Waterfront Lake House - built in 2017 on shoreline & dog friendly
Our family built a new chalet/lake house, and we couldn't be happier with everything the property has to offer. We are renting this beautiful lake house for just a few weeks during the summer while we are away. Enjoy 140 feet of water front, a huge deck for lounging and outdoor dining, all supplies needed for a comfortable stay, a long dock to fish and swim off, kayaks and paddle board, and amazing sunsets.
We built this 2,500 sq ft home from scratch, and are looking for some responsible people to rent out this amazing location. We also finished the basement in 2022: additional bedroom (#4), additional full bath (#3), and TV Lounge area for those rainy days. Located on Maquam Shore in Swanton, VT, interstate 89 is only 10 mins away, 45 minutes to Burlington VT, and 75 minutes to Montreal.
Starting in early June through early July, we require a four (4) night minimum stay with check in / check out occurring any day of the week. Then for peak summer, starting in July through August 29th we request a seven night stay with check in / check out on Saturdays. We then switch back to 4 night minimum stay beginning August 29th through the Fall until end of October with check in / check out any day of the week. For payment, we request 50% of payment upon booking and the remaining 50% payment due 45 days prior to your arrival date.
We allow friendly dogs per request ($100 per pet fee), but no cats or other pets allowed. Please let us know if you plan to bring your dog(s).
We are taking all necessary steps to eliminate bugs & spiders in and around the house. That being said, this is a house on the lake, so there will always be bugs to deal with.
ACTIVITIES:
- Activities: There is great fishing right off the dock (we provide a couple fishing rods/reels & tackle). There are many fishing boats in the area looking for bass. Also take advantage of our onsite water toys (2 adult kayaks, 1 child kayak, and a adult paddle board) and head out on the lake for an adventure!
- Bringing your own boat: While there is a dock, it is not ideal for tying up a boat (if you plan to bring one). The lake can become very wavy / windy where we are located, and we would not recommend having a boat tied to the dock during a storm (for both the safety of your boat and for our dock). There are State boat launches near by to access the lake with a boat if you use a trailer to put in / remove your boat each day. There is also a new marina in St Albans Bay (Saint Albans Bay Marina about a 8 min drive) where you could rent a boat slip during your stay. They also have pontoon boats & jet skis you can rent daily.
- Golf: Champlain Country Club is less than 10 mins away. Great golf course!
- Dining: There is a variety of restaurants and shopping options in St. Albans (15 mins away). We provide recommendations upon arrival.
- Clean Lake Champlain for swimming. Please bring swimming shoes, as the beach and swimming area is rocky. But the lake water is very clean where we are located, and we typically avoid any algae break outs that occur in bays or other areas on Lake Champlain.
- Amazing sunsets by the fire pit! (firewood not included)

We enjoyed a wonderful family vacation in Swanton. The house was as advertised and the accommodations were perfect. The view of the lake and the beautiful sunsets were breathtaking. We enjoyed kayaking, paddle boarding and swimming. So much fun! Kyle was very responsive and a pleasure to work with. We truly enjoyed our week and would highly recommend this home to others for their family vacation!
Overall great location right on the lake with incredible views. We stayed in October but were still able to enjoy the lake a bit. House is super convenient location in upstate Vermont and upstate NY.
The home is everything as described. The owner was very responsive to questions and did very fast follow up. I would gladly stay here again. It’s so peaceful and it’s close to a lot of places to visit.
What a wonderful cottage right on the water! The sunsets are gorgeous! We had 7 adults and had plenty of room. Very well designed and decorated with great attention to detail. Loved the location and all the thoughtful amenities. Highly recommend and would definitely stay here again!

