bowls, plus other small appliances and tools. The gas grill is just out the side door. The kitchen connects conveniently to a dining area with seating for 12.
A young kids’ play area offers games, books, art supplies, toys, and a table with two chairs. A cabinet in the living room contains puzzles and games for guests of all ages. A large flatscreen TV in the living room is equipped with Roku.
The first-floor bedroom includes a queen and a daybed with pullout trundle. A desk alcove offers a quiet work space for those who just can’t leave the real world completely behind. The large en suite bathroom includes both limited-mobility shower and a tub. An additional full bath and washer / dryer are also located on the first floor.
Upstairs are three bedrooms and a bathroom. The Blue Room has a queen, a daybed, a pullout trundle, and a fantastic view over the lake. The Flower Room has a full bed with views to the lake and the back yard. The Bunk Room has one bunk bed and a cozy window seat / reading nook. All upstairs rooms are wood paneled and carpeted, with adequate storage for all your stuff and multiple windows to catch the cool breezes. Each room has an individual thermostat for your complete comfort. A full bath with tub shower completes the upstairs.
We provide all the basics you will need: linens, towels, paper products, dish soap, hand soap, laundry soap, cleaning supplies, kitchen towels, sponges, and scrubbies. We even stock a kitchen cabinet with ingredients such as oils, vinegars, flour, sugar, salt, spices, and some tea.
Local attractions and activities are almost too numerous to mention. Swim or fish right off your own private dock or head out onto Lake Champlain in a kayak or canoe. Learn the rich geologic history of the island's ancient Chazy Reef at the Isle La Motte Historical Society. Walk along the fascinating interpretive trail through the Goodsell Ridge Fossil Preserve. Visit the haunting Fisk Quarry Preserve, right around the corner. The historic Fisk Farm, where Vice President Teddy Roosevelt learned that President McKinley had been shot, is a half mile up the road. St. Anne’s Shrine at the north end of the island draws thousands of visitors every year. Five state parks are nearby, including our favorite Alburgh Dunes, with its huge sandy beach and warm shallow water. For the golfers, Alburgh Dunes Golf Links is only a 10-minute drive.
A 30-minute drive will take you to local vineyards with frequent wine-tastings and concerts. For those wanting an urban experience, Montreal and Burlington are each about a one-hour drive, and Stowe is about 90 minutes. Hiking in New York State’s Adirondack Mountains is just across the lake. If you drive an electric vehicle, there is an EV charger on the property which we will make available to you for no additional cost.
From late June through August we rent only by the week, Saturday to Saturday. From mid-May through late June and September through October we rent any time with a 2 night minimum.

So relaxing at this well equipped and quiet location! Such a delightful bonus to have the garage converted to large game room and a large yard. We enjoyed all the games and the waterfront! Great area to ride bikes and kayak and don't forget to catch the sunset from the dock each night!
We love this home and have returned several times. It has so much to offer—besides beautiful views from every window and fresh breezes, this home has plenty of space for fun and relaxation, a well-stocked kitchen, games for everyone whether indoors or out, bikes, kayaks, a dock for swimming, boating, reading, and a large screen TV for movies after dinner. And nearby there are woods, fossils, walks, shops, and food just a short drive away. We feel relaxed, refreshed, and reinvigorated when we stay here.
This lovely home is just the place to be to make wonderful memories with families and friends. The property is just as described. Everything you need is there and ready for you to enjoy. The hosts are easy to communicate with and do everything possible to make your stay special. Would definitely book again.
After spending 2 weeks every year on Lake Champlain for years as a child, I wanted to share this with my nieces and nephews. We had an absolutely lovely week spending time together and enjoying the many activities offered to us at this home and in the area. My favorite was kayaking and canoeing on the lake. This home is very family friendly and we were very comfortable. I'm hoping we will be able to do this again and wouldn't think twice about renting this same spot.
We were in town for a family wedding and enjoyed your beautiful, clean, convenient rental as our home base. We especially enjoyed the fireplace on a few chilly nights!
We all enjoyed our stay. Very comfortable and roomie with spectacular view from porch. Labeled drawers and cupboards was a plus. Well equipped. Broken dishwasher was not a major issue. We all pitched on dishes.
We spent 5 nights here getting ready for and fishing the LCI derby. We had 6 adults and the accomdations were perfect. There were plenty of beds and bathrooms, the house was very well stocked and the location was amazing!
We had a wonderful stay-fishing, kayaking swimming, catching frogs ,having creamies and enjoying our family —a beautiful setting- lots of things to do and play with. Excellent for children we hope to come back again!
Beautiful lakefront view. House is very nicely stocked and lots of linens and great beds. All you need to do is bring food. Communication was great with the owner before and during our stay. Great sleeping space and game room for the kids and young at heart.
You're on Island Time is a beautiful, well located property that exceeded our expectations. We had a great time enjoying all that the lake has to offer with our family especially the panoramic lake views from the house and dock. Spectacular sunsets!! We also loved the close proximity to the local restaurants and stores. Our barbecues with food from local stores were fantastic, especially "Happy Bird". You're on Island Time had everything to create a wonderful family vacation!

This is a truly beautiful property directly across the road on the water with a private dock. The house was large and comfortable with all of the amenities you could ask for! Very clean! Our host was very responsive to our emails and handled everything quickly! I highly recommend this for a family vacation!
Great place. The house is across the road from the lake, but the road is very quiet so it is not a problem. House was clean, well stocked, quiet area, beautiful property. Well water was fine for showering/dishes/washing hands, but would suggest bringing water to drink.

