Good to know:
Snowater is a gated community and requires a gate card for entry. Pickup details will be provided before check-in.
Snowater requires vehicle information for parking permits.
One dog is welcome with approval and pet fee. Sorry, no cats or other pets.
Snowater does not allow air conditioners to be installed, so A/C is not available.
Cell service can be limited in Glacier, but Wi-Fi is provided at the condo. As with many mountain communities, occasional rural service interruptions can happen.
Cascade Peaks is a cozy, convenient, amenity-rich Mt. Baker getaway designed for slow mornings, mountain adventures, and peaceful nights by the fire.
The Neighborhood:
Snowater Resort is one of Glacier’s most loved mountain communities, tucked into 20 forested acres with 1,000 feet of glacier-fed Nooksack River frontage. It offers the perfect mix of peaceful Northwest scenery and year-round recreation, making it a favorite basecamp for Mt. Baker adventures.
Guests love the quiet, natural setting, with towering evergreens, river views, walking paths, and easy access to the scenic River Walk and nearby Horseshoe Bend Trail. After a day of skiing, hiking, biking, or exploring the North Cascades, Snowater makes it easy to come back and relax.
The community features indoor pools, hot tubs, a sauna, fitness areas, game rooms, tennis and pickleball courts, sports courts, playgrounds, picnic areas, grassy playfields, and peaceful places to gather or unwind. Whether you are visiting for snow season, summer hikes, fall colors, or a quiet mountain escape, Snowater offers a true four-season Mt. Baker getaway.
Located near the town of Glacier and about 30 minutes from Mt. Baker Ski Area, Snowater gives guests the best of both worlds: a quiet resort style community surrounded by nature, with quick access to trails, rivers, restaurants, coffee, and mountain adventure.
Other Things to Note:
**Technology, Wi-Fi & Cell Service**
Snowater Condos currently have DSL internet, typically ranging between 1–5 Mbps depending on usage, weather, and service conditions. High speed fiber is expected in the future but is not currently available inside the condos.
Both Snowater clubhouses offer high-speed Starlink internet, which can be a helpful option for guests who need stronger connectivity for remote work, video calls, streaming, or larger downloads.
The home includes free WiFi and a smart TV for streaming your own subscription channels. Cell service can be limited in Glacier and the surrounding mountain communities depending on your carrier. We recommend downloading driving directions, check in instructions, trail maps, and entertainment before arrival. Rural service interruptions are outside of our control, and we do not offer refunds or discounts for WiFi outages, speed, or service disruptions.
**Mountain Living, Wildlife, Weather & Local Area Notes**
This home is located in a lush mountain rainforest near the base of Mt. Baker, surrounded by towering trees, fresh air, wildlife, and changing mountain weather.
Because this is a rural mountain environment, we share the area with forest critters large and small, including ants, bats, mice, raccoons, bears, and bobcats. Please help protect the home and local wildlife by keeping doors closed, storing food indoors, and never leaving food, coolers, or garbage outside.
Mountain weather can change quickly. Please come prepared for rain, snow, ice, freezing temperatures, and changing road conditions. In winter, we strongly recommend a 4-wheel drive or all-wheel drive vehicle, as roads and driveways can be challenging.
Power outages and regional service interruptions can happen due to storms, snow, wind, falling trees, or other mountain conditions. These situations are outside of our control, and we do not offer refunds or discounts for loss of power, internet, or weather-related conditions.
Large grocery runs are best done in Bellingham before heading up the mountain. Local markets and restaurants are limited and may have seasonal hours.
Come prepared, settle in, and enjoy the slower pace of mountain life.

Very nice accommodations. Peaceful, cozy, close to Mt. Baker. Well-stocked kitchen etc, except bring your own tissues if needed. Very responsive staff. Easy check-in after hours. Would definitely stay here again.
Great location so close to the mountain. Our unit was just steps from the pool in the clubhouse and the stream was just behind that. This whole community is picturesque and quiet. The unit had beautiful furniture and tasteful decor. The only downside was the lack of windows in the downstairs bedroom and bathroom.