Overall we were extremely happy with the property. It was well stocked with necessities and was accurately described on site.
The dock was broken from a storm and needed to be fixed so that was disappointing but it was being repaired as we were leaving,
The home is very comfortable for 6 and we had 2 dogs.
The sliding doors could use blinds. The sunset in the afternoons is very bright. We had a wonderful vacation. A few trips to Burlington and Montreal.
Enjoyed this property very much! It had everything that we needed to enjoy our stay. The house and property were clean and had ample linens, towels, etc. The access to the dock and water was fantastic and facilitated kayaking and paddleboarding very nicely. We brought our two paddleboards but the extra board and two kayaks that are furnished made sure that we could all get out on the water at the same time. The house is close to the towns of Swanton and St. Albans…Nice grocery stores and places to grab a nice dinner. We would definitely come back to this property!
What a great time we all had. Super well equipped home. Very clean. Great communication from the property manager. Kitchen had everything needed. Gorgeous view of the lake and mountains.
The view was breathtaking! Very relaxing, very quiet when we stayed. My only negative comment is that the house needs a good cleaning. It wasn’t terrible and it is dog friendly which is a huge plus for us - but the spider comments are true - I was a little creeped out and was cleaning constantly - could just be me…but just saying. All said, we were very happy staying there with our 2 dogs.

Thank you for the review and sorry to hear about the non-clean / spider issues. We take many steps to ensure the house is properly prepared for guests including extensive cleaning and a professional service for addressing insects/spiders. Almost all of our reviews mention how clean the house is. Apologize the conditions were not to your expectations. Regarding the spiders...we have made changes and are now working with a new insect control company. While we expect this to improve the spider elimination issue, we also know it is impossible to stop all insects when the house is right on the lake.

It was a fabulous experience! A great space to relax and play with kids and teens. Plenty of space for those who want time on thier own balanced by communal space to engage in in-door and out-door activities. Quiet location, perfect views, rural but not isolated. Easy to get to Burlington or Montreal for day or half day trip. Just about everything you could imagine you would need in the kitchen. Beds were comfortable, plenty of linen. Board games and the like for all ages. Swimming had some sea weed, but that is expected. Water shoes a msut to bring. Kyle could not have been more responsive, he deserves his stars as a host. A wonderful week away!

When we arrived the view was breathtaking. The house was clean and beautifully decorated! (Even gave me some ideas!) The home was in a quiet friendly location. We were able to sit down by the water with our dogs, who went swimming with us. We also were able to take our boat out ! The weather was beautiful and the lake calm. We loved sitting out on the deck eating dinner and having the view of the lake, also the fireplace was in an awesome spot to look out over the lake! We would highly recommend this rental, we would definitely love to stay here again!! You guys went above and beyond with your accommodations!!! Thank you for a very memorable family vacation!!!! Our experience with this property was definitely 5 star. The owner had great communication and was extremely helpful while I was planning. The house is in a perfect location. The view is amazing. Easy access to the lake. Quiet neighborhood. The house was very well equipped. Everything we needed to cook for the week my family. I loved that items like condiments & paper products were supplied that we have always had to supply ourselves everywhere else we have rented. It makes it so much easier grocery shopping.
This is our first experience with VRBO and everything went smoothly.
Couldn’t have asked for a better experience.

Overall we had a wonderful stay, in spite of record rains and local flooding. The location is great, right on the lake. We took advantage of the kayaks and paddleboard. The living space on the main floor is a little small, so tough for a large group during bad weather. The main floor would benefit from a ceiling fan.
The living space on the bottom floor is nice, just not so convenient for accessing the kitchen. But the configuration can be seen in the listing photos, so that's on us for not considering that ahead of time.
The deck was great for use during nice weather. The side yard is spacious and good for lawn games. The location of the fire pit is nice, and there are plenty of chairs surrounding it.
One of the bedrooms had a window fan which sucked in bugs so a window AC unit would be a nice improvement.
Also the grill needs a good cleaning, or should be replaced.
This home comes exactly as advertised. It’s spacious and well-provisioned. Most homes we’ve rented have limited supplies we’ve needed to restock
- this was not the case here. Having four bedrooms and three full baths was excellent.
We spent lots of time paddling and enjoying the lake, watching great sunsets every night, and sitting by the fire pit. Successful fishing right off the dock as well.
There’s not much need to go elsewhere, but it was an easy jaunt to Montreal one day, and another to Alburgh Dunes/North Hero to explore. And we visited Maple City Candy more than once for maple creemees.
There was a day and a half where the blue green algae was bad; we tracked it on the state app and used those days for excursions elsewhere.
We all loved our time here. As a mom, I loved that the television is on the basement level so when we were up on the main level we could just listen to the lake or interact with each other. Watching my two teens work on a puzzle when they weren’t on the water was gratifying.
And, spiders and insects were not an issue in the house. It was perfectly clean and ready when we arrived.
A very relaxing and enjoyable vacation.