This is a wonderful vacation house, which we thoroughly enjoyed. It is attractive, has lovely grounds, and is thoughtfully appointed. We loved the beautiful deck with its comfortable chairs and the picnic tables on the lawn. It was great to have the use of the games in the game room. Isle LaMotte itself is relaxed and scenic.
We had a big group to feed every night and it was delightful that there were always enough plates, plenty of mixing bowls and serving platters, and the right utensils for preparing meals.

The owners have really done everything they could think of to make the house comfortable for a week's stay: totally adequate kitchen supplies, well labeled switches & cabinets, a game room with lots to do (foosball, spanking new table tennis, etc.), a very comfortable living/dining room, outdoor deck and dock.
We have rented a number of houses on Lake Champlain over the years, and hands down this is our favorite. Hope we can organize our group to come back next year (everyone loved this house -- it'll be a challenge to find other houses in the area (we were 20 adults and a few babes) and one of the other rentals was not as 'successful', shall we say!)
We had two families stay at this property and it was plenty of space. Based on the pictures from the listing I had no idea the yard was so big and there was so much to do inside the house with tons of games and outside in the game room. The dock was great to fish from & we took a walk, the weather was perfect and the fall colors were beautiful. We had everything we needed to cook meals at the house. We drove from Ohio and would love to come back in the summer when we can get in the water.

The house was incredibly well stocked, we were able to bake a cake! Plenty of activities for all ages, both inside and out. Games, puzzles, markers/paper, bikes, kayaks, fishing gear, beach chairs. Game room in the garage. The dock is nice, gorgeous views, the lake is rocky so bring water shoes. A sandy beach at near by state park, short drive away. Burlington close by for rainy days. The island is quaint, a few farm stands. Small market on the island near by. Hosts were attentive and easy to reach. Lovely stay for a family get together

The caption to slow down ... you're on Island Time is perfect!
We 100% loved our time here. It was 4 Adult women and 4 teenage children. It was remote and perfect - away from technology and game systems! We did take the drive down to Ausable Chasm one day (hour drive), and took the fairy back mid way. The rest of the time we enjoyed the lake, games in the yard, camp fires and just having fun. The house was great and had all the extra's you will want - we out of habit bring toilet paper, paper towels, spices, etc - but needed none. There was plenty of kayaks, canoes, games for the yard, game room, cards for rainy days - i can just go on - you think of it - it was there! Highly Recommend this rental.

This was our second time in this lovely lakeside vacation home, and we will definitely be back. Spacious , comfortable, well appointed living areas, stocked inside and out with everything you could possibly need. Even the rainy days brought enjoyment—the game room, books, puzzles, large screen TV, and fully outfitted kitchen gave us plenty of ways to enjoy a rainy day in paradise. Hosts Abi and Bill have thought of everything, and communications were welcoming, clear, and timely. We biked, ran, swam, boated, strolled, fished, played board games and game room games, did puzzles, read books, cooked, and watched movies. We visited the Fisk Farm Art Barn, Fisk Quarry, Goodsell Ridge Preserve to see fossils, Hero’s Welcome, and Cafe Rouge for breakfast in the Quebec village of Bedford, about an hour away (highly recommend!). We had an easy drive to and from Burlington to pick up a family member from the airport and we shopped nearby for organic groceries. I can’t say enough good things about this property, the hosts, and our stay.
In our family, we have a long tradition of "Mom's Adventures", planned surprises that promise fun for everyone. This adventure, the kids (19, 21, 22, 25) following directions arrived first and sent a text, "Mom, the place is amazing". The house is beautifully furnished and clean ( I'm picky) and sits on a beautiful spot along Lake Champlain. The dock has both steps into the water and a ladder on the far end for easy accessibility. The game room, in a garage just behind the house holds hours of fun. While there we swam, fished (with great success) kayaked, gathered on the floating dock, explored Fisk Art Barn and Quarry just a short walk away and played ping pong, air hockey and darts for HOURS. The sunsets were amazingly beautiful. Our last morning, while sitting on the front deck our family decided the Session's lake house is the perfect family vacation retreat for all ages, young children to grandfolk. My daughter said, " This has been the best time for us, in a long time. " Thank you Abi and Bill for everything.

Our family (two adults as well as a 9 year old boy and a 7 year old girl) and a another family (two adults and three kids between 6 and 1) had a blast reuniting in this property with tons of bedrooms, bathrooms, and a large common area. It’s great to be able to step outside and enjoy the large lawn and the lake while also having the (kid approved!) game room when the weather turns unsettled. The breeze off the water is great and keeps the house nice and cool!
The street is not very busy - while there is some vehicle traffic, you can see it and hear it in plenty of time when crossing the street to the dock. The dock itself is great, offering less rocky / more sandy bottom at the far end. Definitely bring the water shoes though!
Island life means that groceries are far away, but there were great little farm stands within 10 minutes that had eggs, veggies, and smoked meats. Otherwise “real” grocery stores are 45 min away. Having two fridges was a bonus for this reason!
Abi and Bill were very accommodating and prompt to respond. We had a great time!

We discovered Isle LaMotte on bicycles a few years ago, and fell in love with the quiet majesty of the area. We bought South End Lake House in 2016. We love sharing it with guests. When we're not busy getting the house ready for you, we love to hike, bike, kayak, and garden.
Why they chose this property
We want to be the get-together place for your family and friends. We have set up the property so that our own family -- three kids, their spouses, and seven grandkids -- love to be here. We want to provide a place for families and friends to gather, to relax, to unplug their devices and explore and play together in this idyllic part of the world.
What makes this property unique
We think the view from the south end of the island is the best, with spectacular long vistas to the south and the west. The road is dirt here, and you will see more bicycles than cars. The water is astonishingly clear, the swimming is great, and a short kayak or canoe paddle around the southern tip offers amazing geology, a small island, and lots to explore.
