This modern home is designed for relaxation, with stylish interiors, plenty of natural light, and thoughtful touches throughout. With 2 bedrooms, a queen-size pull-out couch, and 2.5 bathrooms, it`s the perfect retreat for small groups, families, or couples looking to experience the best of Austin.
The home features a fully equipped kitchen, a spacious living area, and a private rooftop deck—the perfect spot for morning coffee or evening drinks with a view. The balcony off the primary bedroom adds another cozy space to unwind.
Step outside to a shared backyard oasis where you can soak in the hot tub, fire up the BBQ, or play some giant outdoor games. The turf-covered yard offers plenty of seating and even a patio heater for cooler nights.

All backyard amenities, as well as the driveway, are shared between the guests of both homes. Please be respectful of one another and share the use of amenities.
We value your privacy and will not disturb you during your stay. However, we remain available and responsive should you require any assistance or have questions. Your comfort is our priority.

For coffee lovers, a local café is just a block away. A short stroll brings you to the bustling Rainey Street, filled with bars and live music venues, perfect for nightlife enthusiasts. Yet, the home remains tucked away for a peaceful retreat, all while being close to major events like SXSW, ACL, and more. Enjoy the perfect blend of excitement and relaxation with this ideal location!

Easily get around on foot, by car, bike, taxi, etc.
ALL BACKYARD AMENITIES, AS WELL AS THE DRIVEWAY, ARE SHARED BETWEEN THE GUESTS OF BOTH HOMES.
1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.
2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest`s stay.
5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.
6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.
7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.
8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.
10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. SHARED SPACE - The backyard amenities and driveway are shared between guests of both homes. Please be courteous, share the space fairly, and respect each other`s experience so everyone can enjoy their stay.
12. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.
When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.
13. PATIO HEATER - Use the patio heater responsibly and ensure propane is turned off when not in use. Instructions for operation are included in the manual. Guests will be held liable for any damage caused by improper use.
14. HOT TUB - The hot tub is for your relaxation, but please follow these guidelines:
• Remove and store the cover properly as outlined in the manual.
• Do not use the cover as a seat or table.
• Turn off all settings and close the cover securely after each use.
• No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
• Guests will be held responsible for any misuse or damage to the hot tub.
15. ROOFTOP - Please use the balcony and rooftop responsibly. Do not lean over railings or attempt to climb onto or off the structure. Ensure children are supervised at all times. Guests will be held liable for any injuries or damages caused by unsafe behavior.
16. OUTDOOR GAMES - Outdoor games are stored in the shed and are available for your use. After playing, please return all items to the shed to protect them from weather damage. Guests will be charged for any missing or damaged equipment.
17. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.
18. PARKING - Parking is limited to 1 vehicle on the property—please park directly in front of your unit. Any additional vehicles must park in the alleyway. Please do not block the the house`s driveway and gate, neighbor access or leave vehicles in unauthorized areas.
19. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests` stay. It is the Guests` responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host`s ability.
The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)
*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
20. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