Great view & nice house - but with some caveats
The view of Lake Champlain is amazing and the house itself is wonderful. But there are a few drawbacks. First the good. It’s hard to imagine a better unobstructed view of the water and you’re only 45 mins or so from Montreal if you want to venture into Canada. The property is newer and the appliances are modern, plus there is plenty of space for a family of 6 or two couples. The neighbors and folks in town were always very nice and there are many wonderful walking and bike trails within a 30 min car ride. You can even get to Burlington VT or Stowe VT in about an hour if you are in the mood for good restaurants and cultural activities.
We did find some downsides though. First, the house needs a good cleaning. The refrigerator still had food left in it from the previous renters and there was even a dirty pan in the oven. The fabric of the couch smelled like sweat and the rug in the living room needed to be vacuumed. And, though the surrounding area was nice, the immediate surroundings were, well - interesting, especially the dilapidated house in back and to the side of the property. But the worst of all for us were the spider webs and live spiders everywhere. There was an active spider web covering part of the outside of the front door when we entered but we just cleaned it off and kept moving. Little did we know once we entered we would see tons of spiders hanging out in the arches of the living room ceiling. I vacuumed up the spiders and webs I could reach in all of the chandeliers and in the wells of the sliding glass doors, but I still had a spider slide down from the ceiling and onto the kitchen island as I was cooking. I had another run up the arm of the chair my husband was sitting on, and watched several try to shimmy down the wall and onto the floor in front of us (but I was quicker than they and got to vacuum them up before they got to me). This is no joke – when packing a tote bag so we could head out for the day, a big hairy spider almost crawled up my hand. It had been hiding out in the tote and wasn’t happy that I was disturbing its rest. I’m not fearful of spiders but I also don’t like them trying to cozy up with me while I’m chilling out on vacation.
All in all, our vacation in VT was a good one, but I would have chosen a different property if I had known everything in advance.

Rhonda - Sorry to hear about the spider issue during your stay. We take many steps to stop all bugs (especially spiders) from getting into the house. There was a missed date by the insect service that created an increase in spiders. But we have taken steps to make sure this doesn't happen again. That being said it is impossible to stop all spiders when a house is directly on the lake shore. Apologize again...and we have addressed this issue so bugs/spiders won't be a problem in the future.

Very clean new house with nice spacious side yard to play and watch the beautiful sunsets.The house provided everything you needed for the whole family especially toys for all ages!
Get together with our three 20 something adult children in an area where they grew up. Coming back to Vermont and staying in this beautiful lakehouse was such a memorable event. Spectacular sunsets, foliage in a riot of color everywhere. We had gone to Costco and we cooked out on the grill every day. Fire pit at night created some special conversations. A couple of us braved the cold water taking out the kayaks. Highly recommend this special place.
We were looking for a place for us and our 2 dogs not too far from Burlington to work the week away from home. We could not have been happier with the beautiful spacious/comfortable set-up, great serene views (including nice deck overlooking the lake), and ease to go off on a few afternoon hikes with the location. It was even nice during a few days of rain, with the wind whipping off the lake. The house was within 10-15 minutes of major food shopping and some really good restaurants in St. Albans. House was well stocked with everything we needed to cook. We would definitely stay here again.

We are a fourth generation Vermont family and the house is located on a lakeshore property which my grandfather purchased during the 1920's. Lyle Collins purchased 1 mile of waterfront property during the Great Depression, and we are lucky he kept this lot in the family since then. Now that our families have grown (myself and my brother....and wifes & kids), we decided to build a large lake chalet for everyone to enjoy. And we are also fortunate in being able to share this experience with other families that want to enjoy the beautiful Vermont area and waking up each morning on Lake Champlain!
